The pool & hot tub are really fantastic! kitchen is well equipped, house is very comfortable. Sophie from London (05 August 2017)
We thoroughly enjoyed our time at ashwood manor. Very friendly hosts. Good facilities and plenty of room. Some good walks and places of interest. The pool was a real bonus. The dogs were happy there and the grounds were secure for them. Narborough does not offer much but there is a lot to see and do not far away - and ashwood manor was much cheaper than places on the coast that offered less. The local chinese take-away was good. Al from Horsham, West Sussex (20 May 2017)
The property was a bit tired and too much furniture in the bedrooms. Pool and hot tub need repair. Don (29 April 2017)
The location is great and the owners were very helpful and even gave my dad a fishing rod to use during our stay. The games room was unusable - roof leaked so very wet floor, pool table had broken, pool queues had no ends - so a little disappointing. . the house was lovely and well equipped though- very peaceful location. The kids loved the pool. Confirmed Guest (22 April 2017)
We celebrated my mum's 60th birthday at ashwood manor and what a fabulous time it was. It was a treat for all the family. We will definitely be returning. . . we never felt like we were on top of each other and had plenty of space to roam around. The room layout suited our family perfectly. The gentlemen espically enjoyed the games room. . . the views overlooking the horses were idealic. Would there be an opportunity to ride in these fields..? this would be great if you can. . . we even adopted a black cat whilst we were staying who espically enjoyed the wood burner in the lounge. . . it was a joy having the pool to ourselves at any time of the day and we definitely made the most of it. For those who are a little unsteady on their feet a hand rail for getting in and out of the pool would be useful. . . all the beds are very comfortable espically the twin beds on the ground floor as they are bigger than a standard single and have a memory foam topper. I always fear what a holiday bed will be like and for me it can be the deciding factor in returning or not. Well I can say ashwood manor have exicuted this aspect perfectly. . . i'd recommend leaving a little washing powder for that emergency wash which we did require with a new baby. A dash to the shop solved this but it would have been nice if there was some there to do a least one wash. . . the kitchen space was more than adequate for us all. I'd recommend a garlic crusher and a slow cooker. We also couldn't seem to get the toaster to stay down unless we held it down (could be our error) however if a new one is required then it would be much better to buy one that toasts more than 2 slices at a time. . . we hired a private chef for a special birthday dinner but later found out the landlady would of provided the same service. We also found out a lady who's local to the area will make and deliver homemade meals at a very reasonable price. This information would have been helpful before arriving. However what we had planned worked out very well. . . overall i'd like to say thank you for having us as we've created some very special treasured memories and we really do look forward too coming again xx Danielle from Leicestershire (20 March 2017)
The place was in neede of updating ,the games room was awful instead of having two dining rooms the games room should be put in the main house as badly lit to go and use in the evening . pool table had a tear in the table . the advertisements of the property is not a true account of what you get . one of our party was taken ill a emergency ambulance and paramedics were called yet the owners did not come and check . on the plus side medically service fantastic . the pool was cold and hot tub was temperamental. There was dog poo in the garden. . it seemed that as the owner are trying to sell the property they lost interest . Hannah (11 March 2017)
We were delighted that the owners put up two lovely christmas trees even though we were having a very late christmas. with the wood burning stove and warm red upholstery it felt very christmassy. the children were very excited about the swimming pool and games room. there were lovely views from the conservatory. Kathy from South Lincs (16 January 2017)
We had a lovely time the house was very cosy by that I don't mean small. The lady who showed us around was also very kind. Michele from Norfolk (28 December 2016)
Nice weekend away with friends. Swimming pool, hot tub area was clean. Kitchen was fully equipped with all utensils. Bathrooms were all clean however pressure in some rooms was low! Dru from London (28 November 2016)
An excellent weekend spent with family for my husbands 50th birthday, beautiful house with excellent surroundings. Anis from Corby (14 November 2016)
Provided a very happy holiday venue for our family party, whose ages ranged from 14 to 86 years old, plus several dogs. Don from Berkhamsted Herts (29 October 2016)
