Was awesome. Had the best family weekend break ever. my only concern was the kitchen has only got a small fridge, freezer and oven when cottage is for 10 people. Surroundings are amazing. Scott from Lichfield (17 July 2017)
I booked this last minute the photos on the website do not show how good thia place is. views are amazing. . . there was 10 of us kids and adults plus our dog. kids and dog totally loved it !! pool was great and the booking system is a great idea. . . the cottage itself was really good the only downfall is that 1 fridge isn't big enough for 10 people I would replace the freezer with a fridge or even add a fridge in the dining room area. . . our dog is a puppy so is used to being on his lead. the off the lead area isn't closed in so the dog ran straight over to the sheep in the other field. Think a little fenced area would be better. . . the swings for the kids was a huge success. I think some stain on the wood would brighten it right up. . . overall a fabulous holiday cottage and we would definitely be back again maybe to book a few of the cottages. . . thanks for a great holiday:)) Kelly from Middlesbrough (02 June 2017)

We had the best time staying at cokaynes! beautiful scenery surrounding the cottages. It was great having the pool and spa close by. Pleasant retreat for family gathering weekend with plenty of room.nice cake and bottle on arrival due to birthday celebration (thank you). went mid november and some bedrooms were much colder than others due to small radiators. Parked on the grass area due to poor parking by others and had difficulty getting off due to mud. (on the morning we left the tractor was out pulling someone out). My group of friends hire a cottage of this type every year , we found everything to our liking and of a high standard . the swimming pool and the spa where an excellent addition to our weekend . every cooking utensil you could need only thing missing was a tin opener ! . . my only negative comment would be the numerous rules every were, I guess this have be due to having problems with guests in the past, my feedback would be to word the " do's and don'ts" in a more positive way so they come across less like prison rules. The accommodation is nicely laid out and on the whole we had an excellent and very enjoyable stay. The fizz and chocolates on arrival were very welcome and our pooch was super happy with his treats. The children loved the snooker table and books etc in our holiday home; the games room was well catered and the pool was great fun. My friend and I used the spa facility and would highly recommend this to anyone looking for some rnr and a bit of me time; the therapist was fantastic and we were very well looked after! the tv and dvd player helped with the miserable weather and the on site playground came in very handy when the rain let up. . . the area has some amazing scenery and great country walks. It is a bit of a trek if you need any groceries so go prepared. Nice couple of pubs nearby if you want to venture out for lunch. If you plan on walking back remember your torches, the roads are not with footpaths in the most part! . . couple of minor things; the fridge is a little small for an 11 person accommodation, we were there for 4 nights over new year so had quite a lot of food and drink etc but this is a really minor point and we did manage (there is a wine fridge and that did accomodate plenty of alcohol!!). . . one of double beds was a little lumpy and could perhaps do with an upgrade but it wasn't unbearable and we were lovely and warm. . . the only other minor issue was the single bed against the outside wall. You cant move it away from the wall and the covers were a little damp from the cold wall. . all in all we would definitely come back and the above points are just constructive criticism and really didn't impact our stay. Excellent good size property for a family get together. It boasts a hot tub,but unfortunately fits only four ,and also has time restrictions on it.however it was available straight away. The dining table houses 16 and also converts to a snooker table. The kitchen houses absolutely ever kitchen gadget you could require,and more.there is a wine cooler and hostess trolley for you to use. The only minor gripe is the small fridge,and sitting area in the lounge. We took advantage of the swimming pool and sauna which was literally outside our front door. A charming cottage with hot tub and snooker table. But a little bit more rough around the edges than I expected in terms of the quality of the bedrooms and bathrooms. It is good value for money for a big group and a great place for a fun trip away with friends, but their overall approach to customer service could be improved. We found the tone of the arrival instructions and overall communication unwelcoming. Constant written reminders displayed in the cottage stating that if you break anything that you will need to pay for it is not necessary (leave that for the detailed instructions for using the property). a friendlier approach goes a long way and allows your customers to feel relaxed and at home. . . the property is also advertised for 10 people but it is a real squeeze to comfortably sleep 10 adults, with some of the beds including bunk beds and sofa beds. The hot tub was great as was the use of the swimming pool and sauna. Spacious and comfortable, the only thing not so good is that to get 10 people in you need to use the sofa bed in the dining room. But in a beautiful location, we had a great weekend away. Confirmed Guest (09 February 2015)

Great place for a group holiday. Lots of space and all the bedrooms are lovely. plenty of room for everyone to laze in the lounge and the dining room is huge so lots of party room. The sofa bed in the dining room I would only use for say a teenager or someone dropping buy as you do need to walk through to get to the other bedrooms and kitchen. Hottub was fab and well maintained. Only downside is the kitchen fridge is a standard size so a second in the dining room would be useful for drinks (there is a freezer to). the cooker is ok but could do with replacing really. Overall we had a fabulous time, its not 5* - rustic, full of character and a superb location. the staff could not have been more helpful. would definitely stay again. The cottage was very poor, furniture and fittings very old and tied . no change of towels during our holiday stay either. One bathroom was very shabby rusty bath broken towel rail and a shower that only just worked. In the other bathroom the heated towel rail didn't work and floor covering very shabby . hot tub was fine. The beds were a disgrace we had to cut short our break by one night because no one could sleep in them any longer. Our holiday was a one off & we shall not book this cottage again. The main problem in the 2nd week was the failure of the internet. This was a bt failure but the resetting of the web connection could not be done by a visitor and there were long periods of downtime. One bed was broken and then propped up with bricks. . . large swimming pool had to booked in sessions in order to use it. Was plenty big enough for all to use together.this was a stupid idea. Lovely buildings and grounds in a stunning location. Swimming pool and hot tub fantastic. Unfortunately, the exterior was slightly let down by the interior. One double room is particularly small, you can barely fit aroun the bed to get in! the bathroom adjoins that room is badly in need of a refurb- enamel coming off the bath, lots of damp on the walls. Outside, the gravel patio area was littered with cigarette ends - we spotted them when the dogs were eating them and collected 20 or 30! whilst I realise that the previous occupant shouldn't have left them, it would have been nice if the cleaner had picked them up. On the plus side, chocolates and hot cross buns on arrival were a nice touch. Kitchen well equipped although a larger fridge would be better for a houses that sleeps 8 to 10. Having booked so late we were just glad to have found somewhere for our family celebration and we didn't really have many expectations. However, the property was superb. Very well presented, clean and welcoming. What a bonus to have the indoor pool and sauna to add to the delights of the hot tub, not to mention the billiard table!. we had such a wonderful weekend we could hardly believe our good fortune at having found you on the web at next to no notice. Comfortable, well-furnished, converted barn. Spacious enough for an extended family of 6 adults, 3 tiny ones and two dogs (plus buggies, bikes, walking boots etc). We all enjoyed the hot-tub and the shared facilities of pool and treatment rooms and walking and cycling in the countryside. We were fortunate to hit the mini-heatwave at the end of March but would have enjoyed the countryside whatever the weather. The attention paid to the small details was exceptional, and changed a great holiday into a superb holiday. The staff were exceedingly helpful and open to compromise about times we could get into the property. Loved the decor and the fact that there was so much room in the living areas of the house.
