We had a lovely week at sweet pea cottage. The location was perfect near holt town centre and we were able to visit local country parks, national trust properties and beaches. The hot tub was enjoyable and relaxing. The internet had a good download speed and we were able to use smartphones and an ipad without any problems. The shower was powerful and there was always plenty of hot water. The spiral staircase needs careful consideration, but there is a handrail and handles to grip onto. I would just like a recycling bin to be added to the property, as it went against our environmental principles to be throwing away materials to landfill that could be recycled!
Peter from Halifax (21 July 2017)

Cottage very nice clean and tidy the stairs too steep and awkward and double bed very creaky.
Confirmed Guest (14 July 2017)

Lovely little cottage in a great location to enjoy holt town and beyond. Unfortunately the beds were very uncomfortable and the rug in the lounge had a terrible smell of 'wet dog'!
Emma from Norwich (02 June 2017)

Loved this cosy cottage, we had great days out to the coast near by and a relaxing time in and out of the hot tub! . everything we needed for a weekend break.
Michelle from Corby (29 May 2017)

The location is great, right next to holt high street and within a short deriving distance to several seaside areas. The place is small but clean, although the stairs are very dangerous and steep. . we never used the hot tub as they are not really our thing, but did bring costume in case but as it is very overlooked decided not to try it.
Sarah from Kedington (15 May 2017)

The reasons I wouldn't go back is I never go back to the same cottage twice. But would recommend it to frends.
Confirmed Guest (09 May 2017)

Lovely short break in holt, cottage was in perfect location within walking distance to lovely shops and bars. sweet pea cottage is very nice, however, the spiral staircase would be a bit tricky for tall people as we are.
Sharon (31 March 2017)

Lovely cosy cottage, brilliant location.so close to the town centre.
Caroline from Mildenhall, Suffolk (24 March 2017)

A lovely warm character cottage in a great location, especially for dog owners with spout hills just over the road.
Lucas from St Neots (13 March 2017)

The cottage was very welcoming and comfortable. We enjoyed our stay very much, especially the hot tub. We would recommend your lovely holiday home.
Catherine from Ipswich (27 February 2017)

Lovely quaint cottage in a good location. Hot tub a massive plus. Superb for a weekend getaway with the dog.
Roy from Stevenage (21 November 2016)

A lovely cottage in a great location however, you can hear the neighbors through the walls
Gina from Ware (31 October 2016)

The location of the cottage was good, and the hot tub a nice extra. The property was very small, once the kitchen table was put up, it was impossible to open the fridge/oven or access any of the cupboards. The property is suppose to sleep 4, but two adults would be more acceptable within the small space. . the property was clean , although the lounge rug and two settees needed a good clean. . the electric heater in the lounge had been changed, but the wall still showed the fixings from the old heater, and in the bedrooms holes were evident on the carpet from the old heaters. The general up keep and maintenance does not appear to be getting done. There is no washing machine, which is not over clear, and only two hotplates on the electric hob.
Hazel from Upminster (07 October 2016)

We had a nice stay, apart from the amount of dog hairs, I kwow it is a dog friendly place , but feel there needs to be some consideration to the families without dogs as the cushions on sofa's stunk aswell. And I would encourage families with young children to not go there as it is not a child friendly place. The information pack there was out of date to, as when we read about the bins and recycling, it said where to do your recycling, we tryed to do this and went to both car parks and was nothing there so had to carry the rubbish around in my car boot all day, as we was on our way out. Our bin was already filled up so had nowhere to put our rubbish, and as you know you have problem with flies, the rubbish situation just made it worse. The hot tub was great, there was a little problem with it, but was pleased how quickly it got sorted out. It's a nice place to stay for couples or families with older children. And the location is great.
Catherine from Colchester (26 August 2016)

We had a great time. The house was lovely. The hot tub was fab. The stairs didn't cause us any major issues. Owners very helpful when council hadn't emptied the bin. Holt was lovely.
Joanna from Leicester (19 August 2016)

