Lovely old house, lots of space. Nice garden with pheasants and other small birds visiting the feeders every day. Well equipped kitchen, everything you need for a comfortable holiday and only 10 minutes drive from cromer. Helen from March, Cambs (17 February 2017)
A few niggles. On arrival place was cold, heating set to come on after the time we said we would arrive. Fridge had not been switched on. Landlord said he would call to welcome us at 6 p.m. On saturday but did not meet him till monday. Carpet in lounge needed re-laying as it was a trip hazard. Towels were thin and cheap. Third bedroom ok maybe for children. Shower didn't work well.fortunately it was dry for most of our stay cos gutter dripped on to conservatory roof. Most seriously I was ill whilst staying and there was no information about any local facilities. Landlord was friendly and helpful when we eventually met him so did not report back on trip advisor. He might be advised to lose visitors book where references were made to a bottle of wine, cake and fresh fruit being there on arrival. Jonathan from Shifnal (29 October 2016)
I have to say that we were a little disappointed with the cottage. My mum who came with us is disabled and there was no mention of a dirt track road to the cottage which caused her discomfort in the car getting there. Also the carpets in the lounge were rippled which was a extra hazard for my mum to be careful of. The cleanliness of the place could certainly be improved too. Super! we loved the cottage in the woods. it gave our family a lovely home for the week and was only 8 minutes away from our favourite beach. all we needed was in the cottage and we would happily come again. Liz from Leicester (13 August 2016)
The cottage was in a good location for us, but it was not overly clean cobwebs everywhere, the carpet in the lounge was dangerous as not laid properly and was easy to trip over. The shower was hopeless it lacked any power and was not heat regulated. The washing machine turned our white tennis wear pink from the bedding having been washed in the machine the owner didn't seem too concerned about this!!!. the freezer didn't work on arrival took a couple of days to get a new one and then the chap never came back to wire in properly. A lovely cottage and garden. It is true the cottage perhaps is in need of a little tlc, but it is clean, comfortable and a nice place to be. I think the slight shabbiness adds to the charm. The owner was pleasant and welcoming and had put up a christmas tree for us, though a bottle of milk or something in the fridge would have been nice. There was plenty of room for parking and the garden was spacious. However, the smell from the adjoining pig farm was more than normally powerful, so a problem if you want to sit out in summer. Mosquitoes also invaded the house when you opened the front door, clearly a problem as there were several fly swatters hanging up. the lighting was inadequate for reading in the evening. as it was christmastime, it was a pity that an open fire or even the wood-burner was not possible. Cophall cottage was booked for a family holiday at half term in october. . we have three kids, 16, 6 and 4. . . the location is great. Idea for using as a base to explore the local areas. It is close to shops and supermarkets, but do you need to use the car every time you go any where. The house is accessed via a long and very bumpy farm track. If you love you expensive sports car, dont come here!. excellent space aroung the house, great and safe for kids to expolre, play hid and seek and build secret dens. . there are areas of cleanliness that need to be improved, eg spiders webs in many corners. Taps that could do with being shiny and clean. A rug in the master bedroom covering a nasty stain on the carpet, just get a new carpet! not all beds have matress and pillow protectors. . some attention to detail would improve the house, eg, bits of skirting board that need painting, lights that dont work, cracked paint work on the sills in the conservatory. The heating system is great, always lots of hot water when the heating is on, but this means that the only shower has really hot water that cant be turned down, not idea with small kids. . lots of low beams which were an issue for my 16 year old who is over 6 foot tall, and some beams are in dangerous places, eg beside the kids bed. The tv sticks out from the wall in one of the rooms also a head banging injury site. . as the house is old, there is no sound insulation between the rooms, so very noisey if some one is watching tv at night downstairs. Lovely house but approach lane quite a challenge. owner very pleasant. banister came away from wall causing me to trip down 4 steps. owner offered to fix it next day but was not done. the shower tend d to go hot and cold. generally many things need attending to. if this was done we would consider returning Kate from Worcester (26 September 2015)

Lovely cottage and owners hospitality was great. Beds are the most comfortable we have ever stayed in. Although the driveway to the cottage was extremely bumpy it is very remote for a perfect getaway from it all as it is situated in a small forest ideal for tranquillity. We did enjoy our holiday with our daughter, son-in-law and two grandchildren. The cottage was in a lovely location but the farm track to get to it is in need of urgent repair and would put some people off! the owner was friendly and informative and tried his best to make our stay pleasant. the shower cubicle needs attention, mainly to be made a little bigger and a small shelf added. A lovely cottage in a quiet and pretty countryside location. The cottage is great for families and is very well equipped. The owner is very pleasant and welcoming but not at all obtrusive. Property was spacious and in a nice location although access drive could lead to damage to car suspension and needs to be repaired. The property was not very clean, the bath being quite dirty. We chose the property for its location near to relatives. Mr hall was very pleasant and accommodating. Even though the weather was awful - rain & more rain - it was obvious the garden would have been nice to be in - very spacious. linen fresh and clean - beds v comfortable. Property is situated in excellent location within easy reach of lots of great days out. The house itself is however reached via a track which is very rough and potentially hazardous if you had a low car. The house is a lovely cottage within beautiful garden and countryside. The conservatory was a big bonus (an inside outside). I also like a dining-room/living-room in one especially where small children are concerned. En-suite (this one with a sunken bath) is also a plus, as was the dishwasher. But even with all this the cottage feeling was evident,creaking doors and beware the over 5’ 5" tall. We liked the beautiful and secluded setting with spacious gardens for the children.
