This converted barn is spacious, well-equipped and comfortable. there are, in fact, two properties in one (which, presumably, could be separated). we were a party of eight and required five bedrooms so we had the whole property to ourselves. we had plenty of room. the owners live on the farm and were very welcoming. . the location is rural and quiet (peaceful), very close to oxborough hall (nt), not far from swaffham ( a 20 minute car journey away) and some distance from the coast. the activities on the farm, within which the barn is situated, are not at all intrusive in any way. we found plenty to see and do in the area, and it is in good cycling country.
Mark from Dudley (11 August 2017)

We had a fantastic weekend at the granary for my sister's hen do. It was really well equipped and had everything we could ever have needed. nick was also a great host!
Megan from Tunbridge Wells (22 May 2017)

For a large group, as ours is, the granary is ideal. We have been 3 times and will book again for next year. The owners are always friendly and helpful and we love the peace and quiet. The granary has been thoughtfully adapted and is both practical and comfortable at the same time. We really enjoy the cake! thank you.
Christine from Buntingford (08 May 2017)

Lovely barn conversion / cottage, rooms were good size, and living space was great for kids to run around!
Russell from London (13 March 2017)

We had a great weekend at granary cottage. The barn was spacious, light and modern with pretty views to the open countryside. Plenty of room for us to spread out and relax. We especially enjoyed the homemade cake.
Confirmed Guest (31 October 2016)

A great location base for visiting the area. Good facilities although no wifi which could be considered a benefit depending on the age profile of visitors. Phone coverage is also poor to non-existent for mobiles. A land line would be nice just for medical emergencies etc. Proximity to local attractions is very good and it is such a peaceful place.
Steve from Southend-On-Sea (28 October 2016)

Great accomodation, well equipped, very clean. Lovely cake and milk in the fridge. Great for a group
Confirmed Guest (10 October 2016)

Great time, great place, great location, friendly people..would I stay there again...anytime
Steve from Colchester (03 October 2016)

A beautifully converted barn, it was a lovely place to stay. Plenty of space for all 8 of us, we loved our stay here and the surrounding countryside was stunning.
Louise from Sevenoaks (02 September 2016)

Excellent and the owners are really nice, friendly and helpful
Jane from Crowborough Sussex (12 August 2016)

A beautiful cottage in a beautiful setting. Well worth a visit if you like peace and quiet. Plenty to do locally and hunstanton only 30 minutes away.
Liz from Royston (13 June 2016)

This is a perfect property for us as a large group for a weekend. The living areas are ideal for many people to sit and be sociable. We would certainly book again.
Chris from Meesden (09 May 2016)

A wonderful barn conversion in beautiful countryside. Very comfortable, clean and absolutely ideal for our family get together. Even though the weather was very cold the accommodation was very warm due to the under floor heating. Everything you could want in the way of kitchen equipment and seating. Well done!
Christine from Sittingbourne, Kent (15 February 2016)

We enjoyed christmas in this beautiful building with our children and grandchildren. the furniture was a bit dodgy - dining chairs had loose seats and armchairs held up on chocks, but in a way this added to the charm. the owners were close by and very welcoming and helpful, supplying chocolate cake on our arrival and finding a suitable container for our christmas tree. the week passed by too quickly.
Confirmed Guest (28 December 2015)

We enjoyed a splendid winter weekend, with a group of 8 adults and 4 children, all of whom thought it a wonderful place with ideal provision for all. The hosts were very welcoming and very eager to help make our stay as special as possible. Highly recommend.
David from Canterbury (23 November 2015)

Absolutley lovely converted barn cottage with spectacular picture windows overlooking farmland with the added entertainment of the sheep, cows, ducks, crows and the owners' two sheep dogs. Well appointed, supremely cosy and warm in the winter thanks to underfloor ground source heat pump heating. Fresh eggs available from the very welcoing owners and the gastro-pub about a mile away (beddingfield inn) is fab. This is our 18th stay in various cottages in norfolk and the granary is up there with the very best. It's not close to major villages or ameneties, so cars are essential if you want to get out and about, but why would you when the property is so nice! superb all round.
Richard from Rye (16 November 2015)

