This converted barn is spacious, well-equipped and comfortable. there are, in fact, two properties in one (which, presumably, could be separated). we were a party of eight and required five bedrooms so we had the whole property to ourselves. we had plenty of room. the owners live on the farm and were very welcoming. . the location is rural and quiet (peaceful), very close to oxborough hall (nt), not far from swaffham ( a 20 minute car journey away) and some distance from the coast. the activities on the farm, within which the barn is situated, are not at all intrusive in any way. we found plenty to see and do in the area, and it is in good cycling country. For a large group, as ours is, the granary is ideal. We have been 3 times and will book again for next year. The owners are always friendly and helpful and we love the peace and quiet. A great location base for visiting the area. Good facilities although no wifi which could be considered a benefit depending on the age profile of visitors. Phone coverage is also poor to non-existent for mobiles. A land line would be nice just for medical emergencies etc. Proximity to local attractions is very good and it is such a peaceful place. A wonderful barn conversion in beautiful countryside. Very comfortable, clean and absolutely ideal for our family get together. Even though the weather was very cold the accommodation was very warm due to the under floor heating. Everything you could want in the way of kitchen equipment and seating. Well done! We enjoyed christmas in this beautiful building with our children and grandchildren. the furniture was a bit dodgy - dining chairs had loose seats and armchairs held up on chocks, but in a way this added to the charm. the owners were close by and very welcoming and helpful, supplying chocolate cake on our arrival and finding a suitable container for our christmas tree. the week passed by too quickly. Absolutley lovely converted barn cottage with spectacular picture windows overlooking farmland with the added entertainment of the sheep, cows, ducks, crows and the owners' two sheep dogs. Well appointed, supremely cosy and warm in the winter thanks to underfloor ground source heat pump heating. Fresh eggs available from the very welcoing owners and the gastro-pub about a mile away (beddingfield inn) is fab. This is our 18th stay in various cottages in norfolk and the granary is up there with the very best. It's not close to major villages or ameneties, so cars are essential if you want to get out and about, but why would you when the property is so nice! superb all round. Lovely comfortable accommodation. We were a party of nine adults together for a family reunion and the focus of our time was cooking in the well equipped spacious kitchen and enjoying meals around the large table. The layout of the bedrooms might not suit everyone as one of the bedrooms is accessed through another one but that was not a problem for us. A great family holiday with 3 generations together. . . lounge , dining space great for a social gathering and the fact that part of the accommodation was ' separated' meant that the extra lounge was useful when different tv viewing or quite reading was required. . spiral stair a bit difficult to negotiate but those more nimble took up the challenge. . chickens, sheep and sheep dogs kept all entertained. . . hosts could not have been more friendly and helpful when required whilst respecting privacy generally. nice cake on arrival !!!! Beautiful house, pretty well equipped. Lots of room, including round the dining table and sitting in the living room. This is a house that sleeps 12 and does actually have room for 12 adults! slightly awkward layout of bedrooms at one end of the house, but ok if one pair don't mind people walking through their room to reach another bedroom. Enough bathrooms with plenty of hot water. Good kitchen facilities too. . the owners accepting dogs is wonderful - being on a farm means there are lots of vehicles and animals around, but the house has an enclosed area that was secure enough to let dogs out without worrying about them. . owners were very welcoming, considerate and helpful. This really is a beautiful cottage and exactly what we were looking for. It's in a farm setting and the views from the glass-fronted living area across the field and pond on a frosty winter morning were truly stunning. The fact that the landlord is more than happy to let you walk around the fields and barns and see the animals adds to the appeal for any farm lover, such as my girlfriend!. . the living areas, with sofas, dining area and kitchen all being adjoined, made for a fantastic social space for our party and having the second kitchen alongside made for a second area that could work as a study if needed. We thought the property was beautiful, and loved how peaceful it was, away from civilisation. There was so much provided for us, the kitchen facilities were incredible, and it was lovely to be able to fit 12 of us around one table for dinner. Owner was lovely when we met her; during a game of volleyball in the garden she greeted us with fresh pears from the tree and supplied a very tasty cake on arrival. Perfect host! Beautiful accommodation,well furnished to a high standard with those added little extras that make it special like kids duvet covers, stair gates at top of stairs and hand wash at every sink.The seperate bit at one end is great if two or more families are using it as gives that little bit of privacy or use separate living room for kids disco like we did.
