The housr was beautifully & tastefully decorated throughout, very clean & comfortable. The only disappointment was the bathroom, which was in fact a 'wet room'. with 2 children under 10, we needed a bath. This is a deal-breaker for us sadly, so wouldn't return. Holkham view is lovely, a couple of issues need looking at. Unable to watch tv in the games room (no sky or free view). shower not great, pump needs looking at. Spoke to owner and he was very helpful. When we arrived we were impressed with the cleanliness of the house and its modern yet cosy feel. The large garden was fantastic for the dog to play in although we weren't convinced it was 100% escape proof! the house is very well equipped with plenty of games, dvds and x-box games for all age groups. The living areas and bedrooms were very comfortable and there was enough space for 4 adults and 2 children. The location was quiet although there was not much in the local area within safe walking distance. The shower was somewhat temperamental and had to be at just the right temperature and pressure to ensure an even flow of water and the toaster didn't always switch off automatically, however these issues wouldn't put us off booking holkham view again. A number of items didn't work. Wine chiller in kitchen had no power to it. One tv didn't work at all. The toaster didn't always pop up and consequently badly burned the bread setting off the smoke alarm. A bit dangerous. Hot water supply was poor, both in pressure and temperature. A family holiday with two dogs was made even more enjoyable by holkham view. We enjoyed good weather and went off on many adventures but knew that when the day was over we would be coming back to a well equipped and very comfortable property. . the family wet room worked well for all of our party, even the dogs. I would say that the property does have two toilets but one of them is an outside toilet, perfectly fine to use however. . the gardens at the front and back of the holkham view were perfect for the children, adults and dogs to run around and play games. The garden is safe but there are a few holes that small/medium sized dogs may be able to get through, a feat which our dogs proved on numerous times. . although we did not meet the owner, when we did speak to him he was very helpful. . overall we all said that we would go back to holkham view as it gave a fantastic base to explore from. We were blessed with four beautiful sunny days which suited us well, as now with neither dogs nor children with us, we did not need to explore again the many interests in this lovely area. Cottage was in a good location within easy reach of beautiful beaches.ideal and safe enviornment for children ,plenty of games for children in the cottage.bedrooms were a good size and beds comfortable.garden was large and secure and ideal for children and dogs.we would have no hesitation in using this cottage again in the future. We regretted booking this accommodation as we found it cold and smelling of wet dogs. We felt so uncomfortable we left after 2 nights. . . only half the radiators worked - the others require bleeding as pointed out by a previous holidaymaker over 3 months ago! additional heating was possible in the lounge using the wood burner but only when we replaced the unseasoned wood which had been supplied by the owner. The owner would also be advised to supply heat resistant gloves so that the hot handles of the wood burner can be operated safely. . . to solve the overpowering smell of wet dogs we had to roll up the rugs and place them in a room which we didn't use. . other problems we encountered were crockery which had not been washed properly, taps which were difficult to operate, shower with fluctuating water supply, front door which was difficult to open, dirty windows, no hot water supply to the downstairs toilet sink, peeling paint, water stains on the ceiling. . this property is not just tired it's exhausted. It's time for the owner to spend money to bring this holiday accommodation up to the cottages for you standard we have enjoyed several times at other properties in the past. A really great area to explore. The cottage was clean, spacious and comfortable. the garden although enclosed was not secure which was a hassle as my dogs had to be kept on the lead whenever they wanted to go out. No outside security light so difficult to see to unlock front door. central heating didn't work properly as something was wrong with the converter valve and there seemed to be an airlock so only a few of the radiators ever came on. only about four hours of logs left so had to go out and buy more, needed log burner because of lack of heating and small radiator in lounge area. shower head needed replacing. would have been helpful if a folder with details of everything was left on the table in kitchen so we could work out how to use everything. This was our 3rd trip to this perfect holiday home. The house is a real home from home, with everything a family needs for a relaxed and comfortable holiday. Our dogs love the garden and the house is also very practical for dogs, which adds to our holiday relaxation. The local pub, the jolly farmers, is fabulous, with great food, beer and company. No information folder about cottage available which we found strange. general cleanliness was lacking. radiators needed to be bled as not much warmth from them. missing a shelf or two in the fridge which made it difficult to use properly. outside drain was blocked and overflowing with fat, leaves and horrible black smelly gunk, which we cleaned. taps in wet room not easy to work particularly if you suffer from arthritis. if all the above are addressed it would have been perfect retreat for a great week. what a shame. Brilliant cottage that ticked all the boxes for a young family of 3 and 2 golden retrievers. The house had all the necessary mod cons and the xbox was a big surprise for our 5year old! the solid fuel stove was excellent on the chilie february evenings. Wells beach was s favourite for all. Was a nice cottage, but could do with a bit of tlc. No hot water in toilet. Could do with a good clean in living area. Bedrooms were very clean. As for value, it was highly price in peak season. When we arrived the bungalow didn't appear to have been cleaned in a while!!! we found countless dead flies around the bed in the twin room, pulled the bed out and there were dirty socks behind the bed that were covered in cobwebs (not pleasant). the whole place was so dusty and full of cobwebs in every bedroom, in the end we had to give it a thoroughly good clean and hoover through before we could settle. Having said all that, the bungalow was very spacious and well equipped altho the glass shelf in the fridge had obviously been put in back to front so couldn't put to much on the shelf in case it snapped and shattered. The location is a bit out in sticks!! couldn't go for a walk as the lane quite a busy through road. I spoke with the owners on the phone before our stay at holkham, they were very friendly and helpful, I don't think they are aware of the cleanliness of the house, which is a shame and lets it down. The beeches (wells next to the sea) was a fabulous place to visit, dog friendly too. The jolly sailor pub served very nice food and the local farm shop near to the bungalow was also a great place to go and have a coffee/tea. But appart from that there was little else around. Enjoyed our time at holkham view very much, but a few changes I feel would be appreciated. There was very little toilet roll, both in the inside and outside loo and not enough for six people for that evening, so instead of relaxing after long drives someone had to go shopping. There was no dish washing tablets, this would not be a problem if there was lots of crockery and cutlery, but straight after dinner you had to wash up ready for the morning. Two tablets would be great. Other accommodation I have stayed, there has always been a couple in the kitchen. There was only four table mats although the accommodation is for six, we used chopping boards as we did not want to mark the table. There was no middle size serving spoons, only dessert spoons. On a positive, there was plenty of cups for making tea and coffee! I do add that these are only minor things and it did not spoil our time and we would stay at holkham view again. A very well equipped cottage for families with young children and dogs. The furnishings were lovely and beds very comfortable with good quality bed linen. The garden was fully enclosed and spacious, with wonderful garden furniture. Location was great, with it only being a short drive to the beautiful holkham beach. The only area I think improvement could be gained is in the cleanliness of the cottage. On the surface it felt clean but there were areas, which has gone untouched for a while. We would return.