It was a family get together , it was a beautiful house and the owners were very helpful and friendly. The children had a really good time in the pool and everyone enjoyed themselves even the two dogs . Barbara from Leicester (22 October 2016)
We booked this property because it had a games room, swimming pool and hot tub - but the description didn't tell you that these facilities where not attached to the property. 50 yard dash to pool and hot tub !! games room was in a damp fusty cabin (25 yard dash). the pool was really cloudy !!! and the hot tub was boiling !!! I know we all pray for nice weather (which we had 30 degrees every day) and would have been nice to cool down in the pool but it was so hot in the indoor pool hot tub building as there was no ventilation and no door that we could open. We didn't use the pool and only used the tub once. Owners were very friendly, garden fenced so our little dogs were safe, house smaller than it looked on pictures, would have been a bit cramped if there had been 10 of us - not enough seating in lounge for 10. very good kitchen equipment and cooking facilities. showers in on-suites not up to much. We recommend the chinese up the rd who deliver ! Smith from Warwickshire (17 September 2016)
Lovely spaceous house. The owners were very helpful. The pool and hot tub were excellent. great location for visiting the area. Sue from Surrey (10 September 2016)
Overall we had a nice time, the manor was beautiful but a little dated, we did have problems with showers but it wasn't the end of the world, the owner was a lovely man who introduced himself and told us we're to find him if we had any problems then he left us to get on with our holiday, pool was nice, the kids had a great time, just problems with wifi and service in general, the kitchen was fully equipped and I made meals for nine every night and there was more than enough crockery for all... I would rate this holiday a 4 out of 5... Elaine from Wirral (27 August 2016)
We had a lovely holiday. Three generations loving the house area and boys loved the swimming and games. Rosie from Woking (20 August 2016)
Lovely house Confirmed Guest (16 July 2016)
Very pleasant quiet location with good proximity to sandringham and adjoining countryside. Setting was lovely with a small lake and lovely horses to watch frolicking in the adjoining fields. The swimming pool annexe was superb and very well equipped. The house itself was very spacious and comfortable but not in my opinion luxurious as described. the owners had left lovely vases of fresh flowers plus biscuits and wine which was very much appreciated. Unfortunately on arrival we found that one of the en-suite showers was not working and had a note attached saying "do not use - not working". this was somewhat dismaying for a party of 8 people (three couples and two singles). when we enquired when it would be were told that it was due to a "leak" and they were not sure when it would be fixed. However, after my husband pointed out that this was not really good enough and that we would be making a complaint to yourselves the situation was rectified and we had full use of all the facilities within a couple of days. The wood burning stove in the sitting room worked wonderfully and there was a good supply of wood. The kitchen was very well equipped and the conservatory where we ate the whole of the time was a great bonus as it overlooks the garden and lake. To truly rate the property as luxury I feel a little bit more attention to detail (i.e more than 1 bath towel per person for a week (although there is a washing machine available people generally do not want to launder linen whilst on holiday. Waste bins or baskets in the bathrooms would be useful. Also dare I mention toilet brushes - none of the bathrooms had one and perhaps a limited supply of cleaning material. Overall the property is very good and we would definitely go there again. The owner himself was very very pleasant and kindly offered the house for a further night at no extra expense to us but unfortunately we were unable to take up the offer. I would certainly recommend the house to large parties. Janet from London (23 April 2016)
Lovely house and very helpful owner. No mobile phone reception- tricky when ordering take-always. Lovely swimming pool. Children enjoyed games barn- difficult for adults to play pool & table tennis due to width of the mobile cabin- bit of a shame. Nita from Faversham (09 April 2016)
Lovely location ,the house had lots of space ample for 10 people ,our only comment it that the oven was way to small to cook for this number of people . the pool and jacuzzi were a great plus and property owners were very helpful.would love to visit again :) Michele from Hertfordshire (26 March 2016)
Our holiday was most enjoyable, having the swimming pool kept the children very happy. Also the games room was good but the room smelt very damp. The house itself was very clean and well equipped. A great place to stay when the weather is not so good and not too far from the coast when the weather is good. Jo from Baldock (25 January 2016)
