8 of us stayed here for a long weekend. What a fantastic place, very quite and away from it all. Accommodation was great, every thing you could want. Great outdoor terrace with bbq. The annex was a bonus totally self contained. Would definately book again. Tesco only 5 minutes drive for supplies and the nearest town and each 5 minutes away. Excellent holiday cottage. The owners could not of been more helpfull and allowed us a late check out at no extra cost. Beautiful place felt like you were in the middle of nowhere, was absolutely perfect for our family xmas break. I was surprised to find a christmas tree and the table all set with xmas crackers, was a nice little touch. . aspects of it could of been a bit cleaner but maybe i'm just ocd with that. . would definitely stay again. Lovely location . stayed here same time last year celebrating another birthday. Really lovely place to stay. Spacious bedrooms and lounge area that easily accommodated our group of 12 ladies. We never felt crammed in and there is plenty of outdoor space too which isn't overlook so it's really private. . the beds were really comfortable, the only down side for us was that the double beds couldn't be separated. This isn't a criticism because it is advertised as doubles but the option to split doubles would have been a little bonus for our group. . the kitchen area is a lot more spacious than the pictures depict and is extremely well stocked with a large fridge and freezer so plenty of room to stock up for larger groups. . the cottage was clean and the overall feel was really homely, not too immaculate that you didn't feel relaxed there. The is a well equipped utility room and plenty of storage in the bedrooms. . the owner was really welcoming and made sure we knew how to contact him if needed but left us to enjoy our time once he had shown us the ropes. . very enjoyable stay, good location to enjoy the area and would definitely stay here again. The cottage was very spacious with plenty of room. the wifi was adequate but not up to high use because it is connected through a mobile telephone network. . there is plenty to do in the local area and snowdonia is easy to access. the owner recommended two easy walks from the cottage. . there is not a local pub or restaurant. this means a drive if you want an evening meal. Excellent location for a family holiday with many places to visit within easy travel. The property would greatly benefit from much more attention to detail eg: by acting on suggestions and comments made in the visitors' book. This was our second stay and we had a wonderful time. . . the location is nice it is very quiet and peaceful yet not far from a supermarket and shops. . the only downsides were that the wifi has been broken both times we have been and that we needed more recycling boxes as we were over run with recycling by the end of the week. . the rooms are lovely and clean and so are the bathrooms. . there was also a nice welcome pack on arrival which was a lovely touch. Convenient access to snowdonia and adjoining towns. . wide choice of things to do and see. Accommodation came up to our expectations. The welcome pack was much appreciated! the cottage owner was most helpful and attentive without being intrusive. . the only scope for 'improvement 'would be to provide larger capacity for recyclable food waste; one small box is insufficient for a party of 10. Beautiful property situated in a wonderful location and easy to find. Contrary to previous reviews, there was no chipped crockery and glasses and everything worked. The wonderful kitchen was well stocked with equipment and the whole kitchen/diner/living room space was brilliant. The owner left a lovely welcome package and plenty of instructions about the house and area. The house itself was huge and the extra annex cottage was perfect for a visiting aunt during the week, even that was well equipped. The loft bedroom does not have any doors to close the space off so might be a bit noisy for children who have to go to bed early. There were nine of us who stayed at the property and not once did we ever feel that we were under anyone else's feet. The owner was quick to sort out a couple of niggles with tv and wifi and came and put out the bins for us and brought them back. If your order food from tescos, the van can get down the very small track, with a bit of a push, but if they can only make it down to the main house in bad weather, then it's just round the corner from there so no problems carrying in food. It is a lovely house but could be so much better with a bit of tlc.it needed a spring clean. There was a lot of chipped crockery and cracked glasses.also the children got a lot of splinters from playing on the decking,it was very unfortunate.we really enjoyed the holiday though there was plenty to do in the surrounding area. A very nice property and would definitely stay again if we need to stay in the area again. very well equipped kitchen although it lacked space for our food so used dresser in living area. the shower in en-suite to main bedroom went cold a couple of times and the shower in-between the bedrooms seemed to flood. we think the septic tank may need an empty. we had a very pleasant stay though. log burner was a big hit with everyone. the only thing I would say is the cleaner really should make more of an effort in certain areas. Rather battered and in places could have been cleaner. The frames on some of the beds were so loose that they were unusable, fortunately we were able to tighten them up. Great house, everything provided for our stay. All rooms comfortable, good showers, plenty of towels. The cottage setting and location were very beautiful, but overall cleanliness of the property was very poor. All bathrooms were grime and dirty. None of us dared to get in the jacuzzi bath because it wasn’t clean. Shower door in the smallest ensuit were broken and it was hard to use the shower- the mould was everywhere. There were a lot of spiders and spider webs around the house. Nearly every room in the house had a mouldy walls and carpets around the windows (not exactly the safest place for a pregnant woman or a small child). we could smell the dampness and mould every time we entered the house. Kitchen cabinets, cooker and oven weren’t exactly kept clean either. . it would be a fantastic place if it weren’t for the lack of cleanness and mouldy bathrooms. Marlena from Leeds (31 March 2014)

We went for a family holiday for a 70th birthday. A little hard to find the turning in the dark, but the property was absolutely fantastic. Plenty of space, very clean rooms along with spacious living room area for all 11 of us to congregate. Didn't use the bbq facilities as it was the end of november, so too cold to use but would be of great use during the summer months. Will definitely return to use the cottage again, the owner was very easy going & helpful with the collection of the keys. The cottage is ideally located for the local area, we went to the xmas festival at betws y coed. Amazing house, perfect for a family get together, beautifully decorated, lovely to wake up to the horses in the field next to the cottage. Had a lovely peaceful break with friends and family. Calm and serene location. Very helpful owner. Spacious rooms, very pleased with facilities and daily essentials(including tissues, tea, coffee, cooking utensils, accessories) only had to buy food items, everything else was provided. Warm, comfortable, and well-equipped. Well-located for touring north wales. Good supermarket and restaurant facilities within a short drive. Lovely outdoor decking area with farmland views - would be great for summer al fresco eating, although over new year we didn't give that a whirl! plentiful supply of firewood, kitchen towel, washing-up liquid, etc. - all those things that would be an irritation to have to buy for a stay of just a few days. A fantastic cottage in a perfect peaceful location. This is the second time we have stayed in the cottage and we will definitely be back. There is plenty of space and the open plan kitchen/dining/lounge area make it a very sociable venue for families and group of friends alike. We were 12 ladies and had a fabulous time. The location is perfect for walking alond the coast and just 5 mins drive into the town if you are feeling less energectic. It’s tucked away down a little drive but when you walk round and see the views, the decking area and all the doors opening out, it’s ’wow’!!
