In the master bedroom there were lights next to the bed. Neither of them could be plugged in without dragging the bed into a very awkward position in the room. In the upstairs bathroom I injured my toe where the sharp edge of the floor tiles protrude as you enter the room. The toilet seats are such poor quality that one wobbled and the other came off. The staff at the country club where the villa is situated were fantastic and helped on a couple of occasions although they didn't have to. The location was lovely. This is a private villa on a largish complex with a good location and facilities i.e. The pool complex and pub were excellent. . although the villa is an attractive quiet place to stay with considerable potential, its let down by a lack of care and attention to detail, despite what seems some to be some recent refurbishment. . we experienced several irritating issues i.e. Towel rails not working (no place to dry towels), no high chair as advertised, unusable patio furniture (rusty and green mold), garden tubs full of rotting leaves and infested with life, no mirrors or shelves in bathrooms, only one power outlet in double bedroom inhibiting bedside lights, rooms not particularly clean when you looked under the furniture. . be aware 3g phone signal only just possible on patio, its quite a way from the nearest parking for unloading bags etc, you only get one key. I would certainly hesitate in booking this place again particularly when other resort owned villas offer the same if not better. Guest from North Notts (17 June 2017)

The cottage was not as clean as I would have liked and the patio furniture was old and rusty. there were irritating issues like no plug sockets near the bed in the main bedroom so a bedside lamp, although provided, could not be accessed for switching off without getting out of bed. also there were no proper mirrors in the bathrooms and so shaving was a mission! however the facilities at the resort were excellent and the staff were friendly and helpful. There were 2 couples in our party. . very enjoyable stay at villa 40. . poor broad band, was a negative though. . all other aspects, location, the apartment itself, and equipment in the home was all very good. . we would definitely stay at villa 40 again. Great resort and beach surrounding resorts worth a visit was sorry to leave. Villa was a short walk from town centre on the road also a very nice cliff top walk from site to town. Had a fab time here. Had meals in club restaurant which was very good and reasonably priced. plenty of out sides games for the kids and the pool was an added bonus.the kitchen was small but all the bedrooms were quite spacious, plenty of room for us. . couple of dining chairs were a bit wobbly but these were replaced by the on site staff very quickly. the on site staff were all very helpful too. A fairly large property in a smart resort where we could use the onsite facilities such as swimming pool. property had been cleaned but under the sofas and beds were dirty and the carpet smelt awful as we entered the house. the dvd machine did not work and we felt that for the money, the furnishings were dated and worn. we had to pay for heating which we thought was odd in the summer but we had to have it on every night! we liked the resort but we wouldn't go to this property again. The villa is set within the grounds of cromer country club, which is very nice, the pool was popular with our children, and the grounds are very well maintained and staff were friendly. It is in an ideal position to explore north norfolk, and the walk down to the town from the cottage, using the coastal path, is lovely. We had an amazing time, complimented by the weather. no one made me feel on edge about my elderly dog. my mum with her poorly knees was greatful for the groundfloor bedroom. comfortable, light and airy and the balcony just finished it off. i'd definately go back again. Concerns we had were: no hair dryer although stated on details, when requesting one from reception, told as privately owned (although in a resort) they were not able to supply one. Upstairs towel rail and vacum cleaner did not work. The very end of travel details were misleading - we ended up in the local park! 75 metres should probably have read 750 metres.
