Cottage was great for the family. Beds comfortable good showers and bathrooms although locks on the doors would have been a plus. Television has good picture but the signal from the freesat box was a bit hit & miss. . rooms could have been cleaner particularly the floors. . overall the family enjoyed the stay. We thoroughly enjoyed our stay at dove barn. The building is beautiful, it’s in a perfect location and is a great base for exploring the local area, nt properties and the coast. . . we found it to be very peaceful and loved that the garden was fenced in so was ideal for dogs (though stopping them getting into the pond was a bit of a challenge!). it’s great that the accommodation can be set up with 3 comfortable doubles/king size beds and that everyone has their own bathroom, which is a real bonus and can be hard to find when holidaying as a group of adults. . . generally, we found that the barn was comfortable and had everything we needed, though there were a few things that we felt let it down, especially at its current price point on the market:. – the accommodation had obviously been cleaned after the last visitors so it wasn’t dirty, but it had not been checked prior to our arrival and their were huge cobwebs in a lot of very easy to reach, obvious places, not just in the rafters as you would expect in an old barn. It would have been nice if someone had done a quick check before we arrived. . – there were a number of lamps and lights without bulbs. . – there were only two loo rolls between the four bathrooms when we arrived and a number of essentials missing – I think it a bit much to expect guests to supply their own loo rolls, bin bags, washing up liquid and kitchen roll for a three night stay at this price. – the barn has been very tastefully converted, but it was let down by some of the furnishings, such as the old, mismatched sofas, and kitchen table you can’t fit your legs under!. . all this withstanding, I would still recommend it. We had a wonderful weeks holiday with our friends and our dogs. We loved walking up the track to spot the hares and sitting in the garden watching the local bird life. . there were many places to visit close at hand, several n.t. . the royal oak on the way to holt was very good to eat at, however once we had had busy days out we were happy to cook for ourselves. The kitchen was very well equipped. A lovely long kitchen table to sit around. . we stay in many cottages and usually find a welcome pack of some description ranging from fresh flowers to wine, chocolates, fruit, tea, coffee, home made cakes and milk in the fridge. something like this would be nice after a long journey, it really does make you feel welcome even if you don't meet the owner in person. However when we needed her we were able to speak to the owner who was very helpful. . our only criticism is that we felt like the place could do with a really good spring clean and perhaps some extra bathroom furniture and some updated furniture and bedding . spare light bulbs, loo rolls, cleaning equipment and a decent kitchen waste bin with spare liners would be an improvement too. . so all in all a very good holiday. We had a great weekend in dove barn, ideal accommodation for our group of 7 friends and 2 dogs. A beautiful barn in very quiet rural surroundings but not far from the coast. Beds and bedding very comfortable, sitting room could perhaps benefit from one more comfy chair, dining table large enough for all of us. Large kitchen except some more large serving dishes and serving spoons would have been useful. Fenced and gated garden & drive was perfect for the dogs, plenty of parking. would highly recommend both the barn and a visit to this part of norfolk. Carol from Blackmore (10 October 2016)
Lovely accommodation in a beautiful rural setting which is ideally located for the north norfolk coastline and the norfolk coastal path. The kitchen is very well equipped and the bedrooms are large and comfortable. This is a very nice property which is, sadly, let down by the poor standard of house-keeping. many of the light bulbs need replacing, including our bedroom ceiling light. The general cleanliness is poor, including kitchen surfaces, floors, windows and crockery, numerous pieces of which were also chipped. The barbecue had not been cleaned. All these problems had been mentioned by previous guests in the visitors book over a number of months, but had clearly been ignored. The cistern on the toilet in the main bedroom also runs continuously and we had to repeatedly fix this. a real shame, because this could be a very impressive property. . . the property is in a very nice location, a quiet and peaceful setting, close to many lovely places to visit. The garden is nice although the fencing was not secure enough for our two small dogs. . on balance, I feel the property falls short of the grade 4 standard and was not value for money, having cost in excess of four figures for a week's stay in september. A very comfortable place to stay with a family group. Quiet but also convenient for local attractions. Some of the comments by previous guests were relevant to us, such as not being a high level of cleanliness in some areas of kitchen and dining area and not emptying previous guests' rubbish from bins in bathrooms. It felt relaxed as we didn't have to worry about having our dogs in the property, the tiled floor downstairs was more practical than a carpet for them.it was helpful having a fenced in garden, but it would have been better if the pond had been fenced off. The cottage is large and of a nice standard however it lacks little details, an example being the dvd player didn't work and the control has lost its back. Or the wardrobes and drawers needed a good air . one other thing was that the heating while nice but as underfloor it was difficult to turn off and made for a very warm stay!. the location is lovely and the gardens nice for the kids. The kitchen is definitely it's