We enjoyed staying at the cottage very much,instow beach just a couple of minutes walk away,ideal for dog walking!.car parking outside the cottage can be troublesome,but in our experience we always found a space to park in close proximity.cottage was well equipped and the wi-fi was excellent, which seems to be important in this day and age.we wouldn't re-visit,only because we don't return to places we have already been to.

The location of the cottage was brilliant, the downfalls was lack of parking. despite there being a car park locally it was costly and you needed old one pond coins only. the general parking was very close to the front door -which would cause a problem to people with mobility issues or young children in pushchairs .

We had a fantastic holiday and this certainly met all our needs. The welcome pack was lovely, the shower was fantastic and the quality of the towels and bed linen was very much appreciated. We expected parking to be tricky but were surprised how challenging it was at times, although there was a pay and display to fall back on. Would certainly recommend and will definitely return. If we were to be very picky the baskets on the front could do with a little attention, but we appreciate it was very hot the week we were there.

A lovely location for couple, young families and accompanying dog. the beach is on the doorstep and is very dog friendly, providing a great way to meet the locals. the nearby deli is excellent, as is the quay inn. . try a late afternoon stroll up to the parish church; the views from the hill are terrific.

Fantastic little cottage in an amazing location, felt like home from home. The ideal place to unwind and relax. Pubs and local deli 'john's' provide amazing food. If you are looking for a little place to escape life for a while then this is the place for you, the whole family loved it especially our cockapoo!

We loved this cottage, beautifully decorated and equipped,could quite easily live here! so close to the beach, pubs and restaurants, perfectly located.. upstairs for some reason always struck cold, compared to downstairs, but it wasn't a major issue for us. We will definitely stay here again, but not in peak season as parking was hit and miss even at this time of the year.

Such a beautiful cottage in a perfect location. Well furnished with everything you need. Weather wasn't brilliant but found lots to do near by. We've had a great holiday and would definitely stay there again!

A lovely, very clean cottage in a delightful village. the cottage was warm and cosy. the kitchen was very well equipped and the beds very comfortable. . the two settees in the lounge were not so comfortable and parking was a lottery. there is unfortunately no room for a wheelie bin at the property and this caused a slight problem with as we stayed over christmas at the cottage.

Everything about this cottage is lovely. We would definitely stay there again. The only criticism we would have is that we could not contact anyone. We had a problem with the lock on the front door but the telephone number we were given always went to an answer phone. Perhaps the housekeepers telephone number could be supplied in case of any problems?apart from that everything was perfect. Also, thanks for the welcome pack that was left in the cottage of tea, milk and biscuits, a lovely thought!

A lovely comfortable cottage for an autumnal break! parking was easy and free at this time of year. Instow is a beautiful unspoilt seaside village with great restaurants lovely deli and provisions store, all easy walking. The beach is great for a bracing walk taking in the views and sea air. Sit outside at the instow arms and watch the sunset over appledore, blankets and heater to keep you warm are provided! would highly recommend!

Nice cottage, good location and close to all amenities. Well equipped and comfortable. Down side is the cottage has no outside space to dry towels etc or for the dog. Would go back again.

This was our second time at the cottage, first time in june. As everyone says, lovely location. Couple of maintenance problems ongoing from our last stay, namely;- drainage in shower so slow, you end up with scum around the ankles;the tap in kitchen is broken & a shoots away from the sink with the water pressure & ends up everywhere but in the sink. I filled the dishwasher up with 2 days' worth of dishes, only to find that there were no tablets. Had some last time, so didn't take any, but wouldn't expect to anyway. Standard of cleaning really let it down. I had to clean fridge before filling it. Thick (dusty) cobwebs hanging from skylight in kitchen (same ones from june?). only one teatowel provided. Having said all of that, we would recommend it to (slim, due to spiral staircase) couples.

Had a lovely time. The cottage was in a great position. Pub for great food and beach just a few yards further. parking was a bit of a problem sometimes but didn't detract from the quality of accommodation. We watched many sunsets on beach with glass of wine and bbq. Great for dog owners.

This was, I think, our fourth visit to the cottage. the location is excellent - between the beach and the tarka trail and close to 3 pub/restaurants. Cottage is well-equipped and clean. beware of the lack of designated parking which can cause a problem in high season

The cottage is in a fantastic location, so near to the beach, pubs and restaurants. we go to instow to cycle the tarka trail so this cottage was ideal for us. we were lucky to park the car just outside the door every day. Some form of hand wash would be appreciated, all other cottages we have used supply it.

Very cosy beautiful cottage in perfect location for a dog friendly holiday. The spiral staircase was a little small but gave character to the cottage. Instow is such a friendly area with great pubs and great food. the welcome pack from john's was very appreciated - we had a week of sun and walked for miles along the tarka trail, the car stayed parked and we used public transport. would highly recommend, we miss instow already!

April 2016. We had a wonderful family break here in 'the cottage' with our twins age 5 and border terrier. The standard of the property was very high (though parking pot luck), for us it was such a treat being so close to a beautiful dog & child friendly beach. The instow arms was a super sundowner bar!. we can't wait to return..