Very comfortable cottage in an excellent location. Tastefully furnished with comfortable beds and hot tub was a real bonus. Also appreciated provision of parking space as this can be quite an issue in the centre of holt. Overall we were very satisfied with the quality of the accommodation.
Karen from Norwich (04 July 2016)

Great location for holt town centre. Stairs are no good at all for the young or elderly. Hot tub was fantastic, although their were no instructions & the owners were not particularly helpful when contacted. Thank goodness for google! overall though a lovely clean, well located cottage. Great for 2 but I expect a little cramped for 4
Clare from Market Harborough (28 February 2016)

Great location, lovely little cottage..
Mel from Clacton-On-Sea (19 February 2016)

We thoroughly enjoyed our stay in holt over the christmas week, however found the cottage tiny for a family of four with barely enough furniture for the four of us to sit on. It's location in holt is perfect with such easy access to all the shops and amenities and so close to the beaches that we like to visit. we didn't make use of the hot tub as it practically took up the whole courtyard and there was no privacy from the neighbors. The cottage was advertised as christmas themed and we felt that the 2 or 3 old decorations were a little bit mean and would hope that in future the owners choose to improve on that. all in all a very pleasant stay in holt.
Mark from Northampton (28 December 2015)

Great stay, great position edge of town. Can literately step into local shops from accommodation. Loved it. Thank you for wine and chocs on arrival nice touch.
Mick from Maidstone (23 October 2015)

No welcome information explaining about how the hot water works or putting bins out for dustmen. Info on recycling out of date. Leaflets on local attractions well out of date. No instruction to put car park permit in car windscreen. Two ring hob? - good job there was only two of us. . the cottage decoration is looking a little jaded and unfinished. It is not one of the better ones we have stayed in over the years. However the location is very good for the centre of holt which is a really lovely place.
Bob from Maldon (28 August 2015)

It would have been good to have been told about the wet paint before we entered the cottage so that we could have avoided touching it & getting it on our clothes. Cottage very small - but well equipped: good access to the town & good walking from the door.
Andrea from Holywell (07 August 2015)

Uncomfortable sofa, lumpy pillows and dangerous stairs
Pam from Albury (29 June 2015)

Sweet pea is a lovely little cottage in a prime location in holt. the only downside is the traffic noise from the main road.
Christine from Amptill (19 June 2015)

The cottage was in a good position, the parking across the road was not wonderful, under a tree by the wall (it was occupied when we arrived and we were told we needed a pass to put in the window!), our car got severely splattered by bird droppings, so we had to park elsewhere for the duration of our stay. Although the brochure said the stairs were steep , we found them very akward and dangerous, not only were they steep, each stair was uneven. we are both very fit and agile but found the stairs quite dangerous. The bed was comfortable, the linen clean, the bathroom was good. The tv blacked out from time to time. A welcome pack of wine and chocolates were left for us, a nice touch.
Lesley from Chipping Norton (12 June 2015)

Was very comfy and clean and excellent location. When we arrived found cleaning products, handwash and washing up liquid, shame that wasn't mentioned beforehand would have saved taking my own products. . would go back again.
Janet from Peterborough (05 June 2015)

Front entrance patio, gate and front door not welcoming site a needs cleaning up. cottage very dark and we had no hot water for 26 hours which was then sorted.
Confirmed Guest (22 May 2015)

Lovely cottage. Perfect for a short break. The only very minor issue is that we couldn't work out the instructions for setting the water heater though using the short boost heated the water sufficiently.
Yvonne from Fairford (04 May 2015)

Lovely cottage, well equipped and comfortable. Very good location, will book again asap !
Louise from Cambs (26 March 2015)

A lovely cottage in a fantastic location seconds from the centre of beautiful holt. We had a wonderful stay in this well equipped, warm and comfortable cottage.
Confirmed Guest from Witney (21 February 2015)

