Cosy , comfortable cottage centrally located for easy access to north norfolk coast and cities of Norwich and Kings Lynn . Close to lovely walks in the peaceful countryside and forests around Thetford. I would highly recommend . Mrs Gorst from Margate (January 2017)
This was a very cosy ,warm and well equipped cottage. It felt like home from home. Positioned on the edge of Swaffham all facilities within a very short walk. Mrs Shaw from Cheadle (November 2016)
This is an exceptionally well-appointed cottage, which suited us ideally as a base for walking the Peddar's Way. We were a party of four adults and two very small children (reducing in our numbers over the week), and this was a very enjoyable place for all concerned. It isn't in the countryside, but good for walking to local facilities. Parking was very good, even including a very large open garage. It was very well equipped and comfortable. The owner was most accommodating and friendly. We intend to return to continue the Peddar's Way, although it won't be quite so well situated by then, as we have already walked past the Swaffham area, but everything else about the cottage makes it an ideal base. Mr Butterworth from Bromsgrove (October 2016)
We really enjoyed our stay, the cottage was lovely and bigger than I had thought it would be which was good. There are a few pubs in the town which are nice and plenty of options to eat. The kitchen in the cottage is very well equipped also. Mr Howden from Ashford (October 2016)
We stayed in this cottage for a week in October 2016, as a base for the Peddar's Way - a 93-mile, long-distance walk. We were a party of four adults and two very small children (reducing in our numbers over the week), and this was a very enjoyable place for all concerned. The owner was very accommodating and friendly, lending us maps and providing us with information about local transport - all of which was very useful. Two stair gates were also provided, together with a high chair and cot. It is almost in the centre of Swaffham, with many facilities within walking distance, including an Asda. Tesco and Waitrose are close, but really require transport. Swaffham has passed its golden age, but has some charm, with a few interesting buildings, some independent shops, and the church is worth investigating. The cottage excelled our expectations. All the beds were very comfortable, including a sofa bed, and it was full of useful equipment. Central heating was excellent, as were the shower and wifi. The stairs are steep and may not suit anyone who has difficulty with stairs. It is situated right beside the pavement on a fairly busy road, but not much traffic passed during the night. The kitchen is long and thin, which is fine for two people, but can become crowded with four adults and two small children. The garden would be fine for children during summer months, and gates could be shut for smaller children. Parking is good, even including a very large open garage. The cottage was equipped with good quality sheets and linen. Although we have already walked past the Swaffham area on the Peddar's Way, we intend to return to this cottage, as it makes an ideal base. If it had been in a countryside location, we would have awarded five stars - but the price would probably have been much higher. ColinBut (October 2016)
Lovely cottage. Really well appointed and very comfortable. Beds were fantastic. The owners was very welcoming and this along with the quality of the accommodation made this a really great place to stay. Manor Farm Cottage has every facility you could ever ask for really and the garden at the back is spacious so as we had the dog with us this was great. There was also a large common nearby and a few country paths that were also good for walking the dog. Mr Stewart from Ingatestone (February 2016)
Fantastic base for us to explore what Norfolk has to offer. We would not hesitate to book this cottage again. Mr Porter from Newark (February 2016)
A great cottage, very homely, would definitely go back and recommend to others. Mrs Whitney from Northwich (July 2015)
A character cottage that was well equipped and clean. Centrally located, with secure off road parking. Mrs Lynn from Cambridge (July 2015)
The location of this cottage was spot on, easy drives to many local attractions including the coast & a short walking distance to the centre of Swaffham. The cottage oozed comfortable charm while still being very functional with pretty much every modern convienience. It's cleanliness & attention to detail was a credit to the owners. We had a lovely week there & would reccomend it to anyone. Richard J (July 2015)
It was a lovely cottage, our family had a great holiday there and would love to visit again. Mrs Hagger from Leighton Buzzard (May 2015)
Liked everything! The cottage has everything you need in self catering, all the kitchen utensils are there - plus some. The owner is very helpful too. Mrs McKeon from St. Albans (April 2015)
