Very gloomy and dated inside. Not very clean.kitchen floor sticky . garden furniture tired and dated.lovely garden and views .could be a stunning property but badly needs updated. Very overpriced for the facilities would not recommend to anyone.we have stayed in far nicer properties which have been better value.

We enjoyed our stay at kingfisher cottage it was a very peaceful location. We also enjoyed watching all the birds which fed from the feeders in the garden. E visited braemar, invereray, the wild life park, the cairngormes and aviemore.

I have now stayed at kingfisher cottage on a few occasions and each visit has never disappointed. everything is always in good order and he locationn is ideal. the number of rooms and their layout is also ideal,my kids have a room to themselves. there is never any complications regarding the keys etc and there is often flexibility on departure time dependent on when the next lodgerrs are due. . where it is located, on the river, is stunning and i'm sure its even better in the summer. . I would recommend kingfisher cottage to anyone that is lookiing to stay in pitlochry or waantts to explore the highlands.

Wonderful break, the house is well located for local shops & excellent walks with my dog. Despite it being october it was a sunny weekend & I was able to sit outside and watch the ducks on the river. This was my forth visit to kingfisher cottage and it certainly wont be my last.

Really spacious cottage with lovely river views. Easy walk to town or theatre. Cottage well equipped if a little old fashioned. We couldn't get the wifi to work which disappointed the kids.

We had a good time as usual. The cottage is very comfortable and is very suitable for our dog. We have stayed here six times. This time we were disappointed that little things had changed - no extra toilet rolls and those we had were started, no plastic bags for the rubbish bin, no dustpan and brush, a vacuum cleaner that needed emptying so we could not clear up as we normally do. We could not watch the television as we had no instructions and all we got was no signal which we reported to the caretaker but got no response. There was a new washing machine that came with no instructions though we did get it to work. These, I know are minor issues and if it were our first time we wouldn't know what previous standards were. The basics were still as good as ever--it was clean and comfortable

Set in an excellent location and within walking distance of the town. on arrival, garden at the front very unkept. very old fashioned in the bungalow. carpet in the bathroom is a no no, stains on this carpet and the bathroom didnt smell particular nice! smelt very musty on arrival and had to open the windows. beds very uncomfortable, and we ended up leaving early due to lack of sleep. whilst in the property one day on my own, someone came and cut the lawn, no prior notice and gates left open, allowing our dog to get out of the garden. unable to use the dvd for some reason. garden full of weeds and also ragwort! didn't use the oven as it didn't look very clean. general look of bungalow is old and unkept, stains on a lot of the carpets. main kitchen light kept going on and off. Very expensive for what it is.

This cottage was spacious and in a good location. We needed a place large enough to accommodate extended family and there is not a lot of choice in the area. . not sure when it was built (70's?) but looks like not much done since. It was clean but very dated decor and furnishings..fresh paint and new carpets or flooring would go a long way to brightening it up. beds were not very comfortable. A second shower is a priority. . to compare we had a cottage in keswick the week before..older building but completely updated , very nice, and better price.

Great location. Right on the river walking distance to theatre. Pitlochry is stunning for sightseeing walking and relaxing. Take a car to get out and about and enjoy perthshire lots to see and do.

This was the fifth time we have stayed here and every time we do we have never been disappointed. It feels like slipping on a favourite pair of old shoes, comfortable and relaxing! some things are becoming 'used' but we know the owner is gradually relacing them. . no matter the weather, the location is ideal for going out and about to a wide range of interesting places to visit and enjoy. The view from the rear garden towards ben vrachie is stunning and this year it was crowned with snow which gradually melted as the weather improved to fine sunny days, just right for sitting in the evening sunshine, sharing one or more bottles of wine with friends!

Cottage was very nice overall. Location excellent layout very good. View to river very relaxing. Only down side main bathroom I think could do with a new carpet as it smells. Other than that very happy with cottage and would be glad to stay again in the future.

Stayed many times. Fantastic location and size and layout of the property is great..but cleanliness is an issue and the property is dated, requiring tlc and modernisation. The bed linen and towels are clean however the property needs a deep clean and refresh. . having said that, it meets our needs and we will be back!

When we drove up to this cottage we were disappointed it look neglected with weeds in the drive and if a picture of the front was on the web site we would not have booked. On entering the cottage we thought maybe we had misjudged it. It was spacious clean and the view from the large windows at the back was beautiful with the trees and river at the bottom of the garden and wildlife, but we felt let down with the kitchen both ovens were dirty and the gas hob ignition was broken and we had been left with a small box of matches and we felt it was not acceptable. Seeing as it was mention in the information file that the cooker ignition was broken it gave the impression that it had not just happened . first and last visit to this property.

Bungalow was in nice quiet area, handy for shops and walking the dog. Good base for travelling about the area. Furnishings in bungalow a bit tired and mattresses very hard but otherwise clean and comfortable and would return.

Really a very good cottage. We have been going there since 2007. The standard of cleanliness and the spacious accommodation is really good. This time I felt there were one or two things which let it down but just a little. The bulb above the outdoor steps seemed to be out and the outside handle on the patio door is almost broken. I seem to recall there being more bits and pieces of equipment in the kitchen before but perhaps i'm wrong. Having washing machine and tumble dryer is a real boon. I hope we'll able to visit again.

