The main villa is lovely with typical rustic charm and is extremely spacious, the newer annex is stunning and provided a fabulous chill out area for my kids when it the pool area became to hot during the day. . the pool area is amazing with stunning views across a valley as far as the eye can see. . the village of montefoscoli has a lovely pizzeria less than 5 minutes walk from the villa. . the villa is perfectly located for visiting pisa, florence and lucca, all are within a 45 minute car journey. . the nearby town of pontedera also has many shops and restaurants less than 15 minutes away from the villa. . the upstairs mezzanine floor of the main villa is only really suitable for children, so the villa is suitable for a maximum of four adults and two children. . the owners live next door and dealt with any minor issues we had immediately, I would definetly recommend this villa. Michael from South Wales (12 August 2017)
Lovely village, very peaceful and friendly but not for you if you like shopping and night life, we loved it! the view from the pool area is stunning, we spent very little time in the villa but it was clean and comfortable. We didn't hire a car and had a better holiday without it, the trains and buses get you anywhere you need to go and are a lot more fun with none of the worries. Phil from Stafford (08 July 2017)
The hot water in the main house didn't work and due to us arriving on a saturday (over bank hold) no one was available to call for 4 days! I eventually got through to someone on the 4th day of my weeks holiday. Luckily we could use the shower in the annexe but 4 adults sharing a tiny bathroom was not ideal. . when I booked the holiday I noted that it said outside pools were heated until the end of april. The pool was absolutely freezing, unusable and when I enquiries the owner said the pool does not have a heater?? we couldn't use it the whole holiday Lauren from Essex (22 April 2017)
Loved our stay at il mulino! beautiful location, amazing views. Set in pretty little montefoscoli village with a delicious pizzeria. overall, a fantastic, well equipped villa and stunning pool area. . we were just a couple (mid 30s) so only used the pool house but would be a great space for two couples, or a family too. . only issues were very minor - no bin bags/recycling or salt/pepper provisions, a slightly dirty looking rim around the pool (although this was staining rather than dirt), not really enough info on the surrounding area so we were a bit lost without google. . we had a great holiday though and would definitely return and recommend il mulino to friends and family. Ben from London (10 September 2016)
Querky property that is a real mix of old and new: location, pool, pool area and air con, all great. Views at the back of the property are stunning . cooking and shower facilities functional but certainly not state of the art and one of the main bedrooms has ceilings that are suitable for children but not necessarily for adults; shopping requires access to a car - village facilities are limited. Christopher from West Malling, Kent (03 September 2016)
Village was friendly and a lovely bakery just down the road. We appeared to be the only tourists. . villa was lovely and clean on arrival, but would of expected a cleaner at some point during our two week stay, especially at the cost of the holiday. Wouldn't expect to have to do it myself and wouldn't go two weeks at home without cleaning - especially the bathroom. . no instructions on what to do with the rubbish or recycling. . no details on where the nearest supermarket is, especially as we arrived very late on a saturday, opening times and location would of been a help. . no rep to ask. Locals don't speak english. Lorraine from Huntingdon (13 August 2016)
An excellent villa off the beaten track. Great views from the outdoor area. A very good pool. Effective air conditioning which is important in july. Friendly owners and locals. Montefoscoli does not have much in the way of facilities but it was good to get away from the tourist crowds. Barbara from Leeds (30 July 2016)
Blissfully peaceful, only two of us so we only used the annex which was perfect.pity that a few obvious basics were not provided, ie salt , pepper , etc . Tony from London (09 July 2016)
Nice villa, but older style than the annexe, which is much nicer / newer. (this is what the pictures mostly show on the website). double bedroom downstairs, with two single beds on an open mezzanine in the main villa. This is an odd set up because if you are planning to send the kids to bed, you can't sit downstairs as the beds are just above you. The annexe has a double bed upstairs. . positives: . location is a1. Lovely quiet village with excellent views from the property. Easy to find and good access to main routes. The pool itself is very, very good. Outside space with seating, bbq etc. . air conditioning was extremely efficient. . . . negatives:. original villa feels somewhat dated, but this is partly due to the newness of the annexe. No oven trays / bakeware to go in the oven if you want to use it for anything other than a pizza directly on the shelf. Cleanliness in the main villa could have been improved. Had to dismantle the bathroom sink plug mechanism to remove about a cupful of hair that was blocking the sink. Can't have been cleaned for some time! the annexe was spotless though. Two small dogs from the house next door kept getting through the fence and joining us around the pool. Fine if you are like us and love dogs, but be aware if you are allergic / don't like dogs. Andrew from Somerset (11 June 2016)
Excellent all round. One observation, most villas we've stayed at have a book where info, comments etc. Are recorded this didn't. A book does save time in finding out about things like local services, shops etc. Jeffrey from Anglesey (19 September 2015)
Situated on a quiet street in a lovely hilltop village with fantastic views from pool and terrace. ideal villa for families with grandparents (separate accommodation in annexe). friendly and helpful owners next door. David from Colchester (15 August 2015)
Overall, it was a fabulous holiday and the owners next door were lovely. the pool area was fabulous as was the view. the main bedroom is a bit small and cobbled together and could be improved. the annex, which is newer, is very nice indeed and the main house needs to be bought into line with that a little. lovely area, very pretty town, not at all touristy. we'd definitely go back. the car hire service was very slow and painful (especially in 38 degrees!), but the car itself was beyond what we were expecting, which was great. we had a seven seater allocated, when we'd been given a 5 seater, so we were very pleased with that. Helen from London (18 July 2015)
Highly recommend this villa its in lovely remote location but recommend you hire a car not much within waking distance but lovely relaxing holiday! villa is perfect! Leanne from Bristol (27 June 2015)
The villa was perfect. And the owners were wonderful. Mr Farlow from London (29 August 2014)
Absolutely fantastic. Location excellent, views outstanding. Miss Garnett from Manchester (19 July 2014)
Perfect for our family holiday. Great location in picturesque non touristy village. Locals were all really friendly and it felt like the 'real' Italy! The villa was large and comfortable. The annex provided perfect accommodation for myself, my husband and our 6 month old, while the main villa housed the grandparents in peace!! Mrs Monk from Cambridge (21 June 2014)
