We had a lovely week at sweet pea cottage. The location was perfect near holt town centre and we were able to visit local country parks, national trust properties and beaches. The hot tub was enjoyable and relaxing. The internet had a good download speed and we were able to use smartphones and an ipad without any problems. The shower was powerful and there was always plenty of hot water. The spiral staircase needs careful consideration, but there is a handrail and handles to grip onto. I would just like a recycling bin to be added to the property, as it went against our environmental principles to be throwing away materials to landfill that could be recycled! The location is great, right next to holt high street and within a short deriving distance to several seaside areas. The place is small but clean, although the stairs are very dangerous and steep. . we never used the hot tub as they are not really our thing, but did bring costume in case but as it is very overlooked decided not to try it. The location of the cottage was good, and the hot tub a nice extra. The property was very small, once the kitchen table was put up, it was impossible to open the fridge/oven or access any of the cupboards. The property is suppose to sleep 4, but two adults would be more acceptable within the small space. . the property was clean , although the lounge rug and two settees needed a good clean. . the electric heater in the lounge had been changed,but the wall still showed the fixings from the old heater,and in the bedrooms holes were evident on the carpet from the old heaters. The general up keep and maintenance does not appear to be getting done. There is no washing machine, which is not over clear, and only two hotplates on the electric hob. We had a nice stay, apart from the amount of dog hairs, I kwow it is a dog friendly place , but feel there needs to be some consideration to the families without dogs as the cushions on sofa's stunk aswell. And I would encourage families with young children to not go there as it is not a child friendly place. The information pack there was out of date to, as when we read about the bins and recycling, it said where to do your recycling, we tryed to do this and went to both car parks and was nothing there so had to carry the rubbish around in my car boot all day, as we was on our way out. Our bin was already filled up so had nowhere to put our rubbish, and as you know you have problem with flies, the rubbish situation just made it worse. The hot tub was great, there was a little problem with it, but was pleased how quickly it got sorted out. It's a nice place to stay for couples or families with older children. Great location for holt town centre. Stairs are no good at all for the young or elderly. Hot tub was fantastic, although their were no instructions & the owners were not particularly helpful when contacted. Thank goodness for google! overall though a lovely clean, well located cottage. We thoroughly enjoyed our stay in holt over the christmas week, however found the cottage tiny for a family of four with barely enough furniture for the four of us to sit on. It's location in holt is perfect with such easy access to all the shops and amenities and so close to the beaches that we like to visit. we didn't make use of the hot tub as it practically took up the whole courtyard and there was no privacy from the neighbors. The cottage was advertised as christmas themed and we felt that the 2 or 3 old decorations were a little bit mean and would hope that in future the owners choose to improve on that. all in all a very pleasant stay in holt. No welcome information explaining about how the hot water works or putting bins out for dustmen. Info on recycling out of date. Leaflets on local attractions well out of date. No instruction to put car park permit in car windscreen. Two ring hob? - good job there was only two of us. . the cottage decoration is looking a little jaded and unfinished. The cottage was in a good position, the parking across the road was not wonderful, under a tree by the wall (it was occupied when we arrived and we were told we needed a pass to put in the window!), our car got severely splattered by bird droppings, so we had to park elsewhere for the duration of our stay. Although the brochure said the stairs were steep , we found them very akward and dangerous, not only were they steep, each stair was uneven. we are both very fit and agile but found the stairs quite dangerous. The bed was comfortable, the linen clean, the bathroom was good. The tv blacked out from time to time. A welcome pack of wine and chocolates were left for us, a nice touch. The cottage is warm and cosy, but the sofa and armchair are not comfortable at all. The stairs are a challenge but we were aware that was the case before we booked. The bed in the master bedroom was great, no really! the problem now being is I have to replace our bed at home as it doesn't come up to the new standard. Norfolk in the winter was a great mistake. I had visions of wildlife walks with the dogs, but the weather was far too harsh. My wife broke her front tooth off and we phoned the recommended dentist for emergency treatment. The score for comfort and equipment is slightly lower as my partner found the sofa uncomfortable and the shower wasn't particularly powerful. Cleanliness is also slightly lower as I had to wash up a few things before I could use them and yoghurts had been left in the fridge that were just out of date. There was some wallpaper hanging off the wall in the lounge. The wine and biscuits on arrival were a nice touch and the bedroom was very well presented and comfortable. It was really helpful to find extra pillows and matching pillowcases in the airing cupboard. The cottage was warm and ideal for two people and their dog having a short break. The cottage is ideally situated close to the town centre. However we found that the furnishings were not as shown on the website. A chair was missing also a rug which made it very cold on the tiled floor. We were unable to use the oven successfully as one of the control knobs was broken. We intended to cook a meal we had purchased but to no avail. We noted the comment about the steep stairs and fully agree we feel we are now qualified to climb everest. We had a fantastic weekend, the cottage was warm and friendly. Very well equipped with everything you would need. Close proximity to the town was an asset with an elderly person and 2 dogs. Spout hill just across the road for the dogs was marvellous. . had a meal in the kings head,highly recommend it as we would albert fish and chip shop. . extremely handy to many dog friendly beaches even in september. . enclosed patio was great for the dogs did not have to worry about them getting out (2 border collies). . thank you for the mention of the steep stairs. (yes) could be an issue with elderly but did stop the dogs from getting to the bedrooms. . we (all 3 plus 2 dogs) had a very comfortable weekend,. . did miss the welcome pack!!!!!! We enjoyed our stay, and the location is excellent. The house contained most things that we need, and any minor 'problems' were probably partially caused through our age (mid to late sixties). these manifested themselves in going up and (especially) down the narrow spiral stairs with one of the treads having a serious lean on it. My size 12 shoes probably only made things a bit more difficult!! my wife did have some difficulty getting out of the bath/shower - she found it slippy without a bath mat and with nothing solid to get hold of. Again, this might have been partially due to age/agility. These points shouldn't detract from the overall impression of the cottage - it really is superbly placed for easy walking into holt, and yet being extremely close to really good dog walks. The cottage was beautifully clean on arrival. The cottage was fully equipped and the equipment was of a good quality, clean and unworn. The stairs to the upstairs rooms are steep and uneven but with practice and care were not a problem. The location of the cottage is perfect! next to the town high street but tucked away in a quiet private road. We booked for a weekend break which was the same price as a b and b but so much better. Lovely little cottage in great location. single bed was dreadful, springs completely gone on one side, had to put a pillow under matress to try to balance it out to be able to sleep. Electric log effect fire blew up and filled the room with smoke, we were lucky it happened while we were in the room or it could have been very nasty. when we phoned the landlord straight away to inform him what had happened, he just said to put the fire outside, we then had no extra heat for the last 3 days with my 84 year old mum who feels the cold. Extremely uncomfortable sofa felt like it was broken. Given 2 large towels between 3 adults, one wicker chair broken could not have bath as there was not hot water so had to have showers and boiled water for washing up could not wait to go home never had one like this. Very convenient launch pad for exploring the norfolk coast. The parking area was quiet and easy to access. The enclosed garden was handy for our small dogs. The bedding /linen was clean and fresh. All appliances, incl tv, were new and were of good quality. Good supply of hot water.
