Very well equipped house, plenty of kitchen utensils etc, I cooked for 12-14 each day without difficulty. Plenty of space so that we could all escape to our own space when necessary!
Pamela from Northampton (28 July 2017)

11 ladies spent a retreat weekend at sutton lea manor studying and relaxing. A comfortable home from home. . very well equipped with good quality kitchen and tableware. Great bedrooms and bathrooms. Comfy living and reception area
Pat from Harrow (22 May 2017)

An excellent welcome and perfect property for a large group. the property is not too pristine which was great as enabled us to relax. gardens are beautiful and immaculate and a really important element of the house. well positioned for enjoying the local area including walks from the house to the beach.
Tina from London (27 March 2017)

Slight area of criticism would be the fact that the front door and french windows wehre locked and keys where not available. The main egress from the building was via the back do which to reach you would have to pass through the kitchen which would be the most likely place a fire would start. There where 2 locks to the front door but I could only find one key. . there was a leaky roof which affected on bedroom slightly however part of this properties charm is its lived in appearance
Steve from Surrey (06 March 2017)

We stayed at sutton lea manor as a mixed group for new year. The house is a very impressive older house circa 1907 I believe. It has lots of space, is very warm & inviting. The modern bathrooms on the 1st floor are great. As mentioned by other guests the windows & front door at front of the house are in desperate need of replacement but this did not effect our stay. The housekeeper who met us at the property was incredibly pleasant. The village was far nicer than I anticipated with two great pubs in easy walking distance, an impressive church & little local shop. Although weather was mixed we found some nice walks & good trips out.
Nina from Essex (02 January 2017)

The key holder/caretaker made a big difference to our stay. he was very helpful, obliging of our requests and most pleasant. his team of cleaners did a great job. being a party of twelve for a week spanning christmas, we were particularly appreciative of the very well-stocked kitchen cupboards with ample crockery and an excellent supply of large saucepans etc. the house was warm and well-aired upon our arrival which was important to us with a young baby and a 94 year old among our guests. we loved the fact that they had taken the trouble not only to decorate two lovely christmas trees, but to leave it to the latest moment so that the needles would not drop!
Sally from Berkhamsted (28 December 2016)

We were a group of 10 male friends. we found the property big enough for us to stay in, in fact we loved the type of property that it was - victorian house. we didn't need much as we can look after ourselves. the cooker and fridge were adequate for our needs. no complaints about the beds or bathrooms. for some the quilts needed to be thinner - tog 4 to 8. great lounge we could all sit in and socialise and watch tv. good dining room table - easily enough room. the pubs and shop were an enjoyable 15 minute wander into snettisham. we had a great breakfast at the beach park café, an evening meal at the rose and crown and great calvery lunch at the queen victoria.
Howard from North Walsham (19 September 2016)

The house was nice, but needs work doing to it. The front door is unusable, and many windows are screwed shut, which made it difficult to cool the bedrooms when it was very hot. there is wi-fi, and all necessary appliances. The mature garden is lovely, and with the gates shut it was enclosed enough for the dogs too. It's just a short walk to pubs and shops and a short drive to the beaches. I got very frustrated when paying the security deposit (direct to the house owner), as we paid it 10 days before arrival, but after several emails and phone calls only got confirmation on the morning of arrival that it had been received. This caused unnecessary stress.
Alex from Cambridge (05 September 2016)

Lovely big house, ideal for an extended family gathering. The garden is huge and the beaches are not far. away from traffic noise, we heard owls at night. There are many places to visit, so near to sandringham which is well worth a visit. The bedrooms are all large and comfortable with good bathrooms. We would go again.
Gill from Folkestone (17 June 2016)

Had a great time
Rami from Nottingham (05 June 2016)

The house was lovely and clean, very spacious. The garden is beautiful, well established and plenty of spaces to sit in the sun and shade. The house was lovely and warm, the bathrooms were all new. The kitchen was well equipped, plenty of intensils and pots. 2 dishwashers helped with all the pots. Yes, some of the windows need replacing but this is being done over time and doesn't take anything away from the house. Would definitely recommend.
Dee from Derby (09 May 2016)

House very spacious, comfortable and fully equipped for the 14 persons booked. The conservatory enabled us to enjoy the little sunshine we had. . parking for a number of cars very easy and gardens would be lovely in warmer weather.
Rosemary from Chelmsford (21 March 2016)

