We enjoyed our week and found plenty to do. We really enjoyed the garden and the very peaceful and safe location. We were disappointed with the overall cleanliness of the cottage; with the quality of the kitchen and equipment; the stairs were dangerous and the upstairs beds were extremely uncomfortable for adults. Great cosy cottage with fabulous garden. lovely location, beautiful beaches and walks very nearby. Smallish cottage which is great for 4 and does fit 6 at a push. . . . . it would benefit from a small dishwasher, some additional curtains on one of the upstairs loft bedroom, and perhaps some updated mattresses as my parents struggled with the old ones to get a good nights sleep. We have stayed here before and have returned. It is quiet and convenient for walking around the vicinity and for travelling to several national trust and norfolk wildlife trust locations. Excellent quiet location, within easy reach of popular seaside towns. We spent the may bank holiday weekend there, party size 4 adults, 2 children. The cottage was very nice, it was bigger than we expected, very clean and well equipt. The location was very peaceful and only a very short drive to the coast at mundesly and bacton. Would definitely recommend it, but the stairs up to one of the bedrooms really are very steep and narrow and not for small children or elderly. John from Peterborough (25 May 2015)

This property is far from a four star property and this should be assessed and amended before any more potential bookings are made. The property is in desperate need of refurbishment particularly the bathrooms and bedrooms. The shower is very poor and only provides a trickle if you use any hot water. the beds are in a terrible state in particular the tiny double bed which had virtually collapsed. One of the big selling points of this property are the grounds yet these are only partially maintained and are covered in stinging nettles and animal mess. These issues are largely irrelevant when compared to the overwhelming smell and feel of damp in the property that gets into all clothes and leaves you feeling dirty all the time even after getting out of the shower. all in all an incredibly dissapointing holiday and we ended up leaving 2 days early. . according to the guest book this property has been available to rent for over a decade. I can only presume this was the last time any work was done on it and also the last time it was rated Dav from Billericay (22 August 2014)

A delightful north norfolk cottage with use of a beautiful english garden. The accommodation is located in a small, quiet village which we enjoyed walking around. It is also conveniently located to visit places in the north norfolk region and along the north norfolk coast (e.g. Cromer, great yarmouth, norwich). it's a 9/10 on the equipment rating because we could have used some extra drinking glasses when we were there (the ones available were a bit too small) and a dishwasher would have been handy. The owners were warm and welcoming, the cottage was lovely and clean, but the beds have seen better days, the shower was a trickle,and the crockery was limited.not 4 stars, I would give it 3 stars.there is a cottage adjacent which was not let the week we were there, so it was lovely and quiet, and we could use the garden. The location was isolated, down narrow country lanes.set in what once was a lovely garden, quite a distance from shops or a pub. The cottage itself is cosy, and has charm, the fantastic weather really made our holiday, and there is wonderful beaches and masses for children to see,plus lovely walks, but I think this cottage would be too remote in bad weather.if the beds, shower, television, and wi fi were upgraded and installed and you enjoy the countryside then this is a delightful stay for a week as the rental was a reasonable price. The cottage was very comfortable, clean, well equipped and roomy, and the location so, so peaceful. you definitely need a car to stay here, and the stairs to the upper bedroom really are steep, with your foot being placed under the tread above like on a ladder and no chance of coming down forwards. there is, however, a gate at the bottom to block them off if necessary. I have never been to the area before. I found the people extremely friendly & helpful. The scenery was wonderful. There were miles of golden sandy beaches and they were all spotless. Found cottage cosy and clean. We did intend to bring our 3 teenage children (ended up taking two!) and it might have been a bit difficult with just one bathroom.
