Beautiful cottage with everything you need. Comfortable, clean, modern and well furnished. The owners are extremely helpful, there if you need them but not intrusive. This property was perfect for our family, enjoyed by our young children. Andrew from Hampshire (01 April 2017)
The barn was a beautiful conversion, clean and comfortable and well-equipped. The owner was on hand for any questions, etc, and was very friendly. But, there were small things that could have been improved, such as light bulbs that didn't work, and there being only 2 bedside lamps for 6 bedsides. It felt a little unloved - faded bedding and a couple of the towels were frayed. Also, there were no cleaning materials left, so had to buy our own to wipe surfaces after meals, etc. It didn't spoil our holiday (we had a fab time, and the hot tub was awesome), but we did notice the details. I would highly recommend beech barn. We found the accommodation was clean and very comfortable. The hot tub was amazing and we used that every day even though it was january. Absolutely super cottage. Very high standard of finish and comfort. Large hot tub. Fantastic enclosed garden. Helpful owners. Very quiet and peaceful location with village facilities within walking distance. Lovely barn enjoyed by four adults and 2 children. Very spacious, clean and cosy. Beds comfortable and plenty of hanging space and drawers in the bedrooms. Nice hot showers. Well equipped kitchen (with the exception of saucepan lids!) we were able to cook a full sunday roast in the electric range. Lovely barn conversion. Roomy and with a spacious garden. The kitchen was very nice and the living room comfortable. The location is excellent. Quiet and close to the heart of the broads. . . the hot tub was an extremely nice addition, particularly, during the red hot weather we had. . . the owners were discrete but helpful when needed. We very much enjoyed our week at beech barn. We throughly enjoyed using the hot tub, we were extremely lucky during our stay they was a meteor shower which we managed to watch from the hot tub. It was great fun! . our two dogs loved chasing each other round the lovely garden. One evening we lit the log burner in the lounge which was very cosy. . the barn was very comfortable and roomy, the six of us and two dogs had plenty of space. It was in a very peaceful area. We loved the surrounding area visiting wroxham,cromer,sherringham,norwich,caister-on-sea,horning and coltishall. . we hired a boat at wroxham for a couple of hours which was enormous fun motoring down the broads. . we went to dinner to celebrate my husbands birthday at the swan in horning we had a super meal and evening the staff were very lovely. We went to ferry inn for a carvery the choice was amazing and it was all cooked very nicely. We went to quiz night at the new inn in horning and had a very enjoyable evening resulting us in winning the quiz!! we were very happy lol. . one evening we went to the local pub in neatishead the white horse inn and what a fantastic place it is. The staff are lovely very helpful they were full but offered us a take away menu which we could sit in the pub and eat. It was very tasty and we wished we had booked a table during our stay. . we loved the barn and had a fantastically relaxing break. There's so much more to explore so hopefully will return again soon. We had a fantastic week at beech barn, the house itself is lovely and spacious and the garden is fantastic. You feel like you're in the middle of nowhere but with wroxham only 7 mins away by car we had all that we needed on our doorstep (grocery store, department store, bank, pharmacy, gift shops and more). we enjoyed a trip down the norfolk broads, visited great yarmouth which was about 35 mins away (a firm favourite of our kids), visited family in the area and really enjoyed a visit to wroxham barns. A top tip we discovered, if you are taking a boat trip from wroxham, roy's has a long stay car park which was free for four hours as opposed to the paid parking. All in all we had a brilliant time and didn't want to leave! we hope to return at some point in the future, beech barn ticked all our boxes and we wouldn't hesitate to recommend it to others Debra from Northumberland (30 July 2016)

A nice cottage far enough away from the crowds but only 10 to 15 mins in the car to wroxham. Pus and local shop a 1.5 mile walk away and roads are very quiet. . the cottage is well equipped and comfortable and is just the place to get away from it all. . . we awoke to two barn owls hunting in the field next door and there is plenty of other wildlife about. . we plan to go back. Lovely holiday cottage and just ideal with young children. all on one level with plenty of space. 2 bathrooms both with baths. A washer and a dryer. a big garden. All the things that made it enjoyable and easy for us staying there with friends and our children. The hot tub in the evening and the woodburner were extra treats. Really can't fault. This is the 2nd time we have been here and we love it, it's got great facilities, clean and spacious. It's so quiet, and we love shutting the garden gates and feeling like we're the one people around. We spent a fabulous christmastime at beech barn. Superb quiet location, christmas tree already in and decorated! lovely cosy lounge with log burner. Hot tub was the icing on the cake. super kitchen facilities, I was quite pleased I took my canteen of cutlery as I wasn't sure how much there would be and for an ordinary stay there was quite enough, but for a special time like christmas we would have been a bit short. everything else was just perfect :) Joy from Lincoln (28 December 2014)
Standards of the property are excellent and very comfortable and would be a wonderful christmas location as well as a summer holiday. 1. We stayed 10 - 17 may 2014. Four adults , one four year old child and an eight month baby. . 2.beech farm was very roomy and in a peaceful location. Furthermore, the furniture, most catering items and bedding etc were satisfactory. 3.however, there were negatives. First amongst these was the domestic hot water supply. It was so hot that it was dangerous for adults and particularly children !! furthermore, it was very disappointing to note that past visitor book comments had repeatedly mentioned this too. Another danger was a cracked toilet cistern lid. It was understood that a replacement was planned but there was no protection from the hazard. Temporary tape perhaps? . 4. Other significant " irritations " were the poor external road sign , the dire television facilities , the weight of the kettle - even when empty - and the lack of a proper external clothes line. . 5.these observation were written on 7 june 2014. We had the most perfect week in beech barn. I stayed with 5 others (3 couples + a dog). it was clean and comfortable and the hot tub topped it off! the cottage is in a great location, with lots of lovely walks nearby and close to norwich, the seaside and lots of little towns. This is a lovely place, fantastic location and loads of space in the property and the garden. The owners were lovely, really friendly and helpful, to give an idea we had several young children in our group and they helped us to do trick or treat and a sweet hunt with them - great fun. The place is looking a bit tired on the inside now though, and could have done with a spring clean before we got there. Also, there isn't much in the way of kitchen utensils. Beech barn is a nice spacious place to stay but is in need of some tlc, especially in the kitchen. Fridge door handle was coming off, diswasher did not work properly, the instruction booklet seem to be for a different appliance and insufficient cooking items.
