Excellent comfortable clean cottage. Beautiful setting and good biking location. Jackie from Sheffield (14 July 2017)
Cottage was very clean and furnished to a very high standard. It was central between sheringham and cromer and located on a farm in a very quiet area. The owners were very friendly and helpful. Would book again. Barry from Bourne Lincs (07 July 2017)
Brilliant for cyclists. Lovely setting. Really helpful host. Be prepared for the remoteness! Carol from Sittingbourne (16 June 2017)
Lovely little cottage. Just big enough for two. Very quiet location with a friendly owner. The only thing missing were comfy garden furniture and a more private place to relax outside. Customer 4 from Germany (02 June 2017)
Lovely few days, only complaint couldn't get internet, owner tried to help, but maybe because only 1 user at a time. Very pleased and surprised free logs for wood burner. Maureen from Southwater (30 January 2017)
Absolutely lovely cottage and really cosy with the log burner. Owner was very helpful. We would definitely stay again and recommend to family and friends. Mrs Patricia from Downham Market (06 January 2017)
Couldn't ask for a more perfect cottage, everything beautifully decorated and well thought out, owners helpful and always on hand - we will definitely be returning. Polly from Cambridgeshire (25 November 2016)
Owners are very welcoming and friendly. Accommodation was spotless, cozy and very well equipped. They really go the extra distance to make you feel at home. Not the easiest place to find as very off the beaten track, but to be honest, it makes it perfect. Beautiful surroundings and wonderfully quiet. if you want to unwind, this is the place to stay. The only negative, was my wife would prefer a small sofa instead of 2 armchairs as she likes to cuddle up. The bed was the most comfortable ever encountered for a short break/hol venue and everything was supplied, right down to decent cutlery and even a corkscrew. we would like to return again sometime in the future as we were really impressed. David from Ramsgate (04 November 2016)
The cottage was a delight, beautifully furnished and comfortable, the welcome we received was lovely .we couldn't have been happier. Helen from Sheffield (07 October 2016)
Considering cottage only sleeps two I would suggest removing dishwasher to make more space for provisions ,everything else was great. Cheryl from Beverley (23 September 2016)
Lovely quiet location. Clean with everything you needed. Confirmed Guest (26 August 2016)

Cottage was a lovely find. great location. little welcoming unexpected touches on arrival made our 4-night stay extra special. friendly and welcoming owners who provided us with all information we needed. spotlessly clean and tidy just didn't want to leave. will definitely look to book again in the future. Keighley from Haverhill (12 February 2016)
We had a very cosy and comfortable weeks stay. The hay loft is exellent, a great location, well equipped and the extra touches were nice. The owners were very welcoming and everything required was provided down to the last detail. We will return at some point for another stay. It was great to be able to see the barn owls and the surrounding area is picturesque and peaceful. Many thanks ian and family. Peter from Bradford (22 January 2016)
Second time we've stayed in the hayloft. Everything about it is exceptional. It's so well equipped, lovely and clean and a really nice place to come back to after long days out exploring the beautiful surroundings. We simply can't fault it... Jon from Nantwich (06 November 2015)
Exceeded all expectations, really cosy cottage, rural and very peaceful. Owners went out of their way to make our stay most enjoyable. Sandra from Maldon (02 October 2015)
Ian and lily were very hospitable and approachable their are not enough words to say how amazing it was we found it totally relaxing and the wild life a source of entertainment . thank you thank you thank you Allison from Adelaide (25 September 2015)
We really enjoyed our stay at the hay loft. Ian and lily were very welcoming, and the bottle of wine and pint of milk on arrival was a lovely touch. The cottage was great - very comfortable and well equipped. We hope to be back! Imelda from Swindon (04 September 2015)
Location was important but we found that the accommodation was too compact for us. The cottage was very well appointed (but didn't need a full sized dishwasher) and having the toilet/shower room downstairs (off the kitchen) was awkward at times. Ian was very friendly and attentive - an exemplary host. A very peaceful site. Tim from Llanymynech (14 August 2015)
A excellent place for a relaxing holiday. Perfect location and friendly owners. Could not have been better. Stuart from Sutton In Ashfield (19 June 2015)
This was our second stay at the hay loft. On the first occasion we wrote in the visitors books that it was the best cottage we had stayed in, and this time we had no cause to change our opinion. Simon from Salcott-Cum-Virley (29 May 2015)
Wonderful Confirmed Guest (22 May 2015)
Ian & lily were very welcoming and extremely helpful, nothing was to much trouble. Having stayed in many cottages over the last seven years we found the hayloft to be of the highest standard we have yet met. Comfortable and with all that you needed for a complete stay. The setting is great quiet country surroundings yet only ten minutes from the coast, we shall be returning to this beautiful county in the not to distant future. There is nothing I could say to fault the accommodation the site manager, the position, all were ten out of ten. James from Sittingbourne (27 March 2015)
This was the best self catering cottage we had ever stayed in and we have stayed in quite a few over the years. the extras (milk in fridge, flowers, etc) were much appreciated. Paula from Eversley Cross (19 March 2015)
All round excellance.will stay again. Colin from Minster Sheerness (30 January 2015)
The owners lily and ian were most welcoming and caring - both lovely people. The cottage is a credit to them; and, when next we intend to stay in that area, we'll look at church farm first. Robin from Southwell, Notts. (28 November 2014)
Fantastic cottage. beautiful location, immaculate condition, extremely comfortable. sitting having breakfast by the french doors watching all the little birds at the feeder was simply heaven. top marks to ian and lily for thinking of everything to make our stay unforgettable. we look forward to returning in the very near future. Susan from Northants (24 November 2014)
One of the nicest places that we have stayed. The hayloft is lovely-clean-well equipped and in a beautiful location.it was a really nice place to come back to each evening after exploring the surrounding area. Jonathan from Nantwich (21 November 2014)
A compact, well presented cottage in a tranquil location. Ideal for us to explore the north norfolk coast and visit local attractions. The 'welcome pack' was a lovely touch from the owners. Richard from Walsall (17 October 2014)
Beautiful cottage in perfect location. ideal for exploring north norfolk. owners really pleasant and helpful. would highly recommend. Dianne from Haywards Heth (15 August 2014)
We would recommend staying at the hayloft to anyone we were only there for a few days as my husband was taken ill but the owners lily and ian could not do enough for us ,taking me to the hospital to pick my husband up and checking on me to make sure I was ok ,we have stayed in other cottages but never met anyone as nice and helpful as lily and ian. Sue from Doncaster (11 July 2014)
Great location, hayloft had everything needed for our holiday, and the owners were very friendly and helpful David from Canvey Island (20 June 2014)
Excellent with a warm welcome. Rob from South Wales (23 May 2014)
A pleasant cottage with attentive owners, available but not intrusive. Wild birds encouraged to feed making interesting backdrop to meals. Pleasant seating in courtyard. At my height of 6ft 5in, headroom not found to be a problem compared to some previous cottages. Ideally situated for visiting north norfolk coast. Pleasant walk from cottage to felbrigg hall. David from Leeds (16 May 2014)
Our stay at the hay loft was a wonderful experience. On arrival we were welcolmed with a bottle of wine, easter eggs and hot cross buns - a great start to our week's holiday! the weather was very good (no coats needed), the surroundings were quiet, peaceful and tranquil - just what we needed to re-charge the batteries. bed was so comfortable....ah! ah! never slept so well. ian delivered our morning paper each day and was so helpful and friendly. we will. Definitely come back! Patricia from Roydon Diss Norfolk (25 April 2014)
Small & compact. Very clean. Owners very nice people, would stay again. Graham from Barnsley (24 March 2014)
What an absolute delight the hay loft is. Everything is provided from washing up liquid to loo rolls!! the milk on arrival was appreciated as were the instructions for the heating. It's a shame it was too warm to use the wood burner, maybe next time. The location is fantastic with sheringham only 4 miles away and the wonderful holt not much further. Fabulous host's with nothing being too much trouble. Looking forward to our next visit. Debbie from Cambridge (21 March 2014)

