Lovely cottage. We feel the visitor should be made more aware of the distance from car to property so they can bring less! a new dishwasher is a must. Having said that lovely location. Nice to see local wildlife. Children loved feeding ducks and swans. Wroxham has everything you could want.

Excellent holiday on the river the only thing suggested for improvement is distance to parking and maybe a day boat at mooring would happily pay more for access to day boat

We stayed here for a family holiday and had a lovely time. there were 3 couples and the cottage was very comfortable for everyone with great scenery and wildlife. we had very good weather until the day before we came home which added to the enjoyment and also made it easier to get belongings from the car to the property as the car was a few minutes walk away and it would have been difficult if it had been raining. there were two pull along trollies making it easy to unload the car. of an evening it was very peaceful and relaxing watching the birds and an occasional otter. we fired up the bbq a few nights which was great. it would have been nice to have had a dishwasher upstairs in the kitchen rather than downstairs in the utility area as it never got used because it would have been difficult to carry all the plates etc. Down the stairs and bring back up however my lovely father-in-law was great at washing up:) getting up early in the morning to fish was also lovely and to see the broads slowly coming to life. this was a very enjoyable stay and i've already recommended the property to a few friends.

A really lovely cottage thoroughly enjoyed our stay. Could do with more pressure on showers as more often than not they ran out and went cold or sometimes one in downstairs bedroom didn't work correctly. Would definitely stay here again.

Great location, right on the river. Nice having use of the canoe which was a real highlight. Of the holiday especially in the evenings. The house was short of nothing/ a avery relaxing holiday but with plenty to do in the local area.

A beautiful cottage in a truely idyllic setting that was comfortable, warm, welcoming and wonderful in every aspect. We absolutely loved our time there, made friends with the wildlife and we will miss the sound of the geese flying overhead each morning and evening. highlights must be meeting and befriending harry the heron. An absolute must if you desire a relaxing and luxurious holiday. wroxham has everything you need and the owners have thought of all your needs plus a few extras.

Had a very pleasant october week here with one days of rain. House is set in lovely location and has super outlook from both the lounge window and the kitchen end of the house. We have stayed in many houses in the uk and this is certainly very nice. Let down by really just few small things but could be an issue for some. Certainly not suitable for disabled. . there is a 160yard walk to the house through a country path, with hardly any lights at night, torches are provided. all luggage has to be hawled to the house on small trolley provided (not much fun if it's pooring down with rain I suspect) as cars cannot be driven to the house. . the water to the house is pumped from underground spring therefore the water pressure is very low and showers very poor pressure because of this becuase of this the shower are elctric non power showers. The house has o2 hi-speed internet but for some reason the bt hub is fitted in the downstairs bedroom which is located underneath the kitchen. If you like to use the internet in the comfort of the lounge the wifi signal from the hub is very low and often zero signal. The hub would be much better postioned upstairs. We had a great rest and lounge does have very comfortable settes which was nice to relax in. Good general fishing from the bank into the main river, although there is no access to wroxham broad. . the kayak supplied is very good, on the last day I talked my wife into trying it and she loved it. . very nice owners and a pleasure to stay here.

We had a fabulous stay at coot wood. It had everything you could want, the views were great and even when it rained it was still lovely. Bob the dog really enjoyed it. The otter appeared while my husband was fishing which was a real bonus. Lots of birds around especially in the garden. Can't say enough good things about it really.

Beautiful place to stay and as secluded as it looks, even though there are other properties nearby, the trees offer good screening. Being open to the river means there are lots of boats to watch during "rush hour" but the rest of the time in it very quiet and easy to sail from. Having to walk to the house means no car noise or fumes which we consider a bonus. Well equipped kitchen but fridge and freezer are standard under the counter size which means food for a family of 6 for a week was a tight fit!

A beautiful house in a fantastic setting. The owners have thought of everything to make a holiday comfortable and relaxing. The kitchen is well equipped and all of the bedrooms have plenty of storage and the feather duvets add a little extra luxury. The views from the kitchen and living room are fabulous and even on a wet february day were relaxing and interesting. Our puppy loved the garden and the long walks that we took to explore the area. The owners had even left dog towels and toys for us to use. There is a canoe to use if you like or boats are easy to rent in wroxham, to potter along and enjoy a view of the house and area from the river. All in all a very relaxing holiday on the beautiful broads, not to be missed.

