The theatre is in a beautiful setting but it was not suitable for our 90 year old dad and we had to cut our holiday short. he could not negotiate the few steps and it proved to be unsuitable for him. I would imagine that it would be a lovely place to stay for all but the very young and the inform. However dad spent the whole time in his bedroom as he was unable to get into the lounge or the kitchen. as one of the downstairs bedrooms is only accessible through the main bedroom we had to sleep in the loft bedroom. A television in the main bedroom would have been ideal for him but although one was brought in for him there was no signal and he spent his break in silence. Jan from Milton Keynes (31 March 2017)

Extremely spacious and well appointed. Very pleasant staff; lovely pool; great location. Shame that there was a very large party staying in the main house and there's no soundproofing between their washing machine and tumble drier and the theatre's sitting room and upstairs bedroom. Exactly what we were looking for; a quiet hideaway, close to the coast and all the best things norfolk has to offer, comfortable and pretty, all the facilities we needed, and the pool was amazing! it felt like a lovely special time away and am looking for an excuse to go back as soon as possible. Sedgford hall is the nicest place we have found in 6 visits to the north norfolk coast. The theatre has everything we needed and more, and we were warm and cosy. Beautiful,peaceful setting; silence disturbed only by hooting owls and honking geese.perfect, as a bird-watcher; as was the sight of a barn-owl coursing the field while we were eating breakfast.good central location for many bird-watching sites. Nice spacious cottage with good facilities. a slightly odd layout as access to the downstairs bathroom was only via one of the bedrooms but I guess this was due to the listed nature of the building. The staff were very friendly and welcoming. We had minor problems with a faulty fire alarm but this was resolved. We had a very lovely weekend staying in the theatre. So impressed with the comfort and cosiness of the place. Enjoyed relaxing nights in, in front of the log burner; went for a long walk around the beautiful grounds and had an evening swim with the indoor pool all to ourselves. A gem! very spacious, with beautiful gardens and extensive grounds. Close to village though no food shops there and not quite close enough for easy walk to (excellent) local pub for the elderly members of our party. Well located for visiting the lovely seaside town of hunstanton and numerous nature reserves. Staff at the hall were very helpful on the small issues we had (e.g. Weak wifi signal). kitchen well equipped and nice, small, bright dining room with views of the gardens. Lounge area very dark for reading in the evenings. Would have no hesitation in recommending the theatre for visitors to north west norfolk. Ian from London (05 June 2015)

The first frustration was the fact we could not reach the owners before our stay. . this was particularly frustrating as we wanted some advice on new year as well as some general questions regarding the cottage and of course the key collection. . the cottage itself is spacious and pictures online need updating as they completely omit the sitting room. For 4 of us we found there to be plenty of room and you were never on top of each other. What is particularly nice is that the 2 sleeping arrangements are completely separate so 2 couples can easily share. In our case, the upstairs room is a twin and it would have been nice for it to have been configured as a double, and the mattresses are awful, once you find a spot they are comfortable but creak every time you move!! the bed linen also had holes in it so could do with replacing. . the kitchen and separate diner are nice, however the previous guests had not left the utensils very clean so we had to clean everything before we started - this should have been picked up by the owners!!. . throughout the property you get the feeling that it has so much more potential and although nice - could be super nice. It felt a little bit unloved and it was clear that its sole purpose is to bring a bit of cash in. . the location is excellent and you can take a walk across the grounds (they warn of being aware of the shooting but fail to update the pin board to tell when and where to be aware?!) it is also just a 10 minute walk into the village where there is a lovely pub with really friendly owners. . on reflection, we would stay there again as it suited our needs and we worked around the few niggles and just got on with it, therefore we probably would stay again.. . if the owners read reviews, please give it a lick of paint and some tlc!! also, might be worth having a guest book in there as many properties do so that they can get the feedback directly? To get the gripes out of the way first …. - the heating is very hard to control. Everything was very hot on our arrival, but during our stay, we could never seem to get the radiators hot enough again. - loads of pots and pans but no decent cutting knives. they are all serrated, and useless for veg chopping etc. . - it may be better outside the xmas period, when the estate office is open every day, but we found it almost impossible to contact anyone when we had a (several) problems - this is a total ‘not-spot’ for mobile phone coverage! . - we never got the tv or dvd working properly during our stay. - you will be very lucky to get a wifi connection anywhere except right next to the router – and even then it drops out frequently. . - as others have remarked, there can be a lot of noise from the rest of the house in the living room – but that’s the only place there is a problem. - the electric hob in kitchen is impossibly slow. It takes ages to come up to temperature, but if you turn a ring down it’s several minutes before anything appears to happen/cool. - in the depths of winter, it would be nice to have a full load of logs provided as part of the price, rather than having to buy them for £3.50 – and tea-lights are not firelighters . . the good stuff (which outweighs the gripes!):. - despite being called a cottage, the theatre is absolutely massive. - wreath on the door when we arrived, and a christmas tree in the sitting room. - when it’s warm enough, everywhere is very comfortable. The sitting room is massive!. - nice walks through the grounds. - wave after wave of geese going over the house from snettisham in the early morning. -the young owner is very charming and helpful when you can get hold of her. - pet-friendly – but apparently ours was the first ever cat!. - the heated indoor swimming pool is fantastic. When we arrived the whole dinning area was infested with all kinds of flying insects. The pictures of the cottage appeared to show the property to be on one level which it wasn't with stairs to the kitchen, sitting room and dressing room - a problem as I have arthritis. The sitting room was not the one shown in the pictures but a different room altogether - this picture has since been removed! television with only one channel. Noisy neighbours through the adjoining wall. In the evening we moved into the bedroom as the insects, now in the sitting room, were driving us and the dog to distraction. We decided that we couldn't stay in the conditions as they were and left the next morning. I wrote to sedgeford, after nearly two months we still have recieved no response. On arrival we found the theatre to be clean and spacious. However on the first evening we found that four light bulbs were not working, one lamp we could not turn on, several radiators were not working and we had only one programme on the television which was found with difficulty. We were unable to get help that evening. we reported the faults the next morning. the tv was found to have a loose wire in the aerial, most of the faulty bulbs were replaced and the lamp that did not work had a peculiar on/off system for which there were no instructions. The ceiling lights in the dining room switched themselves on and off throughout the week. the heated towel rail in the downstairs bathroom did not work all the week. a plumber was called in to see to this while we were out and left us without hot water downstairs. that was cured the next day. Each evening we had considerable noise from the owner's accommodation adjoining the sitting room. In addition to this we were plagued by a type of wasp in the dining room which seemed to be coming in through a hole in the ceiling. The hole was plugged with paper but they still kept coming! Absolutely gorgeous house, beautiful grounds to walk in. We had a huge bed and what a surprise, a dressing room, so large it could have been a room on its own. Sitting room with a sofa each, very sumptuous but still cosy. Kids bedroom great, miles away from ours. Kitchen looks out onto a fantastic walled garden and pool. But for me the most magical part was the stunning completely private garden, I was in love from the moment we shut the gates! . we would love to visit the theatre again very soon. Excellent cottage much bigger than we thought. Only niggle the price doesn't include towels, this is the only cottage we have stayed in where towels are not provided but could be hired. Also a large number of ceiling lights were not working but this was resolved very quickly. Took our 2 grandchildren with us and they loved it, especially the indoor pool.
