A hideaway retreat fairly near to the coast and local places of interest.narrow roads for car enthusiasts with some flooded areas. No shop or pub within walking distance but walking nearby for dog owners.very quiet and peaceful with a nice aspect. Peter from Rushden (01 July 2017)

I had a lovely stay here. Its relaxing yet people are on hand if you need anything. Its warm, cosy and has its own yard. It faces a duck pond and chickens to the rear. The interior is nicely furnished although the armchairs are very grubby,i know this is a dog friendly property but surely washable throws or covers would be nicer.the shower cubicle has seen better days and we cleaned the toilet on arrival as there was a black scum line around the bowl which came off easily with the brush provided.outside the garden is not enclosed sufficiently to contain a dog and there is a chicken enclosure in the garden. We needed a very short break over new year and this fitted the bill being about 2 hours drive from home but near the coast. the bed was clean and very comfortable and the kitchen was clean, but the floor mats, settee and shower definitely needed some attention. the hot water was plentiful and good, and the heating worked well. the garden area was unkempt. with a some good cleaning and garden work, the property would definitely be score an 8 or 9. wifi was good, but no o2 mobile service. The cottage itself was comfortable enough and it was in a lovely ,peaceful location just the job for a countryside/coastal retreat.however certain things in the cottage need an upgrade mainly the shower cubicle,seating in lounge and flooring throughout.the plant life immediately surrounding the cottage needs some management.thankyou. Would not visit the orchard again. Accommodation grubby and in need of a thorough deep clean. Armchairs dirty so had to buy throws to cover them in order to sit down. Food cupboards filthy and had to clean before I could use. Bathroom decidedly grubby. Shower was powerful, but shower enclosure full of mould and the water wouldn't drain away. The rugs - what can I say about the rugs both in bedroom and lounge areas. Disgusting, vile, full of dog hair and were filthy. I know the accommodation is pet friendly and I don't have a problem with that, but at least get someone in to clean it thoroughly before another tenant comes in. Garden a mess. Garden furniture covered in green algae so were unable to use. The parasol needs chucking out as it was crawling. such a shame as this place has the potential to be absolutely fabulous, but I don't think the owners care and are obviously in it for the money it makes. what a disappointment. All in all not a bad cottage but showing signs of wear and neglect in certain areas i.e. Rugs in bedroom dirty(previously used as lounge rugs?) also thought the surrounding area around cottage a bit run down. We had a great holiday, the cottage was warm and comfortable and really peaceful. There are loads of forests to walk the dogs and it is fairly close to the coast to visit the smaller resorts and villages. Wonderful location, so quiet and peaceful and walks going from the cottage if you feel energetic. although it was right in the country it was only a few miles to holt, sheringham and the beautiful coastal villages. it was very nice to be able to have eggs from the chickens next door to the cottage still warm from being laid. We found the orchard to be an ideal retreat for ourselves and our dog set against the beautiful norfolk countryside. the welcome package consisting of tea, coffee, milk, biscuits and even treats for our dog was a lovely surprise and greatly appreciated. our hosts made us feel very welcome whilst respecting our privacy. we came away feeling completely relaxed and refreshed, just the ticket. It was a lovely peaceful area. Lovely countryside to walk in. Only a short drive to the coast and the broads. There was a chicken pen near the cottage however they did not disturb us (no cockeral). fresh eggs daily. The owners were very friendly. Definitely go again Linda from Earby (21 June 2014)

-distinct lack of privacy, due to road passing in front, and public footpath running down the side. -not dog friendly due to location of road with inadequate fencing at ground level, and abundance of electric fencing directly outside the door. This is a comfortable cottage, well-furnished, and the owners were pleasant and welcoming. The surrounding countryside is really lovely, with lots to see and do. This was the best holiday cottage we ever stayed in. For us it was a small piece of heaven. Quiet village location exceptional area for photography, be it wildlife or birds. Friendly and helpful owners who have provided a peaceful and quiet haven with its own springwatch all around it. hare passing daily, moorhen - from pond opposite - and pheasants in garden, nesting birds - great tits and blue tits - goldfinches, bullfinches and wrens foraging in the wild flower bed outside the floor to ceiling window. not to mention the barn owl over the field beyond the pond. the perfect place if you enjoy nature, as it is within easy reach of several nature reserves. A warm, clean and comfortable cottage in a quiet rural location. would make a good base for an extended family in conjunction with one or more of the other three cottages on site. good value for money in comparison with the expensive cottages on the coast. would certainly consider staying here again.
