We thoroughly enjoyed our 2 weeks at patrizia as the villa is in a very tranquil and private setting and the infinity pool was amazing, extremely clean and well maintained. as we always find with continental property the furnishings were very basic but both bathrooms were new, well fitted and very clean. the only downside of the property was that the owner asked that we closed all the shutters and locked up all round each night and when we went out even though all of the downstairs windows also had metal grills and this was very time consuming and frustrating. the owners, mauro and patrizia were delightful and couldn't do enough to help us even though we didn't speak a word of italian and they couldn't speak english. Beautiful villa, stunning grounds and views. . beware we were burgled the day after we arrived. . thieves took all our money (both stirling and euros ),. our credit and debit cards, driving license , jewellery. All of which were in the safe. They cut fence above meter box to get into grounds and. Broke into safe . . . such a shame ,we cut holiday short by 4 days as we were . so upset by the burglary as it seems the thieves were in villa . while we were there. . . villa is amazing though and villa owner was very friendly John from West Midlands (28 April 2018)
The villa, pool and garden were beautiful (and very clean) and as other people have said the pictures do not do it justice. We met the owner and his wife on the first day, as they kindly let us drop off our bags after an early flight, whilst they prepared the villa. we met him a further two times and on each occasion he could not have been more helpful. his lack of english and my italian could have been a problem, but we coped. the owner was helpful and very friendly. the only thing I missed was a suggestion by other previous occupants of any good restaurants to go to or sights to see. saying that we loved the villa so much we had bbq's most evenings. we will definitely stay again. Absolutely fantastic week. Mauro and his wife greeted us on the first day, made sure we has everything we needed and then left us to it. . the garden has olive trees in and local area is beautiful. Absolutely fabulous! we have taken many james villas holidays and this was the best by far. We knew to expect slightly rustic in tuscany and were pleasantly surprised at how relatively modern and comfortable the fixtures and fittings were, especially the bathrooms (great showers) and beds (comfortable!). and the ac made even the hottest days "good sleep" days. There is bags of secluded outside space and the pool is large and beautiful. Even the poolside furniture is modern. A 2k hike to supermarket, as expected, and further to decent restaurants, so car is essential, but that's a good thing because it means the villa is secluded. And the icing on the cake is the owner, mauro, who was there to greet us and show us how everything works. What a lovely guy! but be warned, he speaks no english so you need to be patient unless your italian is passable!. we love tuscany, and love having found such a beautiful villa. Again we had a superb holiday at villa patrizia. the air conditioning in the bedrooms and the living area was very welcome. the owners were attentive but not intrusive and were on hand should we have had any queries. . . the standard of the villa, the swimming pool and the surrounding areas of the villa were kept very tidy and clean and it was a pleasure to enjoy our surroundings. Absolutely fantastic setting and idyllic, a beautiful villa and so spacious and private with beautiful views. We all loved the place and the kids loved the pool and large surroundings in the garden. Rural environment. Car essential. Not walking distance to shops, bar, restaurant or beaches. Nearest other villa approximately 100m. Excellent indoor and outdoor facilities. Had a fantastic holiday and would definitely return. Owners were very welcoming. You may need insect repellent as the mosquitos are active in the evening. Robert from Romford (17 September 2016)

The pictures don't necessarily do the villa justice, it really is a lovely place to stay. Its in a great location, out in the quiet countryside but within short driving distance from both the coast and mountains. The one room upstairs with the two beds is probably a little small for grown up children but ideal for younger ones but that would be a minor criticism. Pisa is an hour away, florence and sienna about 1 hour 45. Mauro the owner is a lovely character and was available if needed. Paul from Cardiff (17 July 2016)
