Great place to relax and unwind. Close to beach and plenty of villages to visit. Cottage was welcoming and provided a very relaxed atmosphere. Hosts very friendly and helpful. Ricardo from Peterborough (29 July 2017)
Rustic with plenty of room for four people and real comfy furniture - not conservatory cast-offs. two bathrooms a real bonus. Amenities within five miles or so (holt / sheringham) are really very good. . the cottage is next to the village green and the duck pond, a covey of partridges is in the garden, lots of country lanes and public bridleways for walking the dogs and all the peace and quiet you can handle. Tv is freeview and (free) wifi reception good. Mobile phone reception better upstairs than down. . one for your favourites list. Ian from Holmfirth (24 June 2017)
The cottage was in a good, quiet location and has the potential to be a good facility. The owners were friendly and helpful. . however, the place could only be discribed as dirty. There was excessive dust throughout and large numbers of cobwebs in almost every room, especially beneath furniture which appeared to have not been moved for some time. . we spilt water on the floor. We wiped it up and the cloth was black. Again it would appear to have not been cleaned recently. Ian from Derby (10 June 2017)
Generally warm and clean but basic kitchen..tiny floor level frig (impossible for anyone with back problem)..oven and hob so old that dial numbers had worn off, other equipment basic.. Confirmed Guest (30 December 2016)
Had a lovely relaxing time Ann from Winslow (05 December 2016)
A lovely comfortable cottage with character. A quiet peaceful location to relax in. Confirmed Guest (24 September 2016)
Had a good time, a very dog friendly area. Dave from Rayleigh (17 September 2016)
This cottage is ideal for those who like peace and quiet. The equipment provided was fairly good, except for the fridge, which was very small. It was not suitable for my tall husband, who hit his head on the beams several times. Sloping ceilings in bathroom and single bedrooms. Although the shower was powerful, the shower enclosure had a lot of mildew and needs replacing. It was superficially clean, but windows and sills and floors could have been cleaner. Elaine from St. Lawrence (10 September 2016)
Fantastic fortnight in norfolk - loved the cottage - wonderfully tranquil and perfect for our needs - will definitely visit again in the future. Tim from Lichfield (13 August 2016)
The coach house is well equipped. great location in a small quaint village. it is situated about 2 miles from the closes pub. . . it also allows dogs. Kevin from Scarborough (02 July 2016)
Parking unclear but once found was adequate. however, it is under trees so car got very dirty. always allow extra time when planning a journey as the locals drive like snails and rarely overtake. loads of attractions and walks in the area so make sure you bring everything with you. Shops are several miles away but there is only a tiny fridge in the property - shopping is very difficult when the freezer is the size of a shoebox. Confirmed Guest (11 June 2016)
Lovely quiet location, not overlooked. Friendly owners, nice quiet village. Nice property for a family holiday, towels would make life a little easier. Farm fresh eggs on sale. Good welcome pack, little extras appreciated - milk, biscuits, jam etc. Highly recommended. Confirmed Guest (04 June 2016)
The only thing missing was that in the details there was no mention of towels and I missed that fact ,but the owners do supply towels at 3 pounds per person .we had a really nice holiday and would recommend it Sue from Ely (26 March 2016)
Disappointed as last year we had the flint cottage which was much better. problems with heating which were resolved after four days, shower room was mouldy, some of the crockery and utensils needed washing before use. Sue from Bury St Edmunds (23 January 2016)
Superb location. Quiet and tranquile. good walking country from the cottage. ideally situated for visiting tourist spots in north norfolk. Kenneth from Littlehampton (26 September 2015)
Beautiful setting and the accommodation was spacious and comfortable. However the place was not as clean as I would have expected on arrival (specifically the downstairs shower room which had a fair bit of mildew.) Heather from Colchester (05 September 2015)
When we arrived at the coach house I was told the dishwasher was not working. then I found most of the dishes were grease and dirty. then we found there was no hot weather. I was boiling water to clean the plates and dishes. . the shower was very old and stained. . I would not go back Confirmed Guest (08 August 2015)
Pictures don't do the surroundings justice. beautiful location and a lovely place to stay. Richard from Manchester (01 August 2015)
Great to be able to take the dogs for walks straight from the door in so many directions. Lots of space and comfort in the coach house fir 2 people and two dogs and friendly helpful owners who left us alone or helped us out as required. Very peaceful. Enjoyed watching the birds on the feeder too. Clare from Ash Vale (18 July 2015)
Quiet location. Hosts very friendly. Dogs welcome. Peter from Harrogate (27 June 2015)

It had everything we wanted and was warm and comfortable. The owner were helpful and friendly and a superb location. Judith from Shropshire (05 December 2014)
Lovely cottage an location. . nice owner as well. . kids loved it. . just needed a touch more modernisation possibly?. remember to bring your own tea towels! I can understand no bath towels, but had to bee line to shops to be able to dry dishes and hands to buy tea towels. . supermarket close (big budgens) so that was good. . would come again for sure!. 9 / 10 score. Confirmed Purchaser from York (16 August 2014)
The holiday was for my daughter and her support staff. the staff reported back to me that the "accommodation was excellent. the owners were very friendly and obliging and the grounds were beautiful. no complaints whatsoever. Carol from Plumstead Green (02 August 2014)
We were very satisfied about all aspects of the cottage. The owners were very friendly and helpful. An ideal spot for exploring the area.i would certainly recommend it to friends. Malcolm from Woodford Green (28 June 2014)
A wonderful rural location. We had a delightful holiday, particularly enjoying the local traffic free walks with our young labrador. Very comfortable too. Would recommend byfords 'ready meals' from their shop in holt. Penny from York (05 April 2014)
The cottage was 'tired' and one armchair was broken and not usable which left just a two seater sofa. The eating area was cramped and the bed linen needs replacing. no soap nor towels provided. the overall standard and quality of the accommodation was below what was expected, even though that expectation was not too high. no key for the door to the fire escape which was locked and being of wooden construction this was concerning and should be brought to the attention of the owners as a matter of health and safety. Andrew from Ipswich (15 March 2014)
Loved our short stay with our 2 great danes. Made to feel very welcome and its a lovely place. Alwyn from Haverhill (06 January 2014)

This is a lovely place. Everything you could want in a holiday cottage and more. The owners are lovely and the kids had a great time. We would book again. The cottage has everything for the family including some little extras which just helped it be that extra bit special. Louisa from Basingstoke (18 May 2013)
Helpful, easily available owners; warm; light and spacious cottage; very pleasant location with lots of local wildlife; number of local footpaths available; family and dog friendly Confirmed Purchaser (06 April 2013)
Quiet location. Plenty of space, especially having two bathrooms. John from Craft (23 March 2013)
We arrived during a very cold spell with snow and the cottage was deliciously warm and welcoming - the tray of tea, coffees, jams, and treats for the dogs was a nice touch. Beds and sofas comfortable and loads of hot water. Alexandra from Loughborough (15 March 2013)