From the moment we stepped through the front door till the moment we sadly left, we were amazed! . . stunning cottage, furnised to a high standard with every little extra thought of. . . excellent use of space with the spiral staircase. . . situated a stones throw from the beach. . welcome pack consisted of a pint of milk, bottle of wine, posh jam and posher cookies! all the essentials. . . despite being a cottage, my husband, our 2 children and I felt there was plenty of room to still have our own space. . . if I could have took the shower home with me I would have ... it was to die for .. needless to say, I showered lots! . . I would recommend the cottage to anyone .. in fact, my aunty has booked a weekend in march already!. . my daughter even believes the little beach house in the bathroom was tailored to us as it had the same number on it as our house at home! i'm not sure if it was coincidence or not, but it made us feel very special either way!. . big thank you to yasmine and family for having us.

We absolutely loved staying in this cottage it was perfect for our family, nice and cosy but well equipped for our needs. As other reviewers have said the spiral staircase is small but our little one isn't walking yet so didn't pose a problem. We went off peak so parking wasn't an issue I can see that it would get busy in peak periods but its proximity to the sea would not put me off booking again, just don't expect to park right outside all the time.

We had a fantastic week at the cottage with our 7month old son and 18month old labrador! spotlessly clean; lovely welcome pack; very smartly finished and comfortable cottage. Felt surprisingly spacious for an old cottage. Lovely big kitchen. No issues with parking in october and perfectly situated close to pubs, restaurants and the beach.

The cottage was lovely, we really enjoyed our stay (long weekend) and being so close to the beach was a definite positive. it has a well fitted kitchen and the bathroom was of a high standard (loved the shower) the beds are adequate and the bedding is of a high quality. personally I did not like the spiral staircase but it does give extra space downstairs. Overall the cottage has obviously been lovingly restored. The only negative is the lack of parking spaces but its manageable. thank you for the welcoming bag with milk, biscuits and a bottle of wine.

The photos are deceptive it is a lot smaller and rather dark. Unless you are less than a size 12 you won't fit between the bed and the wardrobe or up the spiral staircase. It's public parking right outside the front door which we were made very aware of but the cars parked so close to the door I couldn't get my sons pram or car seat out so we were stuck inside the cottage.

Unfortunately the place wasn't clean. There had clearly been a dog in before. I love dogs but there was a lot of hair around and we had a baby who was crawling around so had to give it a good hoover ourselves. The dishwasher was also faulty and needed a chair wedged on the door to work. A small issue, but I would have thought it was something that would have been pointed out before and fixed.

Beautiful location. The house was clean and tidy and well furnished for our needs. Parking can be a bit of a nightmare though especially if the sun is shining. Pubs and restaurants are all well worth a visit, beach is beautiful and very dog friendly. Would definitely visit again.

We did not get the promised 'welcome pack'! it was good for us (4 adults), although small. Near to beach and tarka trail. We self catered a couple of nights. We felt cleaning could have been better in the less obvious places! (under shower mat, towel rail, window ledges, radiators and under the beds where we found a used tissue!) the outside of the house would benefit from removal of weeds and sand at the door to make it look more appealing on first arrival. couldn't get tv equipment to work fully. . we were on a cycling holiday, so out all day. we found the juggling for car spaces irritating.

We had a lovely week in this compact, well appointed cottage. Modern refurbishment throughout. The kitchen was spacious and well equipped; we cooked a couple of times, but the proximity of 3 pub/restaurants was too much of a temptation! we liked the bathroom with its large walk in shower - much better than trying to squeeze a bath into a small space. Beds were comfortable. The spiral staircase was not a problem for us, though it would challenge anyone with impaired mobility. However it was well flagged up in the description. The cottage lacks an outdoor space/patio/garden, which would have been nice in the good weather we had. However the beach is only about a minute away, as were the pubs! in bad weather you wouldn't want to sit outdoors anyway. We couldn't find a long handled broom that would have been handy given that a combination of wind and happy holiday makers deliver sand right up to the front door and inevitably it gets inside! I suspect the lack of an outdoor space is reflected in the pricing, which compares well with a similar property known to us very close by.

Lovely stay in the cottage. So near the beautiful sandy beaches and sea. Lovely comfortable cottage all you need is at hand. Only downside is parking can be a bit difficult on weekends as a lot of people turn up to enjoy the coast. But overall we had a lovely stay.

This cottage is in a fantastic location, just minutes away from a huge sandy beach, with access to several good pubs/restaurants and also places to get coffee and ice cream. the beach is dog friendly and instow is a lovely place from which to do many walks or bike rides via the tarka trail nearby. the cottage itself is furnished very nicely and has everything you could need - and the welcome from the owners of red wine, milk and cookies was a nice touch and much appreciated. only note of caution is, as is clearly stated in the holiday details when you book, the parking situation. we managed to park near the cottage, but I should imagine this may be more tricky in the peak holiday season. I know this is beyond the owners' control, but you need to be aware if that is going to be an issue for you.

