Great time! our three grandsons enjoyed the pool, the rowing boat and the easy access to canoes and kayaks, and all that only twenty minutes from wonderful beaches. We enjoyed it all too! very much. Maurice from Barnet (29 July 2017)
Amazing accommodation, could not have asked for better facilities or welcome Caroline from Hythe (29 October 2016)
I've scored coot cottage a 9 overall. the cottage was great and the indoor heated swimming pool, sauna, and gym equipment an added bonus. we used the dinghy several times and the river was very quiet. . although the cottages are right next to the main a149 we did not hear much road traffic and it was only a short walk from the car. the pub across the road has a wonderful atmosphere and a great dining area with good menu. . we had a very enjoyable week there even in october. . . the only comment I would make was that the back patio door did not seal very well so was a little draughty (although a curtain does cover the door), the bathroom door sticks on the tiling and could do with a little adjustment and the leather sofas are a little tired but not smelly or dirty, just crackling on the leather probably due to lack of cleaning with leather cream. . we would definitely book again but when it's warmer Janet from Felixstowe (08 October 2016)
Beautifully maintained cottage in a lovely location. we can certainly recommend it. Janice from Orpington (24 September 2016)

A comfortable, well equipped cottage, right on the river, with a very warm and friendly welcome from the owners who live on site. Great pool too. Michelle from Sheffield (29 May 2015)
We had a wonderful weeks holiday with our 2 grandchildren . angela and tony went out of their way to help us as we had a problem with our car. We would definitely go back. Marilyn from Cambridge (02 August 2014)
Great cottage - even made use of the included rowing boat. would definitely visit again! Tim from Warrington (28 September 2013)
Excellent. Great size cottage for family with 3 teenage girls. Very friendly couple and family running the site. Huge bonus to us was the pool, gym and sauna. Relaxing holiday ...will return in the future. Melanie from Mansfield Woodhouse, Notts (24 August 2013)
The cottage was clean and adequately equipped. The proprietors were very helpful and there were several nice touches such as a free board games, video and dvd library. Our only criticism would be that the bathroom in coot was in need of updating; the shower was a tap mixer making it difficult to adjust the temperature, and the mirror above the hand basin was damaged and discoloured. Helen from Leicester (20 Jul 2013)
. very friendly hosts and child friendly with the pool and boat. Hora from London (01 September 2012)
Excellent location right by the broads. Cottage has a rowing boat and rear patio. Good pub across the road (wayford bridge hotel) lovely scenery. Canoe and kayak hire. 1 1/2 miles to stalham and shops. Garage nearby. Swimming pool is very clean Alastair from Richmond (18 August 2012)
Very welcoming and very friendly owners. Would definitely book again in the future. The location of the property was ideal for both Broads and Coast. The swimming pool and sauna was a lovely bonus. Customer 15 (September 2010)
Great family, lovely properties, very relaxing and safe. Excellent. Customer 16 (August 2010)
We like the exclusivity of the property, especially the riverside location and the provision of the swimming pool which is available for use 24 hours a day. Customer 17 (August 2010)
Friendly, helpful but unobtrusive owners living on-site, convenient location, comfortable furnishings, adequately equipped (but not so posh as to make us nervous!). Customer 18 (June 2010)
Great swimming pool and sauna. Loved having the rowing boat. The owners were very friendly and helpful without being imposing. The accommodation furnishings were very good without being luxurious, which is a bonus with young kids. Customer 19 (April 2010)
The accommodation was well-equipped and comfortable. There was plenty of room. The swimming pool was very nice. Customer 20 (August 2009)
Lovely cottage, very clean and home from home. Nice personal touch of fresh flowers and pint of milk, teabags on arrival. Owner very helpful and friendly. A super holiday in a lovely part of the country. Customer 21 (September 2008)
