We were very pleased with it. Imaginatively set out the property, though compact, was very comfortable and well-equipped. We are happy to recommend it to friends. John from Great Chesterford (30 September 2016)
Very small property, the bathroom especially was very tiny with no room to move. The settees were uncomfortable and the seats too wide for a little person, some scatter cushions would have helped. The mattress on the bed was cheap and nasty with springs pressing into our body, making for very uncomfortable nights. The overall property was very clean and tea and cake was provided on arrival. Mrs. Brown from Great Yarmouth (23 September 2016)
Great location with good food shops and restaurants nearby. Cottage clean and comfortable Bill from Crawley (09 September 2016)
Great little cottage in a great location. Perfect for a young family. Didn't check but just assumed there would be wifi and there wasn't. Other than that couldn't fault it. Lucy from Derby (12 August 2016)
Sandpaper is a lovely, clean ,comfortable cottage with everything you need it,s a home from home. It's a minute away from the lovely seafront and has lovely outdoor seating areas, the outdoor furniture was replaced with new stuff while we were there so it's great. The only tiny fault is the toilet is quite compact if you are a large person but the shower is fairly roomy. Fiona from South Lanarkshire (29 July 2016)
Excellent cottage clean well equipped a great place to stay Customer 6 from Stratford Upon Avon (11 March 2016)
The cottage was clean, had everything you would want, location was very good only a very short walk to promenade and beach .local shops and tesco within easy reach. Gordon from Bury (25 September 2015)
Perfect little place, new clean decor. . easy to get to beach and town centre. . nice knoru g we had a parking space. Struggled with size of bathroom being pregnant, very small. . sofas need replacing, very uncomfortable and work. Joanne from Market Harborough (31 July 2015)
We had a lovely week in this bungalow. The only problem we had was that the sofas in the property were rather uncomfortable and very low. Other than that everything was superb. The welcome tray, milk and fresh flowers were a thoughtful touch and the property was spotlessly clean. Thank you. Anita from Chesterfield (05 June 2015)
One of the best we have stop at David from Bedworth (22 May 2015)
An excellent holiday in an excellent cottage. have been before and will no doubt return. always clean and comfortable. always a warm welcome. thank you. Tony from Hertfordshire (20 March 2015)
The time there in this lovely holiday home was truly enjoyable and everything was above expectation, thank you. Ursula from Switzerland (05 September 2014)
A lovely, quiet apartment in a great location. Tea, coffee, cakes and flowers on arrival! 5 mins walk to beach, 10 to funfair, 15 to hunstanton green. Very clean. The only small issue was the bunk bed mattresses need replacing, particularly the top one where the springs could really be felt - our 11 yr old found it uncomfortable. Other than that, I would highly recommend this accommodation for a small family. Confirmed Purchaser (15 August 2014)
Lovely place, location brilliant, thoroughly enjoyed our holiday there Claire from Milton Keynes (08 August 2014)
This property was not really suitable for older people with mild mobility problems Margaret from Peterborough (11 July 2014)
Really good location and very well appointed. A lovely place to stay, nice and close to the beach. Nice welcome tray. Only minor gripe is the lack of 3g in the area generally and of wifi in the cottage - which is really useful to plan outings and check weather to see if it's a beach or in-doors day. Simon from Lincoln (06 June 2014)
Spotlessly clean and well equipped. We would certainly revisit this cottage. Only slight criticism, the sofa's were too low and not particularly comfortable. The beds on the other hand were superb! David from Corby (20 September 2013)
Excellent location, very close to the beach and amenities. The property was very clean and comfortable and very well equipped. . will certainly return. David from Sheffield (13 September 2013)
A lovely compact , clean bungalow in a quiet location , one minute walk from the beach and ten minute walk to the town centre . welcome pack of tea and biscuits , could,nt ask for more . if anyone does,nt want to use their car the " coasthopper " bus is excellent value for getting out and about . we will certainly visit again next year . Philip from Chesterfield (06 September 2013)
The welcome tray was much appreciated. We would definitely stay in the cottage again. Susan from Leeds (23 August 2013)
Great location, good facilities, only drawback is if your 6'3" and 17 stone like me the bathroom's a bit on the small side Confirmed Purchaser (16 August 2013)
Had a really lovely family holiday.the location of the cottage is ideal for all the local amenities. The cottage has everything we needed and our children enjoyed playing with the games and watching videos and dvds. The only minor problem we had was that the drawers smelled damp so we couldn't use them. Otherwise perfect. Sarah from Sheffield (02 August 2013)
A fabulous break away-everything that we needed. Hope to return again in the future. Customer 23 from Leics (26 Jul 2013)

Better than expected. Bearing in mind adverse weather conditions experienced during period the accommodation was warm and comfortable (home from home) John from Bradford, W Yorks. (22 March 2013)

Location near the promenade/sea Raymond from Bromley Kent (14 September 2012)
Very close to the beach and flat easy walking access from the cottage to the beach. cottage spotlessly clean. Very comfortable and well equiped. lots of extras provided such as tea, milk, cake, flowers, dvd's, books, games. good sized tv. comfortable beds. So much to do in the area, and not enough time to do it all. Anthony from Harpenden (20 July 2012)
Immaculately clean, comfortable and cosy. Everything I needed was there. The cottage really is so close to the beach and the promenade, which is perfect for anyone like me who finds walking difficult. I have stayed here before, and will be back again. Customer 30 (October 2011)

Small but perfectly adequate accommodation. Spotlessly clean, welcome gifts, well furnished and plenty of cooking utensils and crockery. Very handy for all amenities; Tesco supermarket within walking distance. Customer 35 (June 2011)
Hunstanton is a lovely place to visit - lots to do. The cottage is in walking distance to the very clean beaches with lots of wildlife, good eating places, shops with local produce, and beach attractions. The cottage was well appointed and quiet. Spotlessly clean, welcome pack, lots of extras provided e.g. cleaning liquids, kitchen rolls, bags for bins etc. Customer 38 (October 2009)
Very compact and cosy, although the bathroom was rather small. Fortunately we are not very big people so we had no problem. Customer 39 (September 2009)
Superb location - near to beach, shop and town a few minutes walk away. The accommodation was well positioned - in fact - an ideal location for us. Everything was catered for, from games and dvd’s to glasses and utensils. We found we had everything we needed. Very clean and comfortable. We would definitely stay in the bungalow again. Well done. Customer 40 (July 2009)
Nice size, very comfortable bed, plenty of storage space. Customer 41 (July 2009)
A lovely and very clean bungalow which is amazingly equipped. The location is just 2 mins walk from the beach and is perfect for a family with young children or a couple just wanting some quality time together. There are thoughtful little touches everywhere you look from fruitcake and tea on your arrival to fresh flowers in the bedroom. A truly cared for property which I would definitely recommend to anyone. Customer 42 (November 2008)
A perfect holiday home. Warm and cosy, lots of excellent facilities nearby, and homely touches supplied by the owners. The beach, shops and entertainment are all within easy walking distance. We had a very comfortable and relaxing holiday. Will definitely use again. Customer 43 (October 2008)
This was really a home from home - welcoming and comfortable. It was really close to all amenities and we did not need to use a car. My children adored it. We will definitely be coming back. Customer 44 (May 2008)