Our second time at coot wood and we had the most wonderful holiday. The cottage is beautiful, wonderful setting and we'll equipped. we all enjoyed the evening kayak out when the river quietened down. We shall be visiting again for our 3rd time in the future.

The house and it's setting is idyllic. It is in the most beautiful spot by the water. We had a really relaxing holiday fishing, kayaking and discovering the surrounding area. We saw lots of kingfishers and even a couple of otters. The house is really lovely and comfortable . my only niggle is that the wet rooms are tiny and the showers are not of the best quality. It was so difficult to get the temperature right in the ensuite, that we never used it after the first day. I did wish that the garden was enclosed so that the dogs could run off lead. It was a bit of a nuisance to have them on lead every time we were outside as there is no fence to stop them running into the neighbours garden. Lovely house. Beautiful spot. Very relaxing holiday.

We had a lovely time, I think just the wrong time of year. water was high and you had to keep putting your wellington boots on to walk to the car. not a major issue, just a nuisance really. lovely setting, beautiful property.

Right next to the river and the broad. Secluded. 3 man canoe. Two balconies. Airy and light kitchen/diner. Great location from which to explore norfolk (north, south, west and by river). very nice owner. We had a great stay.

The foot path to the house was flooded and it made life a little difficult. Fortunately the owner provided us with boots and a trolley and this helped. The view from the house is spectacular.

A beautiful property set in fantastic area. The house was very clean, and also easy to clean. Where ever we stay, we will always go through the house, hoover through, strip used bedding and clean bathrooms. We always wish to leave a place as clean was when we arrive, because we have been brought up to respect others property and if its is left clean and tidy, we would always be welcomed back. The area was very quite, and peaceful. Fantastic for water and nature lovers, we saw the Otter! As well as many, many different kinds of birds. Overall, our holiday was excellent. I would recommend this property to anyone who enjoys nature and life at a much more relaxed pace.

Anyone booking a holiday in this property will not be disappointed, every persons need is catered for even the dog, there are towels for mucky paws a feeding dish and a bed just in case you forget, and we didnt notice until we were packing up to come home but there is a wooden box full of welly-bobs in every size which i thought was quite good, and thoughtful,We had a goods weeks fishing as well even better at night when all the boats had finished going up and down. This cottage is a hidden gem very comfortable, quiet,spacious and private in other words every thing you could possibly wish for, we have never been in such a lovely cottage. Thank you to the owners for a lovely holiday.

stayed for 4 nights 18 to 22 of September, had a great time, house is very clean and well equipped made use of the 3 man canoe, loads of roach to catch and pike later on, will go again in 2/3 years time if not sooner, just be carefull on the wooden bridges once it rains as they become very slippery.

Fourth visit and hope to go again (its that good). Best equipped property we have used, the kitchen is a dream for 6 folk as is the rest of the property. The canoe is handy and the facilities for tying up a hire boat is perfect (Fineway Boat Hie are excellent) The wildlife is great, well everything is really.

The property was a gorgeous wooden house built on the River Bure by the owner, Dave, who handed me the keys when I arrived. The fact that he’d built it and decorated it himself with pictures from his travels in Africa gave me the feeling that he cared about the place , and that it was special to him. And that made it feel special to me. It had a wonderful relaxed atmosphere to it. It felt like home. The property owners had spent a lot of time thinking about what people might need when they were staying there, and provided it. I don’t think their efforts could have been bettered. 5 star hotel owners yearn to create a feeling of relaxation and belonging, in their rooms. I think they should talk to Dave!

Superb location right on the banks of the River Bure. Cottage was extremely cosy and well maintained. It was also well equipped with everything that you need. The fishing was slow but from others who had stayed at the cottage it seems a prolific spot. The wildlife was amazing. Herons, Kingfishers, Grebes were constantly around the cottage. we seemed Isolated yet 2 minutes up the private track you were in Wroxham. Overall it was wonderful.

Idyllic location and what views! Fishing from the garden, canoe available which all the family enjoyed. Plenty of wildlife, saw Kingfisher, Heron and an Otter! Relaxing, comfortable and ideal touring base - not that we wanted to leave the cottage very much as we thoroughly enjoyed the setting, 4 generations on this holiday and there was something for everyone. Would definitely recommend.

Fantastic, spotlessly clean property with everything you could need in a superb location. The garden is large and we spent a lot of time fishing and boating. The canoe provided was an added bonus.
