An excellent welcome and perfect property for a large group. the property is not too pristine which was great as enabled us to relax. gardens are beautiful and immaculate and a really important element of the house. well positioned for enjoying the local area including walks from the house to the beach. Slight area of criticism would be the fact that the front door and french windows wehre locked and keys where not available. The main egress from the building was via the back do which to reach you would have to pass through the kitchen which would be the most likely place a fire would start. There where 2 locks to the front door but I could only find one key. . there was a leaky roof which affected on bedroom slightly however part of this properties charm is its lived in appearance Steve from Surrey (06 March 2017)
We stayed at sutton lea manor as a mixed group for new year. The house is a very impressive older house circa 1907 I believe. It has lots of space, is very warm & inviting. The modern bathrooms on the 1st floor are great. As mentioned by other guests the windows & front door at front of the house are in desperate need of replacement but this did not effect our stay. The housekeeper who met us at the property was incredibly pleasant. The village was far nicer than I anticipated with two great pubs in easy walking distance, an impressive church & little local shop. The key holder/caretaker made a big difference to our stay. he was very helpful, obliging of our requests and most pleasant. his team of cleaners did a great job. being a party of twelve for a week spanning christmas, we were particularly appreciative of the very well-stocked kitchen cupboards with ample crockery and an excellent supply of large saucepans etc. the house was warm and well-aired upon our arrival which was important to us with a young baby and a 94 year old among our guests. we loved the fact that they had taken the trouble not only to decorate two lovely christmas trees, but to leave it to the latest moment so that the needles would not drop! We were a group of 10 male friends. we found the property big enough for us to stay in, in fact we loved the type of property that it was - victorian house. we didn't need much as we can look after ourselves. the cooker and fridge were adequate for our needs. no complaints about the beds or bathrooms. for some the quilts needed to be thinner - tog 4 to 8. great lounge we could all sit in and socialise and watch tv. good dining room table - easily enough room. the pubs and shop were an enjoyable 15 minute wander into snettisham. we had a great breakfast at the beach park café, an evening meal at the rose and crown and great calvery lunch at the queen victoria. The house was nice, but needs work doing to it. The front door is unusable, and many windows are screwed shut, which made it difficult to cool the bedrooms when it was very hot. there is wi-fi, and all necessary appliances. The mature garden is lovely, and with the gates shut it was enclosed enough for the dogs too. It's just a short walk to pubs and shops and a short drive to the beaches. I got very frustrated when paying the security deposit (direct to the house owner), as we paid it 10 days before arrival, but after several emails and phone calls only got confirmation on the morning of arrival that it had been received. Lovely big house, ideal for an extended family gathering. The garden is huge and the beaches are not far. away from traffic noise, we heard owls at night. There are many places to visit, so near to sandringham which is well worth a visit. The bedrooms are all large and comfortable with good bathrooms. We would go again. The house was lovely and clean, very spacious. The garden is beautiful, well established and plenty of spaces to sit in the sun and shade. The house was lovely and warm, the bathrooms were all new. The kitchen was well equipped, plenty of intensils and pots. 2 dishwashers helped with all the pots. The size and location of the property is excellent. The rooms are large, and there is plenty of seating for all. We stayed over christmas, and were delighted by the two beautifully decorated christmas trees, one in the hall and one in the lounge. The bathrooms are delightful, clean modern and bright. The outside appearance lets the whole property down, which is a shame, and I note that this has been a continuing theme for a long time. The wooden door and window frames are rotten, and replacement windows would at least allow them to be opened safely. The front door is so rotten that it cannot be used, and access to the house is through the utility room. The kitchen appliances are of a high standard, and plentiful. The china is matched and more than enough for the number of guests. My only criticism was that the drinking glasses are of a poor quality, ill matched and insufficient. We had to go out to buy extra glasses, and would suggest that if guests are staying for any sort of celebration, that they take a selection of glasses with them. A superbly well equipped place -lots of room for a large party -fabulous property perfect for a large family gathering. . only thing that would stop me rebooking or recommending is the insistence on sending a large deposit the week before to a private bank account which I was not comfortable with as I booked through a well know company . it took a week, 4 emails and then a phone call to yourselves to get some confirmation the transfer had arrived. This house is perfect for a large family get together. Very roomy, well equipped, lovely location. The garden is so peaceful. . the house is "lived in" so you expect some very minor issues etc, but this did not stop our enjoyment of the stay. Great house for large group with plenty of space and fantastic garden. only criticism was state of windows - need repair and decoration but did not affect our enjoyment. Kitchen very well equipped with loads of crockery, cutlery and glass wear, bedrooms lovely and bathrooms stylish and spotless. Living room very comfortable - could do with a few pictures on wall to make it a little more homely but as had lots of cards and flowers to decorate room did not matter. The house has a great deal of potential and for the rental asked could have a wow factor with some thought given to colour and presentation. . curtains in some of the rooms needed hanging, one window was cracked and one shower was partial blocked. . . the kitchen layout with the fridge in the utility room was poor and the kitchen stove was dangerous even the knobs were to hot to touch when the oven was switched on. The size and location of the property is good. however, the property is badly in need of refurbishment. The bathrooms were spotlessly clean as was the linen, however, the floors were a different matter. the middles of the rooms had been hoovered but the cleaners do not seem to clean the edges (and judging by the amount of grim hadn't done so for a while). many of the downstairs windows had been nailed shut, not good in hot weather! All our family loved staying here, grand but not so grand we were scared to move. Space was fantastic and we all loved coming down the beautiful staircase. The house was brilliant for us. Lovely bathrooms and huge bedrooms. It was further to the beach than the 2 miles stated. The second dishwasher was brilliant although it was a long way to the fridge - a small fridge for the milk in the kitchen would have been useful. The stairs carpet was very worn - the elderly in the party had to take special care on the stairs. Guests should be warned about not leaving any items in the leaky conservatory. The house is like a beautiful old rectory in a quiet part of the village (apart from the cockerel). The sweeping wooden staircase in the wooden floored hall is characterful, the four 3-seater leather sofa’s in the massive lounge are really comfy, and great for watching the equally massive plasma tv with sky+. We had a wonderful time, it was a weekend Retreat for HCPT (The Children’s Pilgrimage Trust)for our team of Helpers, before we invite special needs children onto our group, with a weeks Pilgrimage to Lourdes at Easter. All our 12 Helpers including myself felt this was a perfect weekend, and we especially loved the log fire, and the grounds to this lovely house. We would like to return next October, and make this a yearly thing, we didn’t want to leave. This is a lovely warm family house. The bathroom and kitchen facilities are excellent. A lot of space and loads of T.V.s.!
