The villa was lovely and our rep. Silvio was very helpful. However, we had some storms in the second week and there was a significant water leak from the ceiling in the 3rd bedroom which left the room uninhabitable. We had a lovely holiday and would recommend this villa to any family wanting to escape, have privacy and just enjoy the beautiful italian countryside. its only accessible by car really though so if you've hired a car this is perfect. the villa is clean, the outside area is just stunning, well kept and very private. the bbq is great and the swimming pool clean, although there is no shallow end so you have to be careful with non swimmers/toddlers. The electricity went down one day but the villa manager couldn't do enough to help us and it was fixed within a few hours. . we'd recommend you take dvd's because the english tv channels are limited to sky news but we didn't really need the tv, wifi is strong enough for kids tablets and ipads. phone reception was good also. The villa is within easy access of the main road so getting out and about is convenient. we visited rome, siena, florence and pisa in the week we were there. the only advice we can give is not to follow the directions from pisa airport as on the james villa website/booking confirmation, so confusing and unnecessarily complicated! use google to get to sinalunga and then call the villa manager silvas who is so helpful and accommodating and will even drive down so you can follow him back to the villa. Beautiful setting. Lovely proportioned villa with great views and outdoor space. So relaxing with the sound of nature surrounding you. Fantastic walks on your doorstep. . . some updated kitchen equipment would be helpful. The property and furnishings are in need of some attention. While nothing significantly bad in isolation an accumulation of things when considered as a whole do regrettable make you form an opinion that is not perhaps befitting to ones expectations. With some time and effort together with a small budget this propriety could be transformed into something quite special whereas at this present time we considered the villa as something approaching just acceptable; which was a real shame because we believe it has so much more to offer. There was a safety deposit box but no key. One shouldn't expect to buy household items required for the duration of holiday, e.g., washing liquid, dishwasher tablets, toilet paper, refuse bags etc. The description of property should be reviewed to accurately reflect the property's inventory, e.g., free standing fan did not work, hair dryer is provided. The villa is set in a beautiful location with stunning views. It was very easy to get to from rome airport; about 2.5 hours.unfortunately those were the best bits. . we were allowed into the villa at 4pm but on arrival after 4pm the cleaners and gardener were still there. The drains had also blocked so for an hour we weren't allowed to use the water and had to put up with the smell of drains then the very strong chemicals they used to unblock it. At least it was sorted out but after being up at 3am with two young children we just wanted the holiday to start. . the level of cleanliness in the villa is very low. There were lots of cobwebs everywhere and mould in the showers. In the utility room there was mould growing on the walls. . . we couldn't work out why the kitchen smelt of cigarettes even after two or three days of only us (non-smokers) being there. We eventually found a bag full of cigarette butts on the top shelf of a unit, disgusting. . the water pressure isn't great. You couldn't have a shower upstairs and downstairs at the same time or wash your hands while someone was in the shower because the temperature would change. . it could be an amazing place with a thorough clean, lick of paint and updating of a few things. The villa was generally adequate and acceptable for our needs, however our holiday experience was adversely affected by;. . 1: noise emanating from adjoining accommodation, particularly during the night when we expected complete silence due to the location of the villa. 2: cleaning and maintenance - we were enforced to contact the manager on several occasions in order to secure clean sheets and towels midway through the 2 weeks and also to retune the satellite receiver. . 3: no collection of rubbish took place during the whole 2 weeks of the holiday, the end result being a worsening smell and animals raiding the plastic bin bangs that we were enforced to utilise. The villa was fantastic and we would like to go again next year but cannot seem to access it on the website. We are also interested in doing two weeks at that villa and two weeks in Sicily but are not sure if that is possible.