best feature and made for lovely dinning experiences in the evening with a well fitted and nice to use kitchen. Good location and v peaceful (although other, attached, properties were empty for the week we were there). plenty of room for 8 adults and 3 dogs. very efficient underfloor heating. Generally well equipped, but a little time spent on some minor points could make all the difference e.g basic cleaning had been done, but still some cobwebs in evidence and some cupboards dusty. several light bulbs needed replacing. shower heads and tiles could do with a de-scale/clean. a simple shower screen in downstairs ensuite wet room would prevent water going over the toilet. bit of a mishmash of crockery, some of it chipped. We enjoyed the use of dove barn and found it a very relaxing location. There was plenty in the neighbourhood to attract all 7 members of our family (including two 70-year-olds, two 40-year-olds and three children aged between 5 and 16). . it was frustrating not to be able to receive a telephone signal in the barn. If we had been informed beforehand we would have been able to make other communication arrangements. In particular we were unable to contact diana with our problems. . . it was also frustrating to find at least four electric light bulbs/strips not working. We wanted to spend christmas in a completely different setting, all the family and the dog! dove barn was perfect for this and we had a fantastic time. Unfortunately the sofas were tatty and uncomfortable the cooker was filthy and was barely useable for the amount of people that could be accommodated.thought that not being able to get into the cottage until 3pm was late in the day,and then having to be out by 10 am was early and to have the cleaner sitting in his car at the gate at 9 am waiting for us to leave,made us feel like we had to rush out of the cottage even though we did not have to leave until 10 am. We had a wonderful weekend at dove cottage. The cottage fulfilled all our needs, it was clean, kitchen had everything we needed, bedrooms were a good size with comfy beds. The whole cottage had a homely feel about it and the underfloor heating was exceptional!. location was good, you do need a car to get about but this wasnt a problem as there are some great places to visit close by worth driving to. Dove barn was perfect for our extended family holiday. There was plenty of space for nine of us and a dog! it was very well equipped and comfortable and well placed for visiting our favourite beach. We had a fantastic time at dove barn. It was modern but packed with character and rustic charm. The wardrobe in the main bedroom was a great period piece which everyone enjoyed inspecting and the kitchen/dining area was ideal for a group and for entertaining. The property has a real charm and character about it, it's been so well converted and designed, with a huge expanse of beautiful brick and flint walls. All the furniture is charming and fits in with the property really well. All the bedrooms are lovely and well kitted out. One of the bedrooms downstairs is a bit smaller than the others and has no en-suite but still lovely. My mum adored it. . . we had 4 generations of the family staying there and it was just fabulous sitting round the huge kitchen table while we all prepared the meals. Quite often lovely sea food from the shops near and around. We had a dog and a small child of 18 months but the pond didn't represent a problem at all. We were generally in the garden when they were so we had no disasters. I would stress when we were there the pond was only 6 to 8 inches deep and it's only about 9ft by 4ft approx. We loved watching the ducks and birds visiting it. The garden is a perfect size to sit around in and the gate and fences mean you can let a dog run free, even if it does want to chase the many hares you see scampering by. . in terms of location it's pretty near perfect because you're equidistant from all the places you'll want to visit. Holt is a really lovely small town with great shops and a really good budgens. The steam railway also runs from here. . all the best coastal towns and villages are in easy reach from here:-. . cley. Wells. Blakeney. Burnham. . there are some great food shops and delis close by on the way to holt (back to the garden) and in holt. . . we've staying in many cottages over the years and this is amongst the best for location and character. . i've read the reviews that mention cobwebs but the ceilings are in some places about 20ft high so that's to be expected. Everything that needs to be clean is clean I assure you. The kitchen is really well stocked and the beds delightful. . the wifi never dropped out and we used it to watch netflix on a few occasions. Some of us could get mobile signal and others not but again that's not unusual. If you have a mobile with ee you can use wifi to accept calls, which I used for the first time. . I had cause to speak with henry the owner and he was lovely. . will I go back.. definitely. I think it's the first time i've stayed in a place and had no complaint and i'm no push over, I expect a lot for my money, i'm from yorkshire! Tim from Oxford (10 July 2015)
Dove barn is in a lovely part of the country. Holt is the nearest town and is full of small independent shops and a number of nice restaurants. There is a budgens supermarket which is very handy. It's worth going to wells-next-the-sea as there are two lovely beaches and one is dog friendly. The barn was well equipped with everything we needed and the beds were very comfortable. There were a few cobwebs so perhaps a bit more attention to cleaning is required. We were warned about the pond in the garden but one of our small dogs decided to jump in so needed a bath. It was difficult to relax in the garden as we had a small child with us so perhaps the pond should be covered with wire mesh. Geoff from Essex (29 May 2015)