The 'cottage' is spacious and there's plenty of room for 4 adults...... it is located in a quiet cul-de-sac and various wildlife is abundant.. the river tummel is at the bottom of the garden and accessible down a fairly steep wooden walkway and platform. (ideal for trout and salmon fishing)... the property is a little 'tired' but is very comfortable and has everything that a party of adults or a family would need. A pet dog is allowed, so be prepared for that if you don't have a dog... everything in pitlochry is within walking distance and the infomation centre will help with walking plans and things to see.. e.g. The hydro electric dam, the festival thetare, the distilleries, waterfalls etc. Etc. If you play golf the pitlochry golf course looks great, although I chose to play at the blair athol golf course about 7 miles west of pitlochry.a beautiful 9 hole course set on the flat between outstanding mountain hills.. . if you have a sky card, then take it with you. (put the card in and power off and on to register).. also.. there is no internet, so if you want to have access to that (as I did), then you'll need to sort out a mobile connection.. (mifi is available from from several supplier..i have an open mifi unit in which I used a mifi sim card from 'three'... we were in scotland for the ryder cup and our whole fortnight was just fantastic. Perthshire is a wonderful county and the bungalow was just what we needed

Lovely location spacious comfortable bungalow says none smoking bungalow although it smelt heavily of smoking and took us most of the week to get rid of the smell, also we were asked for £20 for gas/electric even though it said clearly in booking conditions £20 between october and march, we didnt leave the £20 sorry. We would still stay again nothing wrong with the cottage although needs updating. .

Kingfisher cottage is stuck in1970s. Very dated. Carpet in bathroom not a good idea in rented accommodation. Vinyl might be an idea? several things needing attention in particular a new handle needed on the outside of the heavy picture window. Steps out of this window are steep and not good for children or older people with mobility problems. A handrail is needed. It is very peaceful and nice to see so much wildlife birds and bunnies!

Five of us stayed here for four days in may, and found it to be an excellent base for our sightseeing trips. the cottage was comfortable and clean and the views from the lounge onto the garden and river were outstanding, with a wide variety of bird life to watch. it was an easy walk into pitlochry, and to the festival theatre, and we sampled several very good restaurants in pilochry centre. the bathroom and toilet are a little dated, and some modernisation would turn this into an outstanding holiday cottage. wi-fi availability would also be extremely useful. We would, however, definitely recommend this cottage for a comfortable, relaxing holiday, in a pleasant, quiet location.

Beautiful cottage, lovely views, well equipted. Other have said it is dated but it is a holiday cottage. The double bed was a bit hard but that it only our opinion. Bedding clean and cannot fault anything. The dog loved the garden and super walks for her nearby. Would I book it again - yes.

Stay at kingfisher cottage every year and will continue to do so as long as possible. Just love it ! have stayed there for several years now as we attend the dougie maclean "perthshire amber" festival now based in dunkeld but previously in pitlochry. That was our reason for staying in pitlochry initially and as I say it is just great so we will continue.

The house is in an amazing location, with the rear garden overlooking the river. We spent every night sat out on chairs just chatting and enjoying the view. . the house isn't the most modern and hasn't be refurbished in a few decades. All the things you need are there, so no complaints. It would just be nice if it was brought up-to-date. . the house was clean and everything was ready for us when we arrived (towels, clean sheets on beds, etc). . in summary, we had a great few days in the house and would probably stay again.

Kingfisher Cottage is a lovely property and one we immediately felt at home in. It’s very spacious in a nice quiet location with fantastic views from the lounge and dining room. The house was also extremely well cleaned before we arrived which made our stay even more pleasant and the housekeeper was lovely when we spoke to her on the telephone. The cottage is a 10 minute walk door to door to the centre of Pitlochry (with an 8 year old) if you use the route via the suspension bridge near the theatre (turn right out of Fonab Crescent) and the fish ladder just a few minutes further on. We managed to park the car on the Monday when we arrived and not use it again until we left on the Friday which was perfect. There is so much to do in Pitlochry in Autumn we didn’t stay in very much but the house was perfect and we wouldn’t hesitate to stay here again or recommend to friends. Our 8 year old daughter loved watching the birds in the garden by lying down with the bird book in front of the patio doors or completing the puzzle books in the house, she didn’t ask to watch the television once! A lovely property in a great location, thank you for sharing!

3 bedrooms all on one level, two separate wc’s, (one in bathroom with shower). Large well fitted kitchen with a small room leading off with dishwasher & washing m/c. Sitting room very comfortable with large patio doors to a tidy garden backing onto the River Tummel. (Fenced off but accessable via padlocked gate.) This was a lovely place to relax after visiting many beatiful scenic places in the vicinty.

The bathroom has a separate shower cubicle - essential for my Mum - and everything is clean although a little 70’s in style. Another shower room would be great in the cottage and there is room for one of these .Lots and lots of hanging space and storage. Overall though, we really enjoyed the whole property.