The cottage is warm and cosy, but the sofa and armchair are not comfortable at all. The stairs are a challenge but we were aware that was the case before we booked. The bed in the master bedroom was great, no really! the problem now being is I have to replace our bed at home as it doesn't come up to the new standard. Norfolk in the winter was a great mistake. I had visions of wildlife walks with the dogs, but the weather was far too harsh. My wife broke her front tooth off and we phoned the recommended dentist for emergency treatment. She was refused as they only treat registered patients. When asked where treatment could be obtained they said that they did not know.
Christopher from Grantham (30 January 2015)

The score for comfort and equipment is slightly lower as my partner found the sofa uncomfortable and the shower wasn't particularly powerful. Cleanliness is also slightly lower as I had to wash up a few things before I could use them and yoghurts had been left in the fridge that were just out of date. There was some wallpaper hanging off the wall in the lounge. The wine and biscuits on arrival were a nice touch and the bedroom was very well presented and comfortable. It was really helpful to find extra pillows and matching pillowcases in the airing cupboard. The cottage was warm and ideal for two people and their dog having a short break. The location was excellent, just a few footsteps away from the heart of holt which is a beautiful, friendly place.
Katherine from Birmingham (03 January 2015)

Lovely cottage in an excellent location. the sofa in the lounge was a little hard and there seemed to be a lack of hot water. Neither of these things spoiled our enjoyment of the cottage. Would definitely stay there again.
Claire from Lowestoft (17 November 2014)

Lovely cottage right in the centre of what must be one of england's best towns.
Jackie from Wirral (14 November 2014)

The cottage is ideally situated close to the town centre. However we found that the furnishings were not as shown on the website. A chair was missing also a rug which made it very cold on the tiled floor. We were unable to use the oven successfully as one of the control knobs was broken. We intended to cook a meal we had purchased but to no avail. We noted the comment about the steep stairs and fully agree we feel we are now qualified to climb everest. We would only book again if we are confident our concerns are acted upon.
David from Northamptonshire (03 November 2014)

Lovely cottage in great location. Never been to holt before and was amazed by number of super shops - great if it rains. Back to cottage - beds comfy and warm. Tiled lounge/kitchen perfect if you take your dog. Men please note take adaptor for shaver as no shaver point. Nothing to moan about at all.
Pat from Melton Mowbray (23 October 2014)

Great little cottage, everything there that you need, only two thoughts, sofa cushions need replacing, not comfortable at all,and better instructions as regards the heating, only after reading other peoples comments we found how to use the booster in the airing cupboard.
Confirmed Purchaser (03 October 2014)

Lovely cottage located in a great location if norfolk. cottage well provided including wi-fi and lovely welcome pack.
Mandy from Louth, Lincs (19 September 2014)

We had a fantastic weekend, the cottage was warm and friendly. Very well equipped with everything you would need. Close proximity to the town was an asset with an elderly person and 2 dogs. Spout hill just across the road for the dogs was marvellous. . had a meal in the kings head, highly recommend it as we would albert fish and chip shop. . extremely handy to many dog friendly beaches even in september. . enclosed patio was great for the dogs did not have to worry about them getting out (2 border collies). . thank you for the mention of the steep stairs. (yes) could be an issue with elderly but did stop the dogs from getting to the bedrooms. . we (all 3 plus 2 dogs) had a very comfortable weekend,. . did miss the welcome pack!!!!!! ( was well mentioned in the guest book)
Lesley from Letchworth Garden City (15 September 2014)

Great little cottage, neat and clean, equipped with just about everything you'd need and more. the stairs were pretty steep, but it does say that in the cottage info. situated in a nice quiet area within walking distance of shops and pubs, and dog walking places. we would stay there again, if it was somewhere else in the uk - norfolk's a bit too quiet for us!
Bron from Northamptonshire (12 September 2014)

