This was a lovely house that could have been so much better with a little thought behind it and a little maintenance to the house and boat. So many marks on the furniture because there was not a single coaster available so rings on the table and island were inevitable. Lots of light bulbs failed and in need of replacement. A door unable to close on one bedroom that looks as if it been that way for a long time. The boat was to say the least tatty. So much so that my wife would not use it. Phone calls either not answered or promises not kept. All in all what could have been a great holiday was in fact only average. Malcolm from Worcester (14 July 2017)
Fantastic house, great views. Good facilities. few minor diy problems need addressing but nothing that could spoil the holiday. great to have the boat to use although it wasn't the best but it made a difference. Location is fabulous but for a recent house there were many flaws in finishes and fittings and cleanliness. Four bedrooms and four bathrooms was perfect for our three generation family group but time was spent on cleaning and some doors and windows didn't work. Finishes generally were superficial for a modern house and being locked in a bathroom was unexpected!. we enjoyed the use of the boat on the broads but once again, the vessel needed cleaning.if the owners tried living in the house for a few days they would discover and (i hope) rectify the numerous flaws and problems. . as it is, we would have reservations about recommending it to friends. The pictures shown do not show the true picture. Only half the sliding doors to the river worked. No locks on any bathrooms. Very hot week, no fans to help cool down when trying to sleep. Steep steps on decking outside back door - no warning to children - it may say unfenced, but a warning re safety should be in place. My son slipped and fell down them all and really hurt himself. Geese poo everywhere on the lawn, we had to clean up before letting our children on the lawn. Unmowed lawn. General outside upkeep minimal. Properties either side had stunning gardens, such a shame this one was not looked after all that well. Wifi was terrible. overall what we paid was way too expensive for what we got. we were expecting something a little more luxurious to be honest for that price. The property worked very well for our party of 6 adults, 2 children and a dog. The property is equipped with every convenience required. The location was excellent and our weather perfect, the use of the boat added to the holiday. We found issues with 3 internal doors, locks not working properly, 1 loose and will cause a problem soon, 1 covered with gaffe tape and our main bedroom door sticking very badly. The toilet pans were also loose and need fixing, didn't expect this from a prestigious property. I have informed the owners and had assurances these will be addressed. Great location and views, stunning property inside and out cleaverly designed, some slight niggles though, 2 of the wet rooms flooded because of drains not being matained, one wet room door got stuck in the locked position, otherwise a lovely property. . . its a 15 minute walk into the village, for those who have difficulty walking it may be a problem. Stairs dangerous , very slippery , fell down them , no information pack , frying pan took 15 minutes to clean , no toilet rolls , blind in main bedroom broken , unable to lock main bedroom patio door , although free boat was very nice it was absolutely filthy , sheets were clean but stained , chipped crockery , with a bit more care it could be very nice , stairs need looking at Julie from Harwich (17 March 2017)
The overall cottage felt very cold ,and barn like,wasn't happy about the state of the mugs 8 out of 10 were badly chipped so had to buy some , the blind in the master bedroom kept falling to bits ,stairs was very slippery,think it had been polished ,so was very dangerous, bathroom door kept getting stuck , I definitely wouldn't stay here again Julie from Spalding (04 November 2016)

Hugely disappointing, especially for the price, but to some extent, at any price. The property is fitted with what seems to be the cheapest and flimsiest of furniture and fittings. When we arrived we could not enter the property because the door lock was broken. A couple of days later, the key to the sliding doors onto the decking area broke in the lock and remained there throughout our stay. We spent most of the first day scrubbing the floors and cleaning everywhere. . the first time we used the bath, water leaked from the overflow through the lounge ceiling. The bath was unusable because the water was a dirty murky rusty colour and remained that way throughout our stay, despite our reporting the problem. . . effluent drained into the river from a pipe underneath the riverside decking in front of the house every half hour or so ..not very pleasant when sitting outside to enjoy the river! the