We found orchard cottage to be a bit smaller than we anticipated but still enjoyed our stay. The welcome was very friendly and there were provisions for a nice cup of tea on our arrival and a lovely bottle of wine. Absolutely loved sitting watching the wild life in the orchard at the back with the cheeky squirrel. A lovely cottage. Great location. Well appointed. Ian was very welcoming and helpful. Variety of wildlife in the garden, owls, squirrels, pheasants and a partridge to name a few. A great cottage . with nice friendly owners. The cotrage has everything you could need and the photographs are a bit miss leading as it is larger than it looks. It's log burner is fantastic. The people were really helpful and the cottage is a fantastic conversion in a lovely spot but the poor internet access would mean we would never use it again but that would not put off everyone. Lots of positives - just one negative that was easily dealt with. The positives are that the property felt new, was well equipped and very clean. The negative was an unpleasant smell on arrival. After using the toilet, sink and shower in both ensuites, the smell completely went. Perhaps all it took was to fill all the ubends with water to block any septic tank smells? Orchard cottage is a beautiful property, equipped with everything you could need, it was very clean and very well maintained. the location was so quiet and peaceful the only sound was of the birds - heaven. . there are two pubs with restaurants about 2 miles away and it is only a short drive to cromer. My wife & I with our lab floyd loved the cottage along with its enclosed garden. The cottage was very comfortable and spacious. The owner, ian met us soon after our arrival to ensure we had settled in and made us feel very welcome. We had a lovely restful stay in orchard cottage, the property is beautifully presented, nicely spacious with lots of character and is lovely and clean. The small farm feeling is absolutely delightful and my daughter loved looking at the resident chickens and sheep. The location 3 miles from sheringham is perfect and access to the beautiful north norfolk coast couldn't be easier. Ian and lily are helpful and friendly, I recommend the property very highly. Orchard cottage is a cosy, comfortable retreat with an enclosed garden - ideal for our two dogs. it is conveniently situated to access all major roads in the area yet retaining a rural serenity. eggs laid by the owners hens went from nest to plate in one hour - delicious. we all thoroughly enjoyed our week's stay in spite of the weather. This is our third visit to orchard cottage. it was good to be back as the last two years we tried a different area. the large gardens and local footpaths are amazing for our dogs. lily and ian always make us welcome and the cottage is clean, well equipped and comfortable. it is also ideally situated to discover the north norfolk coast and we are now well refreshed after a relaxing week. Brilliant location, really handy for beaches and some wonderful national trust properties. We enjoyed great days out and some lovely meals as well. The cottage was really warm and cosy and ever so quiet. It had everything we needed, and the garden was great for our 2 dogs, as was the immediate surrounds for quick dog walks before breakfast. We will definitely come back. The only thing that would have given it the perfect 10 was a bath, but that was only a minor point. Having 2 bathrooms was definitely a bonus. Beautifully clean and presented cottage with a myriad of lovely touches; everything one could need to enjoy their stay. The whole site is delightful, well thought out, includes dog walk facility and has lots of space and privacy. This is by far one of the best cottages we have ever stayed in. The owners are delightful and do all they can to ensure your stay gets off to the right start and continues that way all week. Single storey, great enclosed small orchard accessible via patio doors. perfect for early morning/last thing at night for dogs. loved watching the pheasants roosting in the trees/on heldge. excellent facilities. with 2 greyhounds we always go for a "sleeps 4". 4 people + 2 large dogs would have been a bit cramped for us. . stable type kitchen door enabled us to pack car each day without dogs getting upset. hanging over the door in the morning sun with a cup of tea watching chaffinchs in the tree - magic. . . info on local walks. wine and a vase of flowers to greet us on arrival - lovely, much appreciated, touch. We were overwhelmed by the cleanliness, comfort and pleasant surroundings & very helpful owners - who even cleared away the snow!! It was the small added extras too that surprised us such as fresh flowers in the dining area & main bedroom, tea coffee sugar milk & biscuits for our arrival, continuous supply of logs for the log burner and boy did we need that with the temperature below zero! It was our first holiday alone with our grandchildren, so we were looking for a home from home property. Orchard Cottage provided that for us all! The children loved their cosy bedroom and it was a bonus having an ensuite for both rooms. The cottage being set back from the road provided a very peaceful location. The children loved feeding the chickens and seeing the sheep in the field as we drove in and out of the driveway. There is lots to do in the surrounding area. We all loved the horse sanctuary just up the road. The nearby beach at east Runton is lovely Although the weather wasnt kind to us we managed to get one day there at the beach. The beach was supported by life guards and The area was flagged off for swimming and water sports. I would not hesitate to reccommend Orchard Cottage and the area to anyone with or without children. Orchard Cottage was home from home, warm, clean and comfortable. The thoughtfulness of the owners was exceptional, with tea, coffee,milk, biscuits and other useful provisions there to get you started. Fresh flowers, a bottle of wine and a log basket full of logs for the wood burner. Gripper our little Patterdale Terrier found the French doors overlooking the Orchard his very own holiday television treat as he watched pheasants, squirrels and many birds visit. A really pretty, newly created cottage with lovely views over the countryside. The cottage was one of a little group of holiday properties converted from old agricultural buildings and the whole development was sensitive with bags of character. The owners said it was a dog-friendly place and it was, with a fenced area on the development for exercising the dogs and lots of local walks.