Lovely cottage ideally located in the centre if holt which has great amenities. Steep stairs so not ideal for elderly or young children.
Kerry from Lutterworth (25 July 2014)

Very small cottage, front porch might be arranged more pleasantly, shakey cupboard, no hot water in kitchen, no place for dinner table beause of bulky sofa; very quiet front, busy back, very helpful owners.
Monika from Vienna (18 July 2014)

Nice cottage in a great location just ouside the lovely town centre of holt. Easy access to the beautiful north norfolk coast. Car parking was ok and cottage is across the road to good dog walking area. Stairs in the cottage are a little difficult but you can get used to them. We had a great holiday and would certainly return.
Henry from Northallerton (28 June 2014)

The furniture and beds were not fit for purpose. worn out and broken. The stairs although we were warned they were steep they were lethal especially coming down!.
Roma from Nr Ely, Cambs (26 May 2014)

We enjoyed our stay, and the location is excellent. The house contained most things that we need, and any minor 'problems' were probably partially caused through our age (mid to late sixties). these manifested themselves in going up and (especially) down the narrow spiral stairs with one of the treads having a serious lean on it. My size 12 shoes probably only made things a bit more difficult!! my wife did have some difficulty getting out of the bath/shower - she found it slippy without a bath mat and with nothing solid to get hold of. Again, this might have been partially due to age/agility. These points shouldn't detract from the overall impression of the cottage - it really is superbly placed for easy walking into holt, and yet being extremely close to really good dog walks.
Russ from Horncastle (12 May 2014)

The cottage was beautifully clean on arrival. The cottage was fully equipped and the equipment was of a good quality, clean and unworn. The stairs to the upstairs rooms are steep and uneven but with practice and care were not a problem. The location of the cottage is perfect! next to the town high street but tucked away in a quiet private road. We booked for a weekend break which was the same price as a b and b but so much better.
Harry from Hertford (05 May 2014)

The cottage was ideal for a short break and it was nice feeling secluded at the same time as being near the centre of holt. only one trivial quibble: we really didn't like the bookshelf-effect wallpaper, and I only found a little chest of paperbacks when I was ready to go home.
Pauline from Walsall (02 May 2014)

Great little place. Perfect for family of three. Some nice little touches around, like easter egg basket waiting for us on arrival. Located well for centre of holt. Clean and tidy overall. Would stay again.
Customer 48 from London (21 April 2014)

A very nice warm cottage.
Paul from Sudbury (24 March 2014)

Lovely little cottage in great location. single bed was dreadful, springs completely gone on one side, had to put a pillow under matress to try to balance it out to be able to sleep. Electric log effect fire blew up and filled the room with smoke, we were lucky it happened while we were in the room or it could have been very nasty. when we phoned the landlord straight away to inform him what had happened, he just said to put the fire outside, we then had no extra heat for the last 3 days with my 84 year old mum who feels the cold. Smoke alarm battery also bleeping from day one, should have been replaced before renting out.
Janet from Nottingham (21 February 2014)

A beautfully presented cottage and very well equipped. . storage heating was a little hard to manage, as was the hot water. . we would love to stay again.
Leah from Lincoln (14 February 2014)

Extremely uncomfortable sofa felt like it was broken. Given 2 large towels between 3 adults, one wicker chair broken could not have bath as there was not hot water so had to have showers and boiled water for washing up could not wait to go home never had one like this.
Karen from Southend-On-Sea Essex (16 September 2013)

It was a lovely holiday but the sofa & rug were not clean & smelt of wet dog. The rug was covered in dog hair. We had to roll it up put it behind the sofa as it smelt so bad.
Sarah from Norwich (30 August 2013)

Very convenient launch pad for exploring the norfolk coast. The parking area was quiet and easy to access. The enclosed garden was handy for our small dogs. The bedding /linen was clean and fresh. All appliances, incl tv, were new and were of good quality. Good supply of hot water. Good effort to make us feel at home - a bottle of wine and biscuits