front `garden` is an utterly neglected wasteland ( unlike the beautifully kept neighbours gardens) and the available motor-boat is dirty and, in our view, derelict and fit only for the breakers yard. . . the list of problems with the property is too long to detail here. Suffice it to say the we hired a boat from a local boatyard and spent most of our two weeks living on the hire boat. Such a shame .from sailing past the property a year before and seeing it built this was a huge let down and turned what should have been a lovely couple of weeks into a stressful and uncomfortable time during which we frequently discussed abandoning the holiday and coming home. This is a fantastic house let down by a lack of attention to detail, spacious, well equipped, great quality fixtures and fittings but I couldn't understand why with really nice worktops and tables there were no mats for hot cups? . . the lack of a welcome book was astonishing, I wanted a quick overview of the house with basic details on how to operate the tv, dishwasher etc. . the cleaning routine also needs revising, the floor visible under the kitchen units was littered with crumbs of food, the floor at the top of the stairs was stained and one of the toilet brushes was to say the least disgusting as was the brush holder. . finally I accept the boat was 'free to use' but frankly I expected an 8-person day-boat to have the toilet and cooker working. The state of the boat inside and out was very disappointing, surely the clientele the house attracts deserve a boat in keeping? I would rather pay extra and have something of quality than this. A lovely modern, warm, well equipped property in a peaceful setting much enjoyed by all in our adult family group. We especially liked the big fluffy bath towels supplied!. it is not a property I would take young children to because of the staircase and the fact that the access and garden is not fenced. Lovely house to stay in and the boat is a wonderful bonus. Everything in the house is new, clean and bright. Very comfortable for up to 8. All 4 bedrooms have an ensuite to a high spec. First of all the house is beautiful, lovely comfy beds and gorgeous ensuites, however there were a couple of minor cleanliness issues, dust under the beds and a little dust on the banisters, also the garden wasn't checked and can only assume last guest brought a dog!. . unfortunately the house was freezing so if visiting in the winter months bring jumpers! should imagine it would be lovely in the warmer months, especially with the big patio doors in the living room. . . the house has a beautiful kitchen with a massive range cooker however grill takes forever to cook anything so could do with a second frying pan also there was no wok. . . there is lots of wildlife outside including swans, geese and a heron, which my daughter enjoyed feeding porridge oats to. . . we used the boat which the kids loved and also enjoyed watching lots of sunday sailors passing from the comfort of the living room. . . I have stayed in quite a few holiday homes and 1 thing this was lacking that I have always found in others is entertainment, it could do with a board game, pack of cards and maybe a couple of dvds . . finally if you are accident prone like me mind your head on the staircase! This place has the wow factor and is in a stunning location, having use of the river boat was a real advantage. the all the rooms are a good size and the master has a fantastic view of the river, all the en-suites are large and well equipped. there are a few points which prevented a clean sweep of 10/10. Comfort & equipment - the thermostat for the central heating is on the open plan landing, as the heat rises the thermostat hits the temperature set and the heating cuts out - however this means downstairs gets cool, heating controlled remotely by owners and sending texts etc to request heating turned up is a bit of a pain. we have stayed in many holiday cottages over the years and thought the level of kitchen equipment (pots & pans etc) was fairly basic. Cleanliness - ok but felt it could do with a deep clean (maybe this is due at the end of the season ??) - light fittings etc needed a good dust (in fact someone had written something along those lines on the light fitting in one of the bedrooms !!). . these issues however did not spoil our enjoyment and we would love to return Sue from Norfolk (30 November 2015)
Overall a lovely location and great place to stay with a beautiful view. It is very modern and spacious. However they missed the little touches like providing tea, sugar and even hand soap for bathrooms. The property is right next to open water and the safety features are not complete so could be dangerous for young children. The lights to the front of the property were not working so the boardwalk along the waters edge wasn't clearly visible. Also a sign outside the front would be helpful in finding the property.
