The sofa is terrible, really uncomfortable as all the springs have gone. The mattress in the main bedroom is not much better. The gate on the driveway is broken so you have to lift it as you open it, and it's very big and heavy. The location is good, easy access to hunstanton Susan from Nottingham (17 June 2017)
If you are thinking of renting this cottage I would think again ,read the reviews first I wish I had .the cottage on the outside is pretty although the garden could do with a clean up but that didnt worry me , however the kitchen shelf was greasy we had to go and buy oven cleaner to clean the oven before use, the toaster was greasy we didnt use it , we had to buy a frying pan as the one at the cottage was dirty , the curtain in the kitchen was hanging down the the tiles on the kitchen floor were slippery ,the worst part were the mattresses the springs were sticking in your body its such a good job my sister and I brought our own quilts to lay on . the water in the bathroom was very slow and hot no shower, never again .i get no pleasure from writing this review but I dont want people to waste theirmoney as my sister and I did Dorothy from London (06 November 2016)
Sorry but dawn cottage is more like dusk cottage. in most rooms you had to have the lights on , even in the middle of the day. There wasn't a decent view to be had out of any window as they all seemed to face a brick wall, this cottage brings a whole new meaning to the words basic/minimalistic, fridge drips water inside over food, not even a spare toilet roll,. bed and sofa unbearable, no hair washing facilities i.e. Shower attachment or hair dryer. Only stood it for 3 days came home with a expensive backache o u c h thanks!!! and by the way. The pub that it is supposed to be next to is not even there any more. Robert from Essex (10 September 2016)
I struggled with the fact that the cottage was on what seemed to be the driveway of another cottage. we had to open a gate to gain access every time we went out in the car. the kitchen is not as it is on the website (a different colour) and the flooring (carpet tiles) were not fixed so I slipped a couple of times. the sofa was one of the most uncomfortable that I have ever sat on. I also found it hard to believe in this day and age that there was no internet access although it didn't bother me but might have done to another family. when it says 'small paved garden with sitting-out area and furniture' I don't take that to mean it is an extension of the driveway with a table, chairs and bbq stuck on it. Our poor dog had to cross her legs all night as not a blade of grass in sight! the floor in the living room was not stable and bent every time you walked over it. The village was very nice and the people friendly. we liked the fact that there was a spar nearby for the morning paper. you could drive to quite a few places in the area with easy access. hunstanton was a short drive away and a nice place to sit and watch the world go by. I am glad we were only there for a week. Andrea from Chelmsford (28 May 2016)
Would definitely stay there again. Stephanie from Stevenage (13 March 2016)

The setting was just right for us as a family. We explored the local area and really enjoyed ourselves at the beach. The cottage was much lower quality than we are used to. The double bed mattress was very poor and I didn't sleep properly each night I was there. There were 4 of us on holiday - but there were 2 mugs in the cupboard. There were issues with the water. The taps would just stop working at times. There was no information in the property about heating or hot water and there was no visitors book for visitors to leave comments. Disappointing. Kate from Birmingham (30 October 2015)
Disappointing. Information misleading: `bathroom. Bathroom with toilet.` this suggests 2 bathrooms and needs amending. Bath water very slow to drain. We investigated and found outlet pipe totally blocked with roots, leaves etc., so one of us cleared it out - not a job you expect on a holiday! understand this had been remarked on before, so obviously nothing had been done to remedy the situation. The hot water was very hot immediately - very dangerous and the cold water tap on the bath would not operate at the same time as the hot tap. Obviously there was an air lock in the system as strange noises emanated from it. It would have been better if a shower attachment could have been added to the taps for hair-washing etc. A tear in the stair carpet could prove a hazard. Alan from Worksop (02 October 2015)
If you are thinking of spending your hard earned money on a cottage for a break don't spend it on this one. The outside is nothing short of a disgrace.there is an area that you are supposed to be able to use for hanging out any essential washing but it is all overgrown as is the rest of the 'yard' area on the front and round the side.we actually had to duck to get into the porch area due to the fact that the growth around it had not been tended to for what looked like a couple of years(this has been a previous compliant that the owner quite clearly has ignored) no sweeping of the area has taken place for a while or cutting back of the shrubs etc which really does give a bad impression of the cottage when you first get there.it also makes it a very unappealing place to want to sit which is a real shame as the front paved area could be really nice if some time was given to it.i managed to find the bbq around the side but didn't fancy dragging it through the leaves and over grown trees etc so didn't bother.inside the cottage the same story continues.there is a real lack of care taken to create a home from home.in the kitchen,a lack of utentils ,wine glasses (one only) ,only one