The renovated hay loft in which we stayed was of the highest standard and I wholeheartedly recommend this location for a quiet, restful week or a more exciting time at the seaside! Customer 62 (April 2011)
The hayloft was delightful. Very warm and cosy in an extremely cold snap and beautifully presented throughout. Lily and Ian were welcoming without being intrusive. There was everything we needed in the cottage itself and there was a bottle of wine, pint of milk, packet of mince pies and packs of biscuits there on arrival. There were even a few fresh flowers in the cottage. The bed was clean and very comfortable and we both slept soooo well... Customer 63 (December 2010)
The owners were very welcoming, everything was very clean and pleasant and the cottage was very well equipped. Customer 64 (September 2010)

The accommodation was all newly furnished to a very high standard. Very peaceful location. Very friendy and accommodating owners, though not intrusive. Very nice new widescreen LCD TV with Freeview and DVD built in. Comfortable bed. Easily the best accommodation that we have been in thus far - we couldn’t fault it, even though it wasn’t the one that we thought we had booked! Customer 70 (September 2009)
A really lovely cottage, the hosts were very kind and welcoming. Customer 71 (August 2009)
Excellent facilities for the dogs. The cottage is in a lovely area, very peaceful, yet only a few minutes away from the beach, woods and some good pubs and Tea-rooms. Owners made us feel very welcome. Customer 72 (August 2009)
The property is a superb conversion in a quiet, rural location. The owners, who live in the main house were a friendly, helpful couple but keep a low profile. They seemed to have thought of everything and we would recommend it to anybody. We stayed in July, but imagine that it would be very cosy in the winter, with gas central heating and a wood burning stove. Customer 73 (July 2009)
Well equipped, clean with good facilities if you have dogs. Customer 74 (July 2009)
Both ourselves and our pet were made to feel welcome, the friendliness and welcome given by owners were brilliant. Customer 75 (May 2009)
The Hayloft was as described on the website. Very well fitted out and clean. I can’t think of anything I would criticise. Customer 76 (May 2009)
We were in a hurry to leave and unfortunately forgot to sign the visitors book. The Hayloft was first class and the owners gave us the opportunity to see their other properties which were to the same high standards. The owners were very friendly helpful. We will definitely go back! Customer 77 (October 2008)
Absolutely lovely cottage in an ideal location to explore North Norfolk. The hospitality of the owners was superb. Customer 78 (September 2008)