Dove barn is a wonderful accommodation, especially for those with dogs. the garden is entirely enclosed with stock fencing, and dogs are most welcome anywhere in the barn. the barn was spotlessly clean. the rooms are plenty large enough and well laid out for the largest of family gatherings. On first sight, dove barn looked fantastic. A huge open plan kitchen and lounge had the benefit of large patio type windows. The underfloor heating was effective- we had to turn it down! the kitchen had a good range of crockery and cutlery and the large fridge was very useful. Three bedrooms were comfortable but the fourth was extremely small- we called it the cupboard. The two ensuites were well equipped but the upstairs bathroom, which had to be shared by four adults, did not have a shower. This caused a few early morning problems as baths take longer than showers. Also none of the bathrooms had a lock on them. There were considerable cobwebs, which had been referred to in the visitors book, but nothing seemed to have been done about them. We found the aerial lead not attached to the tv and it appeared to be broken. There were two lamps not working and no spare bulbs to try- this made it too dark to read in the lounge. The visitor file did not have any information about what to do about recycling. We contacted the named person on our email on three occasions, with no reply. We then called the office which resulted in a phone call from the owner. After describing our problems re lighting, cobwebs, lightbulbs and rubbish, nothing was done. We received a text as we left saying the owner had been away. The area is fantastic- lots to do and see. Good barn for wheelchair access apart from small step into property. With level floors and wet rooms which were good for my wife who has limited mobility. Grab rails in bathroom and ramp to front door would improve access. Nice quite spot with good selection of pubs within a short drive. Good location for seeing north norfolk. I booked the barn for my family including two small children and grandparents. . it's in a great location in bale within easy driving distance to all the fabulous north norfolk villages and attractions. . the kitchen is well equipped but very dirty. My mother had to clean the fridge before we could put anything in there (food splattered inside). the oven was so disgusting we couldn't cook in there for fear of contracting something nasty. There were spotlights that didn't work which made it difficult in the kitchen. The beds were big and comfortable but again even in the bedrooms, you had to wear something on your feet at all times because the floor was very dirty, even though we vacuumed and mopped the whole place. . it's advertised as a working farm but we couldn't find any animals. There is no wifi as advertised at the barn, we found this very inconvenient. . needless to say we will not be returning. Emma from Epping (29 August 2014)

This property is in a very nice and peaceful location, but we found few signs of it being a working farm. No animals and a very elusive farmer. it was the fact that it sleeps eight people and there was only five chairs round a small garden table, (a sun umbrella would be a good addition) some of the cutlery fell short of half a dozen and some of the cooking equipment had seen better days. Nice base for holiday, shame previous comments ref shelves in bathrooms, hooks in bedrooms and bathrooms not heeded. Also, bearing in mind there is no tumble dryer shame that towel heaters not working, blind in 4th bedroom does not cut out light early morning. We were at dove barn for christmas week, so we probably used the kitchen more than we would normally. the dishwasher was pretty useless and the grill didn't work. also, the barn was very dusty and cob-webby when we arrived. we left it cleaner than we found it. overall however, the barn was well equipped, nicley laid out, warm and well positioned. Beautiful cottage in a tranquil rural setting. we had a fabulous time and cannot rate this wonderful barn conversion highly enough - I would recommend it to anyone!. . we were a group of 6 adults (and 2 dogs) ranging from 35 to 83 and we all thought dove barn was perfect. there are three double bedrooms and two walk in showers on the ground floor (a further double bedroom and bathroom upstairs) which meant that the two in our group who were less mobile had a very easy and comfortable stay. both the layout and the provision of equipment was thoughtfully done and no expense has been spared. there were things I considered bringing with us but the kitchen and the house had everything you might need - we had lots of wonderful meals in the lovely kitchen/ dining room, and the temperature was always just right with the underfloor heating. . we met the farmer most days on the farm and he was always keen to check we were comfortable and had everything we needed. . . the cottage is very well appointed for dogs - tiled floor throughout the main accommodation so muddy paws aren't an issue and the garden is enclosed so they can come and go in safety - they were welcomed around the farm and there are walks to be had without getting in the car. . this was our first foray into rental cottages so I didn't know what to expect but dove barn exceeded my expectations. Brilliant location for touring the area. Better signage from the road would help to initially find dove barn.comfortable in every way, beds especially. Our party ranged from 11 year old to 82 year old and included a dog who had the time of his short life! weather was fantastic during our week and could have done with a fan during the night as rooms really held the heat - not a problem most of the time I imagine. One of our party had mobility issues and the downstairs bedroom and shower room suited him perfectly. 15 year old loved the wifi and had to be prised out of her room. Kitchen well equipped - down to thermos flask and picnic basket. 82 year old is a sun worshipper so a wooden sun lounger would have enhanced his experience.
