Lovely well equipped property. Very close to town & handy for north norfolk coast. Off road parking plus a nice little garden to sit out in. Only negative points were the shower wasn't great and the suite wasn't overly comfortable but that is just a matter of opinion. The cottage itself was pretty much what we expected. The back garden was beautiful and very secure. The front driveway is fully open onto a very busy road and therefor a bit scary getting dogs out of the boot without them running off. The driveway is also quite difficult to drive out of with a big car and if the owners car is in the way you have to back out onto a busy road but as a driver you are blind so I had to stand in the road and direct my husband out. The only other problem we had was being told after we got there that we couldn't leave the dogs in the cottage at all, so going shopping meant you had to leave them with somebody in the car with them and in hot weather even with doors and windows open it was still very hot. It also meant we couldn't go for a relaxing pub meal without them. Don't get me wrong I love my dogs but it is also nice to have a bit of a break too. We have stayed in cottages before and never been told we can't leave them in the cottage at all so it was a bit of a shock. These rules should be spelt out before you book. We had a lovely month in this cosy little cottage. the cottage is very well equipped including comfy beds and has a nice little garden overlooking open fields. the cottage is just a 5-8 minute walk from centre of holt where there are some very good restaurants and coffee shops. john and cynthia are very friendly and helpful and are on hand next door to answer any questions you may have. we can thoroughly recommend overland cottage. Lovely cottage. we have stayed there before so looked forward to our return. close enough to holt to walk to. just right size for two of us and the dog. the bedroom is small, but the new bed is lovely and comfortable and easy to get out of, which shows that the owners care and listen to customers. main bedroom is in the back so is very quiet at night as the cottage is on a fairly busy road (though this goes quiet mid evening). really warm and comfortable and great to come home to after a long day walking the fabulous coast. we visited in october - loved it. could even sit out to look at the stars because of the covered area. great location for north norfolk coast if you are a birder. A great little cottage in a great location. The only thing is that the shower cubicle is rather small and the water is not very powerful, so hair washing takes a bit of time for those with long hair. Other than that I would recommend this cottage Confirmed Guest (22 August 2015)

Accommodation was nowhere near as spacious as appeared in photographs. Double bed against one wall in the narrow double bedroom which proved difficult in getting in and out for the person near the wall and only approx. 14inches of space on the other side; personally feel double bedroom is not be suitable for older people like ourselves. Very claustrophobic. Low-level windows in bedrooms without restrictors which could prove hazardous for small children. Although this cottage was quite comfortable I feel that the double bed which can only be. Accessed from one side and unfortunately has a kick board with raised bits on it makes it. Difficult for the not so nimble to get in and out of if the bathroom is required in the middle. The cottage is very nicely situated for the beautiful village of holt. It was very clean with lots if towels and extra laundry. There was a welcome pack and the owners are very welcoming and friendly. However the pictures are deceptive and the cottage and garden really are on the very small side - for us too small with 2 small children. This property is ideal for couples and dogs only really. This was our second visit to holt, although we stayed 5 miles out of town before. Overland cottage was first class, and very convenient for "bimbling" around holt itself.
