We loved our stay at podere il ranaio - the house, garden, terrace and pool were fantastic. When we arrived we were welcomed so nicely by the host, letizia and she was very helpful during the week. The area is spectacular and we would love to go back sometime. We would thoroughly recommend podere il ranaio as a villa. David (11 August 2018)
The villa is located in a beautiful valley, quiet other than the stray dogs which occasionally turned up! three times in all. . we appreciate the rustic italian style of the villa but the bathrooms and showers need updating as they are poor quality and worn out. Likewise the master bed is an old style bedstead which has seen better days as has the mattress. The same for the bed in the other double bedroom, mattress is good and firm but bedstead old and worn out. The fridge freezer also needs replacing as the fridge door has dropped and there is therefore a gap at the top which means food goes off quicker than it should. We enjoyed the villas amenities but as the hot tub was in the spec and not working this was a disappointment. Time for an investment in the basics which would have made the holiday perfect. Lovely villa, very peaceful location. Some furnishings slightly dated but overall very clean and well provided-for (lots of linen, towels etc). a few things went wrong when we were there but were quickly put right (toaster broke, curtain fell down in bathroom etc). . quite remote location which was very quiet and felt very cut-off. would have been great to have some personal recommendations for local activities in the blue book. We found lots of things to do further afield, day-trips etc but would have loved info on the best local restaurants, what’s in the village etc. . would be good to have some fans in the house as the bedrooms did get quite hot (in spite of us using the shutters in the day etc). . finally the pool was very cold as they tend to be in tuscany. We loved this villa. it is in a secluded area surrounded by wildlife, olive groves and forests. reasonably authentic and very peaceful. the only negative we had was the bathrooms that, although clean, were rather tired and dated. Very tranquil and away from it all. roomy and comfortable, designed for outdoor living. Slightly tired decor and furnishings, poss end of season? no air conditioning, but 3 fans provided to stir the air. . great 'activities': large pool, table tennis, table football and an assortment of games. Hot tub, but not available. . a good sized plot, with lovely views. pool was a little chilly and could have done with being a couple of degrees warmer. Pool itself largely in the shade for most of the day, but able to sit/lie in the sun throughout. . quite a few mosquitoes in the evenings, so insect repellent necessary. The villa's beautiful, right in the middle of seclusion with a great pool and open land. The decor is exactly what you'd expect, all well laid out with outdoor activities also. Note, there's limited mobile connection (and no wifi). a car is essential, but all the northern tuscany tourist spots are within easy reach. Highly recommended. Richard from Surrey (13 August 2016)

A huge villa located in a peaceful and remote setting. Greeted on arrival by a number of wild boar running up the garden!. the location was remote but the inclusive car negated the isolation. The villa was clean and well appointed and the pool was cleaned a number of times during our stay. The staff were friendly and offered their services if required on a number of occasions. The pictures did not prepare us for the "wow" factor as we drove down the drive on first arrival. it really is a magnificent house in a magnificent setting. The kitchen was very well appointed with plenty of items in the store cupboard left by previous holiday makers - olive oil, pepper, sugar and all the other things you might need when catering for a large family group. The steep drive was no real problem if taken slowly, walking or driving. The village was nice and the local shop was adequate for the few things forgotten during the big supermarket shop. We recommend the one restaurant in the village - it looks as if it is some sort of club but all very friendly and they even opened on an evening they would normally be shut for us to have an end of holiday meal. We loved staying at podere il renaio. It is a lot bigger than we expected with lots of space. . our only complaint would be that we think the pool had only just been filled when we arrived as it was really cold but warmed up over the week we were there. . it was clean, tidy and well looked after and we plan to return next with my parents. It was definitely what we were looking for. There was plenty of space and it was very clean. It wasnt what you would call luxurious, more rustic with character. The only fault was we were told by the owners that the pool man would be arriving on Wed to clean the pool, only he did not. This villa was exceptionally clean and well equipped. There was copious amounts of space both inside and out and the photos really don't show this. The people at the villa (cleaners/owners?) showed us around when we arrived and where all the appliances were, which was really useful. The nearest village with anything going on is Peccioli - a few bars and cafes here, however you need to travel farther for provisions and we found Forcoli a good place to go for this. The information in the James Villas handbook at the villa was useful and we took the advice of geting the train to Florence - really simple - although parking at the station difficult to find. We did go to the beach one day - the information indicated that Pisa de Marina was the nearest - however it would be good to warn people that most of the beaches here are private and the public ones consist of a small sand one and a pebble one that are really not suitable for children - I think we would have rather have travelled further.The good thing about choosing a James Villas holday is that you can do what you want how you want, for instance our paty consisted of 6 adulta sn one infant. We booked our own flights, My husband and I went for 2 weeks, my daughter and family for 10 days and friends drove over and stayed a week - plenty of scope for doing your own thing. On a final note - Please could you make people aware verbally that they will not be reminded when their final payment is due - this caused us some concern during our booking.
