The property was ideal for our group in terms of size and facilities, and we enjoyed a great holiday in norfolk, spending all but 1 day on sea palling beach. I have scored slightly lower for comfort and cleanliness as a couple of the beds weren't comfortable and need some attention, as does one of the settees. Fantastic location and an amazing property full of potential. Beautiful views and lots of things to do close by. improvements are still needed with the property the bedrooms were clean but the bathroom and main living area was not. Lovely property. Lots of space for a large family. All showers, kitchen equipment etc in good working order. The main things were clean (bathrooms, kitchen, floors etc) but walls etc could have done with a good clean. Overall though, a great property from which to explore north norfolk. A bright modern house with its own grassed garden, a spacious lounge-diner, good sized kitchen and reasonably sized bedrooms, though no room for hanging clothes in two twin rooms, and hanging space shared with cleaning equipment etc in two double rooms. Mattresses are due for renewal but plenty of bedding. Excellent toilet/shower provision with 2 en-suites and 2 bathrooms, but strangely no shelves for toiletries. lounge seating is four sofas, some of which are past their best, set up in two separate areas - not a very flexible arrangement. good wifi and flat screen tv. Kitchen lacks sufficient equipment for cooking in the oven, but has plenty of cupboards for storage. Surprisingly for a holiday cottage less than 10 miles from the coast, there was just one small folding clothes-airer and no other provision for up to 10 people to hang wet towels, swimming gear - or raincoats! directions given assumed approach from norwich and despite good map-reading skills it was hard to find - even local villagers couldn't tell us where it was! we initially had a problem with the lighting and a call to the owner got a prompt and successful reply, very pleased to say. currently good, but with a bit of tlc it could be excellent. A great place. But the storage for clothing very poor, no hanging space. Limited, or no storage at all in some of the bedrooms. Kitchen equipment was unbelievable, it had everything you would ever need on a self catering holiday. The beds were the most uncomfortable beds, I have ever tried to sleep in. The mattresses were like sleeping on bricks, even the younger persons in our party complained. Such a shame, as we loved the place. A bit more effort in improving this the place would be fantastic. Cooks barn is set in beautiful countryside. We had some lovely walks all around. It is very spacious and for 9 of us was perfect. . the downside to the bedrooms especially the twin room in the left wing as you walk through the door is there isn't any drawers for clothes! . the large bedroom on the right wing has plenty of storage and is lovely now a window has been fitted. . in the lounge area the tv was missing as there were two last year and there wasn't a play station 3 as advertised. Our children were disappointed with this! . also the table in the kitchen area was missing as advertised in your description it was there last year and this proved difficult to prepare food for 9 people. . I had to clean all the showers as they were dirty and the main bedroom in the right wing hadn't been cleaned at all. This was a bit annoying as cleaners do go in. . I think a few things need sorting out like the tv, table and the cleaning. On a whole it's a lovely place to have a break. There's plenty to do in cromer, mundsley and we visited holt and wroxham. We had a lovely stay at the barn, it was well equipped and comfortable. The only things I would raise are that the largest double bedroom was significantly colder than the other bedrooms. Also, perhaps there could be a sign just outside on the road by the car park as we were later than planned arriving and we found it a little difficult to find the barn initially in the dark. A fantastic location for big family break away. Needs a good clean and quilts/pillows need replacing, more 'serving up' dishes and oven shelves needed to prep meals for large groups, but the house itself and the surroundings are stunning. We had a great family break and the cottage was perfect for our family gathering to celebrate our dads birthday. There was plenty of room inside for us all and the cottage is to a lovely standard and in a great location. The night sky is amazing too being in the middle of nowhere. The place could do with more plates etc. And also more cooking equipment like baking trays and dishes. There were also only 2 car park spaces which was difficult with 10 of us with 5 cars. Nice space for socialising as has a large living area. Good location as close to the coast and cromer. However, property was let down by uncleanliness - the kitchen was filthy when we arrived and we had to give to a very good clean ourselves plus all the plates and crockery in the drawers and cupboards were dirty. The floor was dirty throughout and needed a good hoover as there were dog hairs everywhere. Bathrooms were slightly better but not as clean as you would expect. Although this barn conversion was to a good specification the accommodation was totally inadequate for our party of nine adults. Four of the bedrooms lacked adequate, or no, clothes storage facilities and little other furniture. The kitchen was fitted to a good standard but several of the appliances were dirty. Plenty of space for 10; 5 bedrooms (although one double very cramped) and plenty of wc's and showers etc., but let down by lack of basic equipment (e.g plates, glasses etc) and cooking equipment. it would cost a very small amount (in comparison to rental income for a week) to rectify all of this with a visit to argos or ikea - we were not expecting best bone china! . also very disappointing that, a couple of months after booking, we had an email informing us that two of the bedrooms had no windows - when it is quite clear that has been the case ever since the property was available as a holiday let. to make matters worse in one of the windowless rooms there is a bare 'filled-in' brickwork opening (partly covered by a mirror unsafely propped up against the wall) which must have been there since conversion from the original barns - but no note of apology or explanation. . the main dining area also has no window and the rear 'patio door' did not secure properly, to such an extent that, in a fairly high wind, we had to push a table against the door to keep it closed. All this just takes the edge off a potentially beautiful property which suited our needs precisely and acted as a good base for exploration of the whole north-east corner of norfolk. Disappointed by lack of equipment eg. Towel rails,loo roll holders and place to dry towels and wet clothing,also number of chipped plates,bowls and mugs which could have been replaced easily.
