The villa was easy to find following the directions provided by james villas. It had stunning views of the surrounding hills and the pool was brilliant- extremely clean and well maintained, with excellent views from the edge. The villa barbecue was extremely useful and the outdoor furniture provided was great for dining outside. We were undisturbed during our stay there and had plenty of privacy, despite the owner's house being just behind the villa. . one main issue however- the wifi included with the villa was extremely temperamental, and would only work for about 20 minutes at a time before the box would need to be refreshed, despite saying it had full signal. Only one device at a time would work, if at all, and this was frustrating seeing as james villas listed free wifi as being included with the villa. However the location of the villa, its amazing views and the private view made it an excellent place to spend a holiday. Phoebe from London (08 September 2018)
The villa was very well equipped and we had a comfortable stay, although some attention to the shower wouldn’t go amiss, to sort out the drainage. Everything was there that we needed and any problems were sorted out by the holiday rep or owner. . the swimming pool was good, but it would’ve been nice to have better sun beds. The plastic ones were quite uncomfortable and quite old, however this was minor and didn’t hinder our enjoyment. . I would stay at this villa again. Peter (04 August 2018)

A great place to stay, very comfortable and totally private (there is a large house / farm just out of site behind the villa with several barking dogs, but they don't overlook the property at all). it's very remote and mostly peaceful. Small food shops in lustignano and serrazzano, a fairly lengthy drive away, so stock up before you arrive. Take away the noisy dogs and chickens and this would be a perfect getaway! Organisation of the holiday by james villa was very good,and I would consider booking again. . . flights - very good and no issues to report. Villa - . was good however there no bed sheets in the second room, so had to contact jenni the local rep and she was brilliant and got it sorted asap. . drain in the shower kept getting blocked, so again we had to contact jenni and she got it sorted. . we also had to request for a mop and bucket during our stay as the bathroom was becoming unhygienic, again jenni got is sorted. . there were quiet a few dead flies in the pool when we arrived which did not seem inviting, the owener used to come in the mornings to clean the pool when it did not rain. patio was good though too many flies hovering during the day which is annoying. . bathroom needs updating considerably, I fell on two occasions as the tiles are slippery and bottom of leg was bruised. On another occasion I nearly hit my chin on the bottom . corner of the shower. As driving up to the villa me noticed there was a strong smell of methane, this is due to the pipes which surround the province. Perphas this should be mentioned in the your litertuare in case some has an allergy pertaining to methane gas (apologies if this was mentioned and we missed it). Jayesh from London (05 May 2018)
Beautiful location but very remote at least 30mins from nearest supermarket and that had limited choice very few resturants and most seemed closed even tho we went early autumn time when still quiet warm but their season seemed over . very close to a farm which unfortunately had a very noisy dog that disturbed us quite a bit. Air con wasn't free as advertised!!! but thankfully we didn't need it in late september or would have been an added cost we didn't budget for . alberto the owner was charming although didn't speak english which lead to the use of google translate to explain our dvd player didn't work but he promptly went and bought a new one nothing was too much trouble and he was there daily cleaning the pool . very relaxing holiday but be prepared to drive long distances we did over 1000km in a week Sarah from Ebbwvale (07 October 2017)
Lovely clean, well equipped villa. Peaceful & relaxing. Villa is in a remote location, so takes a while to travel to places of interest due to winding roads. Could do with some comfort furniture outside (e.g. Rattan style) as this is where we spent most of our time. Also instruction on how to use things like the washing machine, cooker, dishwasher etc would be helpful Robert from Worcestershire (16 September 2017)

It was fantastic! we loved it. Yes it is secluded, but that's exactly what we wanted. Pool was cleaned regularly and air con was a must as we were there in august. Only and hour or so from sienna, florence and pisa so lots of places to visit although don't limit yourself to these as there's a pretty town round every corner!! make sure your car has good suspension as the track to the villa is pretty bumpy but that just added to its charm! enjoy! :) Julie from Northampton (08 August 2015)
I can't express in words just how much we love this villa - this was our second stay in three years. The villa is smart and clean but retains a rustic feel. The location is stunning; south east facing with the sun all day, the villa is perched on a hillside with a magnificent view that stretches for miles. Quite wonderful to be in the pool looking out across the valley below. On top of the world! beautifully peaceful, although the lightest sleepers may not appreciate the nearby flock of sheep, each charmingly equipped with their own bell!. . the owners are more than welcoming and very helpful. The pool is cleaned early each morning, and during our two week stay they were also kind enough to change our bedding and towels after the first week. Naturally there is a slight language barrier but nothing that google translate can't help with if necessary. We woke one morning to find the hot water had stopped working. We contacted villa toscana (only due to my lack of italian) and they contacted the owners immediately. The hot water was back on within an hour. We couldn't ask for more!. . there are a few things to bear in mind: a car is essential, no question. Lustignano is remote - pomerance, venturina, and cecina are all around a 40 minute drive away, the seaside town of san vincenzo is around 1 hour away. The location is mountainous so the roads do wind up and down, and round and round. The access from the sp49 road to the villa is a bumpy gravel/dirt track, and at a max of 30km/h takes around 5 minutes end to end. Make sure your car is capable. . also to note is that lustignano is located in a region of geothermal activity, harnessed by small power stations in the surrounding valleys. As with all hot springs, there can be an accompanying smell of sulphur, like rotten egg. This is very occasionally noticeable at the villa, sometimes with the morning dew/mist, or sometimes carried on the wind. However I can't stress enough that during our two week stay we may have noticed it no more than a handful of times. In contrast, the smell is very strong when heading up the sp49 road toward lustignano and also when driving through lago boracifero in the valley below. . the power stations themselves are visible from the villa, although they are so far away they don't spoil the view. They are small, we're not talking battersea. There are however sections of steam carrying pipework visible from the local roads and in the surrounding countryside. This didn't offend our eyes, but each to their own. Do your research, the local roads are shown in google street view. . we had a wonderfully relaxing holiday, would thoroughly recommend staying here! Antony from Newcastle-Under-Lyme (10 May 2015)

Owners very friendly and eager to impart information. Approach track very interesting! A four-wheel drive car might have been an asset! Area a long way away from the usual 'tourist spots', but we were aware of this anyway and prefer to be off the beaten track.
