A lovely peaceful location a little way down the peddar's way path. It was a comfortable, clean and nicely furnished bungalow with a good sized private garden. The village of ringstead was well worth exploring and we enjoyed the local art exhibition and visiting the amazing village store, which had some really unusual gifts. There were lots of interesting birds, both locally and at the titchwell rspb reserve which was 2 or 3 miles away. Hunstanton had some interesting shops. Only one problem and that was that oneof the single bedrooms with the boiler in smelt badly of oil. We kept this bedroom door closed all week. It would not have been possible for anyone to sleep there. We could not get the oven to work and found that microwaved quiche is not good! John from Redcar (10 June 2017)
On first glance the cottage seemed comfortable, ideal and certainly was in a very pleasant setting. however the child's bedroom which also housed the oil fired boiler was rendered unusable to us because of the fume smell which emanated from the boiler. we placed our 5 year old son in the other child's bedroom; with only one child to our party that was something we could do - if there had been more than one child we would have been very concerned to place a child in the bedroom housing the boiler, and even we as adults were affected by the smell emanating from the room. the pub is ten minutes away and the cell reception is rubbish especially if your on virgin. The toaster and kettle need replacing and the cooker takes a good ten minutes to read and figure out how to use it. The wifi was great and enabled us to plan days out and also the sky hd was a bonus to copy your favourite programmes. I would not go back as it is far from a gold rating or ten rating until the above have been sorted. Shaun (03 June 2017)

We booked this holiday for easter week after searching for quite a while to find a perfect property. we thought this is what we had found. . . the photographs were quite misleading; giving a disappointing first impression when we actually arrived. . the front driveway is nowhere near as long as the photo would make it seem and the back garden is certainly not private - next door only have a 4' high fence and can see right over (on our last day there was a group of men in their garden cutting down trees - just glad it was our last day, not the first). . the photograph of the bathroom is accurate for the en-suite, sadly the same picture cannot be given for the shower room - a shower head covered in limescale, as well as the wall-mounted soap dish and a step down to the shower cubicle with moveable shower screen doors which means if you are not careful you can trip up and potentially hurt yourself; even though the drop is only a few inches. . another similar problem is the back door. there is a mat which is about 1 - 2 inches lower than the floor, quite a shock if you miss your step. the kitchen itself is nice, but there appears to be far more switches for the cooker than needs to be, and none of these are labelled. nice, sturdy, belfast sink. the kettle seriously needs some attention (or replacing), I refused to boil it to make a drink as it was so full of limescale and we ended up going to tesco in hunstanton to buy a cheap one to use. . in the small single bedroom (which also houses the boiler) there is certainly a sickly, oily smell, but you only notice this when you are in the room and the boiler is on - if you turn the thermostat right down overnight, the boiler will not be on and therefore no smell - not as major problem as some other reviews have intimated. . the main bedroom (with the en-suite) is comfortable, with narrow french doors to get to the back garden and a lovely large bed. . there is a utility room which also gives access to the garden but to get to this you have to go through the garage, which is accessed by a locked door from the main house. there is no access from the front of the house to the back garden without going through the property and looking out of the 3rd bedroom window you will see why, seemed to be a dumping ground for all kinds of unwanted items!!!. . the cottage is in a very small village about 3 miles from old hunstanton and you definitely need a car to stay here - there is absolutely no public transport, unless you fancy catching the school bus out on the morning and home again at night. this is not mentioned anywhere. a taxi from the bungalow into hunstanton costs £10 roughly for a journey of 3 miles!!!! (that's quite excessive compared to prices here). . as easter week was late-april this year we had to pay the additional fuel supplement of £30 which to be honest given the increased price (by about £150-200) for the fact of it being easter seemed a little (lot) excessive. . . overall the holiday was good, but I was expecting a lot higher standard given the price paid. We have enjoyed staying at crabtrees,this was our 8th visit.it is spotlessly clean and cosy.however,there are some issues that should be resolved.we left a list of the following comments at the bungalow. 1)in october 2015,my husband left a note explaining the problem with the shower.the temperature control is still not working properly,making taking a shower a hit and miss affair. 2)the sliding door on the wardrobe in the main bedroom came off its runners.plastic runners at the top were missing. 3)the washing basket had a huge hole in the bottom. 4)the instructions for the washing machine have disappeared and the new iron was confusing as there were no instructions for this either.we both looked everywhere several times,but could not find them. 5)the bath taps are difficult to turn.i had bruised fingers at the end of the week and the toilet handle in the en suite needs tightening.this has been a problem on every visit. 6)the towels are old and rough.some soft new ones would be appreciated. This visit was the latest in a number of return visits to the bungalow which we discovered many years ago. it has a general air of comfort and has comfortable sofas and at least one comfortable bed and has always been well presented - clean and fresh. the kitchen has cupboards with plenty of crockery and glassware together with an oven, hob and a dishwasher. there is a walk in pantry too with a fridge/freezer, brilliant for those of us who don't want to shop too often! the dining room table is in the sitting room and was ample for just the two of us. we didn't use the washing machine but a tumbler would be useful for those using the bungalow in winter. wifi was much appreciated. A very homely place with all the comforts that you would have in your own home. Loved the location; ideal for us, as we do not like noise. Ringstead is an ideal location for exploring the north norfolk coast being an attractive, small, village tucked out of the way but with a shop and a pub. Easy access to the a149 as required or many country lanes if preferred. the weather was that of a typical english summer - good for the most part with a few cooler and overcast days. Needs a pay phone because communication is bad. If you need the emergency services here you are in trouble, you will have to knock on the . neighbours door for help. The cottage is well situated for reaching the coast and other places of interest and there are lots of local walks . on arrival,we could not access the key and then found that the mobile telephone number given was invalid. Luckily we had taken all the paperwork and had a second number, and also a mobile phone. If we had not, we would have been stranded. We then learnt that the key box needed replacing, not a good start! . I was disappointed that there was no hair dryer available in such a well appointed let. We thoroughly enjoyed our holiday. Brilliant cottage and very comforable we had my mother with us and she is nearly 91 I rang and spoke to the agents and was told that the cottage was suitable for her which it was except one thing it would be helpful if there was a handle on the outside of the sidedoor as the step is quite high so with that in mind I will select yes for safty. Crabtrees was too small to comfortably accommodate 6 people. master bedroom was very good but other double bedroom was too small with limited wardrobe space and no drawer space. single rooms had limited availability for clothes storage. two wardrobes were sealed off for "owners' use" with boxes and another cupboard for owners' use only. it felt as though we were intruding on their space which is not what we have experienced in other holiday lets we have had. lounge was too small for a dining area and having 6 around the table was very cramped. the entire bungalow was a bit cluttered and we noticed lots of breakable items at high and low levels. having said that our party had a wonderful holiday and the bungalow was well situated for our needs. the kitchen was well equipped but the extractor fan did not work. the bungalow had a good cleaner. lounge area was comfortable. great shower. Crabtrees is set in a very quiet location, just a few miles from the coast. it is a home from home with everything you could need. the master bedroom is very spacious and comfortable. the second double is quite small and would benefit from a little more storage space. we had a fantastic week and would stay again. This trip was our fourth stay and I think that may say it all! The bungalow always smells fresh, it is clean, the kitchen is well equipped and it has everything that we need for holiday.
