The cottage is very well presented with a beautiful garden. The owners have tried to think of everything one might need. . . it is in a quiet village which wouldn't suit everyone, but there are plenty of places to visit only a short car journey away. . . we booked at short notice so didn't pay the full price, which made our stay excellent value for the high quality of accommodation. The cottage is delightful with a superb garden and is spotlessly clean. The bedrooms are small but quite adequate. Some may find that the downstairs toilet and bathroom is a problem, but we had no difficulties. The kitchen is fully equipped and the living area comfortable. The amount of information provided about the cottage and the surrounding area is truly exceptional and was a great help. Gresham is a pleasant village, but with hardly any amenities, so if you want to be close to the centre of things perhaps this is not for you. However, it is in an excellent location for exploring the nearby coast without the usual traffic problems. The nearest pub/restaurant is 2-3 miles away but was extremely good and welcoming. If you really must maintain contact with home and family you should be aware that there is no telephone, no internet and no mobile phone signal at the cottage. It was possible to "find" a (usually weak) mobile signal nearby so we managed to communicate daily once we became familiar with the area but the reality of life in this part of norfolk is that the mobile phone signal is at best very variable. Primrose cottage is really well situated for exploring north norfolk - very near to sheringham, beaches with seal colonies, etc. (lots to do). we can recommend a visit to the shire horse sanctuary and exploring local churches. The cottage itself is immaculate and has been equipped with a lot of care. the heating is really efficient - we were very comfortable there and had a lovely week. the beautiful garden is a bonus. The only very small gripes - as mentioned by others in reviews, the shower is a little awkward for slightly taller people and a larger sofa would be easier to relax on. Despite only having a medium sized car, we found the entrance to the parking area very difficult to negotiate. This could easily be rectified by removing some low fencing. the nearest pub was a couple of miles away, but the route was uphill & along narrow lanes which meant it would be dangerous to walk or cycle there, especially when dark. The locals drive very fast. the nearest food shop, attached to a petrol station, was also a couple of miles away along narrow lanes. lastly there was no internet access or landline in the cottage. Wonderful central location in a quiet and attractive village. although the village has no pub there was a family run pub (the wheatsheaf) in west beckham (1.5 miles) that served good food, beer and had a warm and friendly atmosphere. Confirmed Guest (17 June 2016)
Everything was spotlessly clean and we had all the equipment we needed. the only drawback, and I realise it is the layout of the cottage, is that the bathroom and toilet was downstairs. it's a little difficult for toilet during the night and also walking through kitchen and lounge in a towel after shower/bath. i, as the older family member, am making these comments. Quite simply this is the best cottage we have ever stayed in. Exceptionally finished and maintained it is a credit to its owners. This was our second stay at primrose cottage (we stayed at the same location last year and enjoyed it so much decided to return this year!) and yet again it has exceeded our expectations. such a delightful, cosy and clean cottage and the perfect base for exploring nearby sheringham, cromer and wells. what more could we have asked for than a tiring day at the beach followed by a roaring log fire in the evening to relax by..perfect! Primrose cottage was absolutely beautiful and the cleanliness was second to none. the only downside for us was its rather remote location. trips to the local pub, sheringham and cromer were not walkable so we had to rely on the car the majority of the time. however I must add this was a very minor downside and I would highly recommend this cottage to other holidaymakers Alyson from Derby (25 April 2014)

It is a very pretty cottage with a really well appointed kitchen with new appliances and everything in top condition. I was impressed that the owner met us and showed us around the property and provided two large folders of information about the cottage and tourist activities in norfolk. We found these both very useful. The front garden is really lovely as well it is clear the owners are keen gardeners. I would recommend this cottage as a lovely quiet place for families to stay.
