Hops cottage is in a lovely location. The kitchen was very well equipped and the bedrooms were lovely. The stairs are steep, so may not be suitable for the elderly. Hops cottage was excellent, warm and cosy and well-equipped. Situated on the peddars way we were able to walk our dogs right from the cottage without moving our car. the enclosed garden was a bonus and the conservatory a joy to have our breakfast watching the birds and appreciating the sunshine. despite this cold april we returned to a warm and snug cottage after our walks or visits. sandringham is an easy drive, hunstanton and beach walks were handy, we climbed to the top of nearby windmill and the local dog-friendly pub in sedgeford provided lovely food and a great welcome to us and family we met there - and spoiled our dogs. definitely a super cottage in the right location. Great cottage, you know it's a true home from home when there's one of those pie crust supports in the draw, just in case the fancy takes you to cook a pie on holiday - as you probably would forget to pack that sort thing normally. Needless to say we didn't bake, but if we had our pie would not have sagged. ceilings and doors a bit iffy if you are much over 6ft tall but such a cute, quaint, cosy cottage is easily forgiven. This is an absolutely gorgeous place to stay. Very well stocked and exceptionally clean. Would definitely stay there again. The only downside are the low doorways. This is an idyllic cottage. Unfortunately, the washing machine was out of order, but to be fair it didn't spoil one of the best holidays I have ever had! the location is wonderful, right on the peddar's way and it is quiet, dark and so relaxing at night. I made a mistake when booking and thought it was three bedrooms, the photo's were a bit confusing, so my son slept on a blow up bed in the lounge with the three dogs! we called this his 'en-suite'!! we had a fab holiday and kept finding things: a shed in the garden full of toys and buckets and spades; a chest in the sun room full of games!! a great selection of books and every item of cuttlery you could need. A good cottage let down by a general lack of cleanliness. Various appliances broken and out of order as informed by owner just before arriving. Cottage nice but in need of deep clean by cleaning company. (webs, spiders, rat seen in garden probably due to over zealous bird feeding by previous visitors, kitchen floor definitely in need of a mop rather than just a sweep.) Even though we had read the previous reviews warning about low ceilings and narrow staircase we chose to stay here. my husband is 6'2" and kept forgetting to duck! but, in spite of that, the cottage is in a lovely quiet lane, extremely well-equipped and comfortable. dog walks across wide open spaces, on the doorstep, were a delightful bonus! plenty of places to eat well, locally - so no need to work out how to use the hob! all in all a lovely place to relax and enjoy. Lovely little cottage about 5 miles from hunstanton, in a row of cottages on an old long-distance path. beautifully decorated and sparkling clean. Low ceiling in the kitchen (i'm short so it didn't matter). warm and well equipped with comfortable bed in the master bedroom. Underfloor heating was great. I can't fault this little cottage. there is no internet and mobile signal is poor but this was an absolute blessing. my daughter and husband talked to me !