House was amazing although we couldn't work out how to put heating on constant as it was very cold during the night.
Vicky from Troston (07 March 2016)

Most enjoyable experience. House was well equiped.
Rob (18 January 2016)

The size and location of the property is excellent. The rooms are large, and there is plenty of seating for all. We stayed over christmas, and were delighted by the two beautifully decorated christmas trees, one in the hall and one in the lounge. The bathrooms are delightful, clean modern and bright. The outside appearance lets the whole property down, which is a shame, and I note that this has been a continuing theme for a long time. The wooden door and window frames are rotten, and replacement windows would at least allow them to be opened safely. The front door is so rotten that it cannot be used, and access to the house is through the utility room. The kitchen appliances are of a high standard, and plentiful. The china is matched and more than enough for the number of guests. My only criticism was that the drinking glasses are of a poor quality, ill matched and insufficient. We had to go out to buy extra glasses, and would suggest that if guests are staying for any sort of celebration, that they take a selection of glasses with them.
Susan from Canterbury (28 December 2015)

Wonderful house for our family gathering. The most comfortable beds ever. Great location for visiting the sunset coast in north norfolk. The most amazing area if bird watching ticks your box.
Karen from Dedham (14 December 2015)

Great place to stay with big groups. Has everything you need.
Imogen from Bedfordshire (23 November 2015)

A superbly well equipped place -lots of room for a large party -fabulous property perfect for a large family gathering. . only thing that would stop me rebooking or recommending is the insistence on sending a large deposit the week before to a private bank account which I was not comfortable with as I booked through a well know company . it took a week, 4 emails and then a phone call to yourselves to get some confirmation the transfer had arrived.
Helen from Lincoln (19 October 2015)

We had an absolutely amazing time staying at sutton lea manor - what a fabulous house in a wonderful location. Perfect for all the family including children and dogs. Would love to go back!!!
Ciara from Milton Keynes (28 September 2015)

This house is perfect for a large family get together. Very roomy, well equipped, lovely location. The garden is so peaceful. . the house is "lived in" so you expect some very minor issues etc, but this did not stop our enjoyment of the stay. If you want 'show house'standard then you would pay double. . we would stay here again. Thank you.
Iain from Northampton (14 September 2015)

Good house for our large family gathering. Plenty of space for everyone
Mary from Hemel Hampstead (04 September 2015)

A bit disappointed with the appearance of the house, needed some attention to detail. Windows were nailed shut as they would fall out if opened. Very expensive house and was expecting something outstanding but was disappointed.
Denice from Staffordshire (07 August 2015)

Lovely house but needs attention to rotting windows.
Lucy from Leicestershire (18 May 2015)

Lovely house in a fantastic setting perfect for family/friends get together.
Steven from London (23 March 2015)

Spent a loverly week with the family the house is in a great position for visiting the local area
Confirmed Guest (20 March 2015)

Lovely house, in need of a bit of tlc (windows replaced and some redecoration), but new bathrooms great. This house was fantastic for the 12 of us (6 adults, 6 early teens) and location good. Walks into the village nice. Would definitely consider going again.
Simon from Spalding (04 January 2015)

Great house for large group with plenty of space and fantastic garden. only criticism was state of windows - need repair and decoration but did not affect our enjoyment. Kitchen very well equipped with loads of crockery, cutlery and glass wear, bedrooms lovely and bathrooms stylish and spotless. Living room very comfortable - could do with a few pictures on wall to make it a little more homely but as had lots of cards and flowers to decorate room did not matter. All in all a brilliant holiday home
Joy from Rickmansworth (07 November 2014)

Good location, property in need of some tlc, but acceptable. Very large house catered for 11 of us easily. . rose and crown, pub of the year is 5 mins walk away .
Ritchie from Bedford (13 October 2014)

Everything we wanted and more besides for a large family celebration, helped by fabulous weather making the large private garden especially enjoyable. Justin made us very welcome on arrival and left many welcome treats and essentials. Rose and crown highly recommended. . . would love to return again one day.
Geoff from Loughborough (03 October 2014)

Fantastic house for a large family gathering. The location is great and within walking distance of a lovely local pub. . large comfortable sitting room with seats for all and no complaints about any of the beds! I would like to return one day and think it would be a great house for a big family christmas. One point is there is no wifi which is unusual and inconvenient.
Alison from Abingdon (29 August 2014)

