As stated by other reviews, the actual location of the cottage is very off putting as seems to be in a council estate!. saying it is dog friendly when the only way into the wood was via a private garden and the gate from the property was padlocked, was not good. Guests in the up stairs bathroom seemed to have endless problems with the water. Parking for more than one car is not good as it would involve a ten minute walk up a narrow lane from the recommended parking area. Owner feedback: Thank you for your review. ’Hawthorn House’ is not on a council estate. The North Norfolk District Council does not own any property in Warham and we are not quite sure why a guest would appear to think it does. The property and location is accurately described in great detail online and it is mentioned that the woodland near Hawthorn House is private so we naturally assume guests will realise it is out of bounds to dogs. The problems with water pressure in the bathroom were very recent and were resolved almost immediately with the installation of a whole new water heating system. We are pleased that you enjoyed your holiday in the beautiful village of Warham and that your scores confirm Hawthorn House to be clean, comfortable and well equipped.
Hawthorne house is just outside wells on a private road. From the outside it looks a bit disappointing as its not 'cottagey' like most properties in wells. However once inside the property the house has everything you need. . . the layout of the property downstairs takes some getting used to as for example pots and pans were stored in different areas but we got past this easily enough. It would have been better if the dishwasher was in the kitchen though as it was in the boot room. We didn't use the dishwasher as it seemed odd to have to walk back and forth with pots. the boot room is a great space for coats, boots and bags. The wet room had a great shower so we all used this. (the owner was looking into improving the one over the bath upstairs as the heat needed regulating.). lovely and clean bedrooms with plenty of storage. . hawthorne house was a great base. The location was great as central to wells and other places of interest. . the house is a semi-detached and yet we never heard a sound from the neighbours. . . overall, a good stay in a nice house. The dishwasher is not a four star requirement but was added by the owner as extra equipment. The utility room was the only area with enough under counter space to accommodate it. Some guests have found the long run of work top more convenient for loading and unloading as it keeps the kitchen clutter free.
Pots and pans can be stored anywhere the guest finds most convenient; there is ample storage space in the kitchen and utility room.
’Hawthorn House’ (its name describes the style of building) was built in 1948 on former Holkham Estate land and the bricks used closely resemble ’Holkham Whites’ which means that the property’s appearance is in keeping with the area. The style and size of the house with its edge of village location and large gardens was originally intended for the housing of rural families, often farm workers. So a really interesting history for these unusual properties and in spite of some people finding their outward appearance a bit utilitarian, they are much sought after and very rarely offered for sale.
Although semi-detached, this property is so well built and positioned that peace and privacy is guaranteed as your comments about lack of noise from neighbours confirms.
The house is quite good however the position on what is a housing estate was not to our liking and the abandoned car and rubbish in the adjacent houses did nothing to endear the house to us. . also as a couple well passed our sell by date we found the stairs a bit hard to navigate and the deep bath impossible to use. . the pub was on a long term closure. Given that the entire village of Warham falls well within the Norfolk coast’s Area of Outstanding Natural Beauty boundary, we have to admit that the one or two negative comments we’ve had about location baffle us. As do the comments about rubbish in gardens and abandoned cars; Warham is a respectable community and well-kept village. The Three Horseshoes pub is not closed long term; it is undergoing some restorative work and re-opens in early August. The bath and stairs are a standard depth and the new patio has graduated steps down to the garden. The front door steps are clearly pictured to help anyone with mobility problems decide whether or not to book and the wet room downstairs offers an excellent alternative to bathing.

We really enjoyed our long weekend at hawthorn house. it is a lovely, comfortable, cottage in a peaceful location, very close to the coast and there were lots of interesting places to visit inland too. we were made to feel very welcome and would definitely stay there again. Hawthorn house is a cosy house only a few miles from wells and holkham. It is well equipped and so peaceful. The only downsides were the bedding, upstairs shower and heating being very hot. These may not be a problem for some people. I liked the cosy lounge and the utility area is a god send when you have dogs. Would be happy to stay again or recommend to others. Hawthorn house is a large well equipped and comfy property. The rear garden backs onto wooded land and is quiet and secluded. The front approach however is a little off putting. It is a residential area and when we arrived in the dark it looked a bit uncared for. But don't be put off by this, hawthorn house is lovely and the area is really very quiet. The owner was waiting to greet us and show us around which was a nice touch. The local pub, the three horseshoes is a step back in time and is quite charming. They are very proud that they don't serve chips but are very welcoming, including dogs. The chequers at binham is altogether a different pub but again very welcoming. We are a family of four with two small children so our main holiday cottage requirements are enough bedrooms, a good garden and space for the children to play inside. This cottage more than met our needs. It was very well equipped throughout with a great garden. The lounge was very comfortable for us to relax in with lovely french doors to the garden. The utility room was a very useful space to dump the bags and debris after days out at the beach , zoo and exploring without cluttering up the lounge or kitchen. Travel cot perfect. Stair gates at top and bottom meant I could relax with 1 & 3 year old. Single bedroom was perfect for our 3 year old with toys and children's books which he loved and the two doubles were both a good size. . the location was great in terms of proximity to wells and other beaches, shops only a few minutes drive and pub round the corner. The road itself was a bit of a surprise ( having not seen an external photo of the property ) but it is the inside that matters and this was a really spacious cottage with everything we needed and perfect location for days out.