This cottage is very comfortable, with efficient central heating and everything you need to make a self catering holiday good. Downstairs loo too, as well as the upstairs bathroom. There's Wi-Fi too. The peacocks from along the road are a welcome visitor to the garden. The beds are comfortable and have good quality linens (not too sure about the brown towels, but they are soft and do the job well!). Even tea towels are provided, so you really need to just turn up and it's all there. The kitchen has a more than adequate supply of cutlery, crockery and utensils (even a lemon squeezer, pizza cutter and garlic press), . Also there's a selection of childrens' games and DVDs, apart from two TVs. After booking, I got a little worried as the details mention some road noise, but it was quite minimal and did not bother us at all. Swaffham is a nice little town, not very busy whilst we were there mid-week. If you are shopping for food, turn right at the first set of lights from the cottage and there's a Tesco and Waitrose a little further along. The Asda in Swaffham is useless, we found. It's a shame that the beach is a pretty good drive away, but I hope we will return as the cottage was great and the owner really helpful - she even left us some milk and biccies for our arrival, so we could have a cup of coffee (tea, coffee, sugar was also provided). Perfect - and it's pet friendly too. maccy40 (April 2015)
Excellent property - everything we could need. A very good relaxing week. Mr Williamson from Watford (February 2015)
Absolutely loved it, everything was so clean and everything was provided for us. It was so enjoyable and would certainly go there again. I would like to thank the owners for the care and attention they had taken to making our stay so special, thank you. Miss Caswell from Bristol (January 2015)
The property was right in the town centre (Swaffham). Therefore, close to all shops and the local market. The property owners are a lovely couple and it shows that they spend time maintaining the property. Mr Syed from London (December 2014)
A beautiful cottage just on the edge of Swaffham town centre. Swaffham is a very pleasant location. There was an enclosed field opposite the cottage which was perfect for dog walking. Mrs Mead from Morpeth (November 2014)
The cottage was so comfortable with attention to detail and every consideration from the owners, who were at the end of a phone if we needed them. No hesitation to return and to recommend it to friends. Mrs Mcmullen from Carlisle (November 2014)
We had a lovely time. The cottage is beautiful and well-kept and a lovely place to spend your holidays. Everything you might need is there in appliances and everything else. The house just radiates the loving care and touch of the owners. Around are some very nice things to do. We had a lovely holiday and enjoyed every day of it. The children already want to return there next year. Mr Van Beek from Mijnsheerenland (October 2014)
We love the cottage as it is very homely and could live their permanently with no problem! The owner is very friendly and makes you feel at home. The town centre is within walking distance of the cottage and it's in an ideal position to drive to Cromer, Hunstanton etc. We are going back again in September which will be our fourth visit in just over a year - I think that says it all. Mrs Short from Wigston (May 2014)
The cottage was very cosy, but spacious enough. The setting was lovely and owners were very accommodating. The location worked perfectly for our needs. The town was pleasant and we had a lovely meal in Nico's Restaurant. I would definitely recommend the property. Mrs Thompson from Chatham (April 2014)
A lovely property close to town. Great furnishings overall. Very quiet and peaceful. Well equipped. Owner very helpful and accommodating. Mrs Lousada from Walton-On-Thames (April 2014)
Very good quality house in a nice location. Comfortable, clean and private for location. WiILL stay here again! TheJohnsons2010 (February 2014)
Location was right in the heart of Swaffham. Separate lounge, dining room and kitchen. Dog friendly and plenty of places to walk. Very clean. Spacious, well appointed and furnished to a very high standard. Really good central heating which we could control so we were nice and warm especially as we were there in December. An additional toilet on the ground floor. Off road parking for more than one vehicle. We will be staying there again! Mr Phillips from Cardiff (December 2013)
Very clean, very comfortable. Everything we needed was there. A FlipKey verified reviewer (October 2013)
A beautiful and charming cottage and garden containing every thing that is needed for a lovely, relaxing and peaceful break. The owners seem to have thought of everything, even down to towels for the dogs! A short walk to Swaffham town centre which has some major retailers but with lots of small boutique type shops. Also within driving distance to Norfolk's attractions. All in all a wonderful place to stay and I would highly recommend. A FlipKey verified reviewer (October 2013)
In addition to the fantastic cottage, the area on Norfolk that we visited was most interesting, and very scenic. Mrs Richards from Walsall (August 2013)
It was a beautiful cottage. Mrs Goodman from Gravesend (August 2013)
The owners and neighbours were very friendly and helpful. The cottage was lovely and stocked with everything we could have needed, we had a very pleasant long weekend and I would definitely visit again. Mr Bush from London (May 2013)
Well equipped cottage with modern and clean fixtures in excellent condition. A real first-class stay in perfect surroundings. Mr Mills from Coulsdon (April 2013)
Our stay at Manor Farm Cottage was fantastic. The rooms were decorated lovely, the beds were extremely comfy with high quality duvets and bedding, we all slept very well. The kitchen was equipped to our every need, full of crockery, pots pans and serving plates. The living room was cosy and welcoming, great room to cosy up in and watch a film. Upon arrival we found basic supplies to get us going, and a lovely bottle of wine. Overall we had a great break at this cottage and would recommend to anyone. Miss Murray from Scunthorpe (December 2012)