The house has a great deal of potential and for the rental asked could have a wow factor with some thought given to colour and presentation. . curtains in some of the rooms needed hanging, one window was cracked and one shower was partial blocked. . . the kitchen layout with the fridge in the utility room was poor and the kitchen stove was dangerous even the knobs were to hot to touch when the oven was switched on.
Margaret from Dartford (22 August 2014)

The size and location of the property is good. however, the property is badly in need of refurbishment. The bathrooms were spotlessly clean as was the linen, however, the floors were a different matter. the middles of the rooms had been hoovered but the cleaners do not seem to clean the edges (and judging by the amount of grim hadn't done so for a while). many of the downstairs windows had been nailed shut, not good in hot weather!
Su from Cambridge (08 August 2014)

The house was perfect for our family holiday for 12 (three generations with children from 4 to 9). it was spacious, well equipped and the bathrooms were spotlessly clean. the garden was an enclosed safe environment for the children. beaches on the north coast were only 15 to 30 minutes away.
Ann from Monymusk, Aberdeenshire (01 August 2014)

An ideal house for a family weekend away. beautiful garden at its peak in may. Well equipped kitchen, tonnes of space and character. nice and clean and modern bathrooms. Smart but not too smart. would recommend.
Fsd from Boston Lincolnshire (19 May 2014)

We were a small group and found the house ideal for us, warm and well-equiped. Convenient for touring the area and good for walking.
Clive from Tunbridge Wells (02 May 2014)

Great house and location for family get togethers. Plenty of room in its own surrounded lovely safe garden.
Mike from Thorpe Bay (31 March 2014)

High spec property in lovely location. Window frames need attention!
Christian from Limb (17 March 2014)

All our family loved staying here, grand but not so grand we were scared to move. Space was fantastic and we all loved coming down the beautiful staircase. Two magnificent christmas trees, a festive dining table and a whole lot of welcome goodies completed the experience. Also loved the area, great for a winter break. Justin was very friendly and most helpful.
Customer 38 from Coleshill (28 December 2013)

A fantastic house, in a lovely village location close to the coast. Our annual family christmas get together, now has a new venue. We all thought the house was great, had everything we needed for a large family break. Will most certainly be rebooking again for next year. Many thanks!
Cheryl from Peterborough (25 November 2013)

The house was brilliant for us. Lovely bathrooms and huge bedrooms. It was further to the beach than the 2 miles stated. The second dishwasher was brilliant although it was a long way to the fridge - a small fridge for the milk in the kitchen would have been useful. The stairs carpet was very worn - the elderly in the party had to take special care on the stairs. Guests should be warned about not leaving any items in the leaky conservatory. We had heavy rain and the conservatory was flooded (mops and buckets job).
Joanna from Redhill (02 November 2013)

A really beautiful holiday home close to lots of activities suitable for all the family and we had family from the age of 2 to nearly 80, so a good mix to keep entertained. . if we were looking for a property suitable for the family again we would definitely consider returning.
Andrew from Crowborough (09 August 2013)

Lovely peaceful and private location.gardens were very pleasant. Furnniture inside was rather basic.carpets were poor and seemed as if they may be a tripping hazard on the main stairs.
Helen from Berkhamsted (02 August 2013)

Generally well equipped and confortable. Plenty of room for 12. Lovely garden and good location, on edge of village.
Sally from Tottman (02 November 2012)

The garden is delightful. Plenty of room to sit out etc. The conservatory was very popular as well.
Customer 44 (September 2012)

Size, space and plenty of room for all to dine together and sit together. And watch tv or play games together. Very good conservatory if anyone wanted to sit on their own. . extensive garden.
Mrs Joy from Corringham Essex (31 August 2012)

Absolutely lovely house. Superb grounds. Kitchen equipment excellent. Justin caretaker smashing. Very delightful touch to receive cakes and tea etc. Everyone enjoyed their holiday and children truly delighted. Fizz the dog had a good time also.even the cockerel was a charmer!! we were blessed with the best weather of august 2012 and had a wonderful time exploring the area.
Sally from Stourbridge (24 August 2012)

The house was huge, garden was beautiful. The beds were comfortable and the bedrooms were clean and soft furnishings were lovely. Towels and quilt covers were all good quality. The bathrooms were clean and the large walk in shower was great.
Janice from Godstone (10 August 2012)

