We enjoyed our stay at the cottage, we were very impressed with the amount of equipment available, a lot of thought has obviously gone into making our stay memorable. The description on the ecc website was misleading. it wasn't a "light and airy property" - the living/dining room was small and quite dark. the "private patio garden" was very small and overlooked. "one of a pair" - it was actually part of a complex of several properties surrounding a courtyard parking area. snettisham was not a "peaceful seaside village." there was a lot of building work going on in the village, and the primary school was next to the property, with a builders merchants on the other side. the beach was much more than one mile away, and you have to pay to use the car park there. Lovely accommodation with everything we needed from stair gates to toys (the are lots of toys!). kitchen is very well equipped and they even had buckets, spades and a picnic blanket for the beach. Excellent accommodation. . minor niggles, only one guaranteed parking spot, and when on holiday we don't like the 10 a.m. Time to vacate the property. Superb cottage for a short break. Very clean, comfortable and well equipped. wine, biscuits and milk left to welcome us and phone calls from owner and agent, which was very thoughtful. The cottage was very well equipped and lovely and clean. It was very spacious upstairs due to 2 bedrooms being over an archway. The living room/ dining room was a bit duller but the kitchen was very nice. There were stair gates to keep our children safe and our dog downstairs! there is only a small yard which for us was perfect for letting the dog out (completely secure) and as we were staying there in october it didn't matter - it might bother people who stay there in the spring/ summer. This property is quite comfortable and well equipped. Snettisham is pleasant enough and has a splendid church. Problems we found related to noise. The party wall seemed a bit thin, conversations from next door being quite audible. Their children playing batman at 6 a.m. Made having a lie in difficult as did the noise of the lorries attending the adjacent builders yard from 7 a.m. It is a nice enough property and if having a lie in on your break is not important to you then you would be o/k. This cottage was new to the market. It is in an excellent location. Unfortunately our comfort during our weeks stay was marred by a faulty shower door which meant water leaked all over the floor whenever anyone used it. We used our towels to mop up the mess but as the washing machine only had a 1200 spin and the heating wouldn't come on we couldn't dry them sufficiently for the next day. . the manager was very supportive, and whilst there was an instruction booklet for each and every piece of equipment an a4 sheet of how to use the equipment practically and find additional switches etc would have worked much better. Eventually the heating came on and the hot water went off. I had to keep pressing the reset button for it to start up again. It was the day before we left so we gave up and chalked it up to experience. . if they get the plumbing sorted you will have a very enjoyable stay. Very well equipped and furnished little house, every consideration had been given to what a young family may need on holiday. Toys and books provided for younger children. we were a family of four with older children (11 and 14) and accommodation was good for us. However the house was meant for 6 people which would have been a squeeze with only one bathroom / toilet for 6. . this property is not really a cottage as such - more a small town house and the outside space is very limited. A very small courtyard which only got the sun early in the morning. However for those with a small family there is a pleasant playground less than 100 metres away. It is also worth noting that there is considerable noise from 7.30am every morning except sunday, from large hgvs visiting the builders yard at the end of the lane. The village is very pleasant with a couple of decent places to eat and is a good base for exploring the north norfolk coast. This property is somewhat overpriced, considering the location next to builders yard and lack of outside space, but a pleasant, well furnished property overall.
