As we were lucky enough to have beautiful weather we were always out on the decking enjoying the location especially my elderly mum, a patio umberella to shade from the sun would have been a great asset but we couldn't find one. We loved the location of this property, to wake up in the morning and see the boat and river at the bottom of the garden was a joy. The house was very comfortable and had everything needed to cater for our party of seven adults. The use of the boat was an essential part of our enjoyment, especially for my 21 year old son, who absolutely loved pottering about on the river. We had one major problem with the property: the downstairs bedroom was part of the conservatory round the house and whilst there were blinds on most of the side windows there was nothing at all on the roof which meant bright early mornings. We were somewhat sleep deprived at the end of the week. Also in warmer weather I suspect it would be very hot. . we also had a number of other issues; whilst our stay was in june, all of the beds had winter 13.5 tog duvets. . the downstairs shower room with sink/toilet had no surfaces (other than the floor) to put things that we'd taken there. Also no towel rail or hooks to hang clothes. When contacted on the first day of rental the owners refused to help with any of the above issues.(duvet issue not mentioned) anybody thinking of renting should be very cautious! Lovely house and gardens and a view to die for out the back, so calm and peaceful by the riverside, with a boat available too!. . only difficulty was getting wheelchair bound mum up into the house, a ramp would have been so much better as it is heavy lifting up the steps. Great location weather not too good, the day boat enabled us to explore the broads locally. Had a great carvery meal at the ferry inn at horning for a birthday celebration. It was comfortable, spacious and very well equipped with everything you could possibly need in terms of crockery and cooking facilities. The garden was lovely and the property perfectly situated in terms of access to the water and to shops and pubs in Wroxham, which was much closer than we had realised.