Amazing property. Very clean and in great condition. Lovely owners who left a beautiful cake for us on arrival as well as some teas, coffee and milk which was a lovely welcome. Cannot recommend this place enough. Ideal for our large group.
Lee from Berkshire (09 November 2015)

Lovely comfortable accommodation. We were a party of nine adults together for a family reunion and the focus of our time was cooking in the well equipped spacious kitchen and enjoying meals around the large table. The layout of the bedrooms might not suit everyone as one of the bedrooms is accessed through another one but that was not a problem for us. The downstairs bedroom with nearby wet room is great for anyone with mobility problems.
Grace from Winchester (19 October 2015)

A great family holiday with 3 generations together. . . lounge , dining space great for a social gathering and the fact that part of the accommodation was ' separated' meant that the extra lounge was useful when different tv viewing or quite reading was required. . spiral stair a bit difficult to negotiate but those more nimble took up the challenge. . chickens, sheep and sheep dogs kept all entertained. . . hosts could not have been more friendly and helpful when required whilst respecting privacy generally. nice cake on arrival !!!!
Kate from Lytham St. Annes (28 August 2015)

A really nice time was helped by spacious living accommodation but with 6 children it needed more areas for playing games and running around outside without disturbing the sheep
Confirmed Guest (12 June 2015)

Fabulous cottage which catered for the number of occupants in all respects. lovely hosts and very welcoming.
Customer 21 from Cheshire (05 June 2015)

Fantastic barn conversion in an amazing location. Owners were wonderful and made us feel extremely welcome
Confirmed Guest from Owners Were Wonderful And Made Us Feel Extremely W (29 May 2015)

A large party of us stayed very comfortably here and we loved the peaceful surroundings. We have already booked for next year!
Chris from Meesden (18 May 2015)

Perfect situation for a large family gathering (11 persons + 2 dogs) in norfolk and would recommend the granary to others. Busy time on the farm with the lambing season which was very interesting
Tony from Midlands (12 April 2015)

Beautiful house, pretty well equipped. Lots of room, including round the dining table and sitting in the living room. This is a house that sleeps 12 and does actually have room for 12 adults! slightly awkward layout of bedrooms at one end of the house, but ok if one pair don't mind people walking through their room to reach another bedroom. Enough bathrooms with plenty of hot water. Good kitchen facilities too. . the owners accepting dogs is wonderful - being on a farm means there are lots of vehicles and animals around, but the house has an enclosed area that was secure enough to let dogs out without worrying about them. . owners were very welcoming, considerate and helpful.
Simon from Leicester (20 October 2014)

The granary provided more than ample space for 12 people and was decorated to a high standard. the open plan living area proved to be a great entertainment area.
Gurinder from Leicester (12 May 2014)

Magical views across the fields from the large windows in the barn. Go in spring to see the lambs. . perfect for a large family gathering. No garden only a small patio area not suitable for dogs or children.
Robert from Ascot (18 April 2014)

This really is a beautiful cottage and exactly what we were looking for. It's in a farm setting and the views from the glass-fronted living area across the field and pond on a frosty winter morning were truly stunning. The fact that the landlord is more than happy to let you walk around the fields and barns and see the animals adds to the appeal for any farm lover, such as my girlfriend!. . the living areas, with sofas, dining area and kitchen all being adjoined, made for a fantastic social space for our party and having the second kitchen alongside made for a second area that could work as a study if needed. This cottage was exactly what i'd hope for.
Paul from Leeds (13 January 2014)

A very comfortable, spacious, well thought out property in a restful location. We had a lovely family get-together. Would definitely book again.
Tara from Norwich (13 December 2013)

Ideal for what we needed. . . will definitely book again.
Sandra from Thetford (14 October 2013)