extremely old tea towel for the duration of the stay,a very poor toaster, rubbish just thrown in one of the small cupboards under the sink and it being very greasy everywhere due to the lack of any extraction is off putting.the worst thing in the kitchen are the grubby blue floor tiles that are now contaminated, loose and very smelly around the fridge.to be fair the bathroom is the best room in the cottage.it was clean and a nice size.the lack of a shower was abit inconvenient but we knew about that reading some reviews so not complaining.we took an adaptor to put onto the taps so we could have a crouch shower.thought this was a good idea until I ended up standing in about 2 inches of water due to the lack of drainage!! by far the worst thing overall though were the two single mattresses.me and the wife chose to sleep on them as we have a big bed at home and can't get on with a normal double bed.what a mistake that was!!only god knows how old they are and believe me when I say that they are not fit for a human to lay on.the state of the springs sitting proud along the whole length of it and the bangs and clangs when you move is ridiculous.forget it if you want a sound sleep...seriously they really are that bad !!and again this has been a previous complaint reading the reviews.i know this has been a long review but we brits are far too forgiving and don't like to complain but I am being serious when I say go elswhere.it is in a nice village and close to the coast but you already know that when you go if you check out the area .really disappointed as it needs a lot of attention to make it what it could/should be. Jim from Nottingham (14 August 2015)
Nice little cottage but lacked some basic equipment. Such as bottle opener, extra pillows. Only 3 arm chairs for 4 people. Just enough cutlery, cups & plates. Garden dirty and overgrown. Needs tlc. David from Royston (08 August 2015)
Great little cottage, everything was very tidy and clean when we arrived. I didn't realise there wouldn't be a shower facility (just a bath) but that's a really minor issue. I'd happily recommend the place and it's in a great location to explore norfolk from Jonny from London (28 June 2015)
Very nice, clean warm cottage and ideally located for our holiday needs with easy access to hunstanton and kings lynn and the north norfolk coast. very close to the village shop and post office. John from Aldringham, Suffolk (27 March 2015)
We had a fantastic break. Picked the key up from lady who looks after the place (very friendly and does a great job). near to shop and pub and just in from coast. Lovely and quiet. Very very cosy. The worst part was leaving to come home again!!!!!. a lovely base in a fantastic county. Lots of dog walks on big beaches. Time is precious our time at dawn cottage was well spent pure escape from the hum drum. No moans. All 4 plus dog had a brilliant time. We will be back. Kim from Wellingborough (23 February 2015)
The cottage is very basic but clean and comfortable and as it is so secluded we had complete safety and privacy for our young family. the storage heaters could do with some basic instructions and the whole cottage could do with some modernisation and some clutter clearing but as it is such good value for money we had a lovely time. bedding all new and very nice. nice private courtyard off the main road and very close to very well stocked shop so all good. we would actually like to buy a similar cottage if it ever came on the market !. thank you Helen from Cambridge (28 October 2014)
Whilst the cottage itself was good theproperty is surrounded by overgrown trees and bushes (the photograph must be very old) and so inside was very dark. The internal lighting was very poor & even a lack of replacement light bulbs when one failed. There was a 2 seater settee plus 1 armchair, fortunately there were only 2 of us, which were not comfortable. The bed mattresses were very soft & old & therefore uncomfortable.equipment provided was very minimal. There was some old food left in the freezer. Paul from Halifax (16 August 2014)
The property is nice at a good and convenient location with a shop nearby. Some drawbacks though : no shower at all and the hot water was coming out too hot to be safe with children, the curtains did not block the light. Confirmed Purchaser (26 May 2014)
The only reason the cottage didn't get a 10/10 was because the beds were uncomfortable, perfect location for us! pub just down the road! shop practically next door! lovely place with lovely people! . would have been better with wi-fi but can't knock it for the price! Shannon from Kent (09 March 2014)
Lovely location. Comfortable, nice cottage. Only complaint was a little lacking on the equipment. A cheese grater would have been handy and some sort of little table in living room. Overall pleasant accommodation. Christa from Eckington (10 August 2013)
The cottage was nice and in a good location. The out side garden area was very overgrown and un kept. The mattresses on all the beds are in need of urgent replacement and did spoil our holiday. We wont be using this cottage again Malcolm from Norwich (03 August 2013)

Wonderful location, good for the seaside, quiet at night, very near a useful shop. nice big tv for watching the olympics on. very cool in the house when it was too hot outside. useful laundry room with washing machine/tumble drier Jamie from Devon (11 August 2012)
Great location. Great ameniities. Great feeling. We were so pleased we were so close to the shops and beaches and attractions. We had everything we needed to keepa child and baby happy as well as the adults. It was secluded enough that a crying baby did not disturb any neighbours. Loren from Bedford (04 August 2012)