So much space. Shame we couldn’t make use of the garden. The Old Bank Restaurant was extremely good. Very enjoyable.
Customer 48 (May 2012)

Nice large house very suitable for family gatherings... some work needed on the exterior paintwork and windows which look shabby in some areas.
Customer 49 (April 2012)

A lovely big family house with large airy bedrooms and a fantastic secure garden for toddlers and children. The kitchen was well equipped, except for tea towels and had a conservatory attached leading to the garden which was a delight to sit out in. We had a great family week here, there are lots of interesting places to visit nearby.
Customer 50 (March 2012)

We love this house for our family Christmas holiday.
Customer 51 (December 2011)

The house is like a beautiful old rectory in a quiet part of the village (apart from the cockerel). The sweeping wooden staircase in the wooden floored hall is characterful, the four 3-seater leather sofa’s in the massive lounge are really comfy, and great for watching the equally massive plasma tv with sky+. And the recently refurbished bathrooms are lovely, especially the big family bathroom with huge new shower.
Customer 52 (November 2011)

We had a wonderful time, it was a weekend Retreat for HCPT (The Children’s Pilgrimage Trust)for our team of Helpers, before we invite special needs children onto our group, with a weeks Pilgrimage to Lourdes at Easter. All our 12 Helpers including myself felt this was a perfect weekend, and we especially loved the log fire, and the grounds to this lovely house. We would like to return next October, and make this a yearly thing, we didn’t want to leave. We spent a day in Hunstanton, and had a coastal walk on the Saturday, glorious weather too. Thanks for the welcome pack, and the tour of the house by Justin, he was very welcoming, and good sense of humour too.
Customer 53 (October 2011)

Excellent property & facilities. Blessed with beautiful weather in October, couldn’t have been better.
Customer 54 (September 2011)

This is a lovely warm family house. The bathroom and kitchen facilities are excellent. A lot of space and loads of T.V.s.! Wonderful garden and the 6 grandchildren had a lot of fun playing hide and seek in the house and garden. Our best day out was at Wells-next-the -sea, crabbing in the river on the beach.
Customer 55 (August 2011)

The property is an excellent size for a large group, and has beautiful gardens. However, the decoration is looking tired in some of the rooms. It would benefit from a dustpan and brush, and an outside clothes airer.
Customer 56 (August 2011)

An excellent house for our extended family, with a wonderful well cared for enclosed and private garden. This was our second visit and the house had had a major refurbishment in the last year.
Customer 57 (June 2011)

Beautiful house and garden, but difficult walk to Snettisham or the local pub, as twisty country road with no footpath for some of the way.
Customer 58 (June 2011)

Wonderful new shower rooms and a very spacious garden were the highlights for me.
Customer 59 (May 2011)

Lovely large house for family holiday, clean but not so that you worried about the children running around. Cooker not user friendly, when oven on all knobs get very very hot. Near all local facilities, excellent pub with restaurant just down the road. Beaches not so good, shingle and very windy.
Customer 60 (May 2011)

Beautiful old house, large rooms, lovely garden and location.
Customer 61 (October 2010)

Very large party, suited us and had everything that we were looking for.
Customer 62 (October 2010)

In our group there were eight adults, two children and one infant. Everyone said it felt like we had a hotel to ourselves. The garden was lovely and there was so much room - with a bathroom for every couple! All of the rooms were huge and we felt spoiled rotten for a weekend.
Customer 63 (July 2010)

Our family group of 12 was comfortably accommodated at Sutton Lea Manor. We particularly enjoyed the well furnished garden and some pleasant early summer weather.
Customer 64 (June 2010)

Spacious, quiet location, lovely conservatory that got the morning sun.
Customer 65 (March 2010)

Spacious house with excellent lounge facilities.
Customer 66 (March 2010)

Very well equipped for a large party.
Customer 67 (December 2009)

Perfect for group holidays. Fully equipped.
Customer 68 (December 2009)

The house was well equipped for such a large party and was in a fantastic location i.e. good walks, good pubs and dog friendly.
Customer 69 (November 2009)

Very well equipped for the size of the party, bedrooms all of a decent size.
Customer 70 (October 2009)

Excellent House, lives up to the pictures. Large house suitable for big family gatherings. Children catered for with travel cots stairgates etc. Fantastic garden. Everything you could need in the house. Lovely village in easy reach of various local attractions.