Great place to stay, so peaceful, light airy rooms with fantastic views of pasture from downstairs.
Jackie from Warwickshire (30 September 2013)

Beautiful , friendly and amazing location
Confirmed Purchaser (27 September 2013)

Beautiful location, friendly welcome and everything you need for a comfortable and warm stay. The granary was extremely well equipped and although we took a few bits from our own kitchen we needn't have done.
Carolyn from Barley Nr Royston (18 March 2013)

The granary was very quiet and peaceful, the view from the long wall of windows was lovely overlooking a field with sheep in. it was spacious and there was plenty of room for all 12 of us. the owners were very friendly.
Sandra from Kent (21 September 2012)

Location, light and space
Susan from James (14 May 2012)

Our stay at the Granary was over New Year - eleven people and two dogs we all fitted comfortably into this property and was very spacious and comfortable positioned very near to Swatham and Downham Market - we visited Thetford Forest and Holkham Bay both very enjoyable days out.
Customer 36 (December 2011)

Lovely location. This is my second visit with a large group of artists painting the surrounding area. The owners are very helpful.
Customer 37 (May 2011)

Beautiful location. Terrific views out of the large windows along the length of the main sitting room - we saw owls, deer, a fox, lots of birds - and of course the sheep!
Customer 38 (December 2010)

The property has been beautifully renovated. The layout with the large seating area and large dining table made it a lovely sociable environment for our group of ten. The location was great for walks and easy access to shops and the pub!
Customer 39 (November 2010)

An excellent property for a family break. Very clean, lovely location. Very peaceful and relaxing area.
Customer 40 (October 2010)

The Granary was situated in quiet and picturesque rural setting.
Customer 41 (August 2010)

Very spacious with rural views as you ate your breakfast in the morning, very relaxing.
Customer 42 (November 2009)

Very spacious with plenty of room for a wheelchair user. Level entrance too The only things that could be improved were the number of hand rails in the bathroom - vertical rails by toilet and shower are essential along with a swing down vertical hand rail alongside the toilet.
Customer 43 (October 2009)

Property was lovely and the welcome was wonderful. There was lots of space and all the facilities we needed.
Customer 44 (September 2009)

The Granary was a lovely cottage, with plenty of room for the 8 adults and two toddlers in our party. It has a lovely feel to it and we were all very pleased.
Customer 45 (August 2009)

We thought the property was beautiful, and loved how peaceful it was, away from civilisation. There was so much provided for us, the kitchen facilities were incredible, and it was lovely to be able to fit 12 of us around one table for dinner. Owner was lovely when we met her; during a game of volleyball in the garden she greeted us with fresh pears from the tree and supplied a very tasty cake on arrival. Perfect host!
Customer 46 (August 2009)

Beautiful accommodation, well furnished to a high standard with those added little extras that make it special like kids duvet covers, stair gates at top of stairs and hand wash at every sink. The seperate bit at one end is great if two or more families are using it as gives that little bit of privacy or use separate living room for kids disco like we did. All in all top class.
Customer 47 (September 2008)

Fantastic property with lovely views, a great place to go for a weekend away with family or friends.
Customer 48 (September 2008)

Absolutely delighted with the accommodation. The owners couldn’t have been more welcoming or helpful. We very much enjoyed the farm environs: wonderful for our young grandchildren to be in. Very well appointed accommodation. Ample room for our party and for us to entertain some 15 others at a family party.
Customer 49 (August 2008)

This is a brilliant place for an extended family to enjoy a quality holiday together. There is plenty of space for varied activities, but plenty of space for all to be together.
Customer 50 (May 2008)

We had a lovely stay at The Granary and will definetly re-book. Also a fantastic wetroom on the ground floor, ideal for your disabled guests. Set on a lovely farm with a very welcoming owner, Thank you from us all.
Customer 51 (April 2008)

The Granary was fabulous and the views from the lounge across the field were lovely. We went at lambing time and were able to help bottle feed some of them - the children loved it. The owners were very friendly and welcoming. We would definitely recommend and would go again.
