Fantastic, clean, modern barn with amazing facilities. Helpful and friendly owner couldn't do enough to help. Not much outdoor space but that didn't matter to the kids and most importantly it was very safe being all enclosed. All fixtures and fittings seemed brand new and felt like a luxury hotel. The kitchen was well stocked with allsorts that we had forgotten like clingfilm! great attention to detail - thank you for a lovely stay! Confirmed Guest (04 August 2017)

The cottage size was ok, but really only for four. No proper table or dining chairs (we are over 65 !). needed more lounge seating. Bedrooms fine but limited storage. Bathrooms very good. Heating not easy to adjust. David from Hull (16 September 2016)
We went to the barnhouse late august 2016 . we come from solihull and we wanted to take our young family on holiday . we didn't know norfolk at all -we really loved it ,especially as we had glorious weather all week which obviously made the holiday even more enjoyable. The accommodation at the barn was just perfect ,tastefully furnished and well equipped . everywhere was spotless and it had been very well designed . faye was a delightful lady who owned the property and was very helpful . she said they were going to buy a new sofa as there really wasn't room for 6 adults to sit unless sitting on the window seat . we had a baby and a very nice high chair and travel cot was provided . if I had a toddler I would be concerned about the pond as it really wasn't fenced off . the directions were good but we stupidly used sat nav and it took us to the back of the property down a narrow grassy lane to a dead end ! so advice for the end of the journey use faye's good instructions. Cromer is lovely for children to go crabbing which our ~grandchildren really enjoyed . we had a lovely holiday and the barnhouse is really nice . the welcome pack was really appreciated -thank you faye . An excellent base to explore the area. A car is definitely needed as the closest town is 2 miles away and there are few footpaths. A place to relax and unwind. The barnhouse was clean, comfortable and modern. A welcome pack on arrival was much appreciated. Phone signals and wifi in the whole area is limited. Mark from Derby (26 August 2016)
Great cottage central to local attractions/beaches. You do need a car as nothing within walking distance. Felmingham has little / nothing to speak of and you need to travel to nearby villages/towns for whatever you need. Cottage was ideal for the 3 of us, but I think larger family would struggle with storage space / seating. Wifi could do with being better to allow searches for places of interest etc, but guide books / maps are available. Kevin from Yarm (19 August 2016)
Visited the barnhouse in may 2016. loved the peaceful location and the interior is very tastefully furnished with quality fixtures and fittings and an adequately equipped kitchen. . the location is perfect exploring north/east norfolk with so many wonderful places within 5-20 mile drive. we stayed as a family of four at the barnhouse and so had the luxury of our boys having a room each and therefore we had plenty of room. they appreciated their own space and rooms with freeview tvs. the wifi was hit and miss, but that was as expected and not our reason for choosing this property so that was not important to us. we had quite cold weather during our stay and the under floor heating made it very cosy. . my 2 small negatives: . 1)master bedroom was probably the smallest room and there was nowhere to do hair with a socket and mirror together (no mirror other than in en suite). 2) had we have been a family of 6, 2 people would have had to sit on the window seat in the evenings and that was a little too high and with no backrest to be comfortable. barn had only a 3 seater & chair, another 2 seater would have made it perfect. . . as a family of 4 we wouldn't hesitate to recommend. This was our first family holiday in norfolk and it was fab! the barnhouse was everything we hoped it would be and more. the whole place was lovely and the welcome pack (tea, coffee, cake, milk) was an added bonus and added a lovely touch to the start of our holiday. the barnhouse was so central to everywhere we wanted to go and I would definitely recommend taking a boat out on the broads. . we will definitely plan a return visit and have certainly recommended it to friends & family. I visited with my 3 children aged 15,13 and 4. The barn itself was beautiful and had everything in it I needed. The only small problem was the lack of wi-fi for the teenagers. Suited me though as it made them do other things! Sarah from Leicestershire (17 July 2015)