The cottage is located in a really beautiful area and only a few minutes from instow's stunning beach & comes with some fantastic features like the wood burner & the spiral stairs. We were extremely disappointed by the cleanliness of the property though. My biggest complaint is the filthy oven, it was dirty to the point that we did not feel happy to use it. I had to clean the bathroom to be able to use it and my husband found mould on the underside of the shower mat! the property needs a thorough deep clean, the window sills and window surrounds were filthy. We felt the property had been swept but only in the general areas around the edges it was in need of a thorough hover. The hob was in need of a clean as was the sink and surround. We opened one cupboard to find a file of sand which we left where it was! the kitchen bin needs replacing and was awfully dirty & there needs to be instructions on where to deposit waste. My husband insisted on hovering to remove the dog hair and mess left by the last occupants we assume and the hoover gives off the most horrendous smell of dog! we did find the outside bin eventually. To answer your question would we stay at the property again I would like to say yes but only it the property had had a deep clean.

Lovely location and really nice clean cottage which was furnished to a fairly high standard.the sofas in the lounge looked very pretty but were actually the most uncomfortable sofa I have ever sat on.the duvet on the beds were lumpy hollow fibre duvets and were definitely past their best and the shower head needed replacing as it was leaking. Overall the cottage was very clean and tidy in a lovely location.

A beautifully presented cottage with everything we needed for a weekend away. Welcome pack a lovely surprise. The interior was bright and modern and the rooms comfortable. Only a stones throw away from the beach for refreshing walks with our dog. And restaurants and bars nearby to watch wonderful sunsets across appledore. The local shop john's stocks everything you need and then home for a curl up in front of the woodburner. We would love to come back!

We have stayed at the cottage on several occasions and we're pleased to see some recent improvements since our last stay in 2014. the kitchen now has a dishwasher, there is a new dining table and chairs and the property now has wifi. All of these improvements helped make the cottage a great place to stay. Mobile phone network coverage for orange/ee is hopeless in the cottage but fine from other locations nearby. The nearby wayfarer continues to offer good real ales and excellent pub grub, albeit with huge portions! the boathouse remains our favourite eating venue with a good selection of seafood as well as grills etc. Our winter weekend at the cottage gave us the restful break we needed, some good walks, a dog-friendly beach, some good beers and meals plus a comfortable cottage with log burner. just the perfect weekend away!

Don't get us wrong,we loved the cottage! fantastic location but we missed having a small outside space,so our rating is based on the lack of that and also we hadn't twigged that there was no wifi there either,which was a shame.however,good facilities and as we say location excellent,comes highly recommended if you are not bothered by not having an outside space or wifi to hand.

This was the second time we have stayed at the cottage..and again we absolutely loved it. Such a gorgeous little cottage that doesn't look like your average holiday rental...it is very modern, clean & tasteful and although dogs are allowed there isn't any doggy smell! the beach is beautiful and the pubs are great. We stayed at the cottage for a long weekend in january and it was perfect in terms of comfort, location and value. the property is very welcoming and very well equipped. we were able to park right outside so great for unloading the car on a damp winter's afternoon. the beach, for dog walking but not sunbathing (!), the pubs and local shop are all within a very short walk. we were absolutely delighted to receive a delicious welcome pack - a very generous and unexpected treat for our short break. thanks again to yasmin and family.

Lovely cottage in a good location for the beach. Not being dog owners we were aware of dog hairs and smells but the cottage was clean. no garden to sit in the evening just a front door to the road. No where to dry anything outside and you can't use the central heating to dry when its so hot. Holiday makers in peak season (july to oct) must be made aware of the parking issues of 2 hours between 9am and 6pm. makes staying in the town for the day tricky and expensive to park at the beach which is beyond the owners control but its a shame and i'd have liked to have been aware at the booking stage.

Great cottage with good quality furniture and fittings, ideally located near a very good food pub and also a restaurant. Be careful where you park your car though, especially in high season (parking restrictions outside cottage and in village during most of the day).

The cottage on arriving, was clean and welcoming - we all loved as it as soon as we stepped in the door - could not have wished for more! The pub was very close and convenient, as not a loud place and the food was good - although take a few more steps along from this pub and a visit to the Instow Arms is a must - fantastic food! Great location for beach and local shop with great delicatessan!! The weather was so good we did not need to visit anywhere as we had everything on our doorstep - so did not use our car all week - great! We did take a bus trip to Appledore - which had lovely quaint crafty shops and galleries because we sat and looked at it every day from the beach at Instow - great view!!! We will return for sure - thanks for a great holiday!

Good location within easy access to the beach, a very nice kitchen and bathroom. Cosy lounge with wood burning fire.

Loved the property - it would have been very helpful to have a little more public transport information for getting there. Everything just as expected and to a very high standard. Would have been good to have the option of leaving slightly later, but accept that there are time pressures in preparing the cottage for the next guests.

Beautifully furnished, and spotless on our arrival. Extremely comfortable. Quiet location but convenient to amenities. The Wayfairers Inn opposite provided a superb dinner each evening, - we can thoroughly recommend the cottage and Instow for a wonderful break.