We had a lovely week with the extended family, staying for variable periods, including a 1 year old great nephew and his parents who were over from canada. Also my son and his partner from san francisco and my 2 daughters and their partner/husband . . we found the house very comfortable and warm. Cooking facilities were very good and we managed to store our food reasonably easily. The owners had generously decorated the house for christmas and left us crackers and cholocates etc which were much appreciated. . we liked all the bedrooms . having 4 bathrooms made things really easy. There was plenty of room in the dining and sitting room areas. We all used the pool quite a bit and it was a great facility, one of the reasons we chose ashwood manor Mary from London (04 January 2016)
A beautiful house, well equipped apart from a rather small oven bearing in mind it is let over christmas for up to 10 people when many people will want to roast a large turkey. this was our only problem with the equipment. we also had to ask for more toilet rolls! other reviews have mentioned rather "tired" furniture and fittings but everything was suitable for the age of the house and very comfortable. the pool was much appreciated, as was the very friendly visiting cat. a party of 9 people - including one disabled and 4 children aged 8 - 13 had a wonderful christmas. very impressed with the tasteful decorations, fresh flowers and 2 lovely decorated christmas trees. Gwen from Downham Market, Norfolk (28 December 2015)
Great place for a large family gathering ...we were a party of 10 with a 5month old baby to 68 year old grandad. very well equipped kitchen and we all got around the dining room table with plenty of elbow room!. . easy drive to hunstanton, wells next sea and gayton for an excellent family meal at the crown pub. Barry from Bedfordshire (31 October 2015)
The property is ideally situated to visit various locations in norfolk for families with children and the pool is a real asset. The facilities are getting a little tired and the kitchen taps and dishwasher need attention. . but overall great for a large family. Ian from Chatham (15 August 2015)
We thoroughly enjoyed our stay, our party ranged from 10 months old to 93 years old. . the sky sports was an added bonus, as were the complimentary flowers, biscuits & wine! the pool & jacuzzi were everything we expected & more, the house was spotless & extremely comfortable. Although the owners lived next door we were left alone & didn't feel like we were being watched haha. . the kids play area could have done with a tidy up but apart from that 10/10. We'd consider staying here again. Colette from London (08 August 2015)
There were 10 of us staying at ashwood manor in june 2015, 8 adults, 2 children and 3 dogs. cannot fault the house and gardens at all. the owner introduced himself on our second day. we felt so comfortable and at home, the swimming pool and hot tub were fantastic and games room provided entertainment. the only down side and it is a slight one is that it is a long way from anywhere. although, there is a fantastic chinese restaurant/takeaway in walking distance. Denise from Barnsley South Yorkshire (20 June 2015)
Ashwood manor was a comfortable and well located spot for a family holiday. The house has bedrooms to take 10 easily, we were only 5 adults plus a dog so had plenty of space. Some of the support systems would struggle to cope with the max capacity, for example the fridge and freezer and the dishwasher. Besides that the kitchen is really well stocked with utensils, pans and crockery. The garden is a real plus and the pond well protected if young children were staying. I addition the wifi signal was good and rarely dropped out despite 5 demands from 5+ devices at times. Also having the full sky package (sports and movies) was a real plus and very rare in a holiday cottage. . in summary we enjoyed our stay, but would look to discover other parts of norfolk in future. Ashwood manor is in need of some upgrading, modernising and basic tlc, eg the fading lounge furniture, the games room in a slightly worn out portakabin. We had issues with a leaking shower, quickly resolved in fairness, but caused by not inspecting things thoroughly and poor maintenance. This was even more important as the shower in question is positioned over the main electrical circuit board over which it leaked. We only discovered this when the sockets in the kitchen tripped out. however, I will conclude by saying we had an enjoyable stay. Ashwood manor was comfortable and really well located. I addition we discovered for the first time what a lovely county norfolk is and will return for future family holidays. Stewart from Woking (13 June 2015)
Lovely house for a large family or a mixed group. it has an enclosed exclusive garden area which makes it ideal for those with dogs and children. Having use of the swimming pool and hot tub is fantastic for chilling out after a hard days sight seeing. The area is easily accessible for lots of local attractions as well as larger cities such as norwich or cambridge. Linda from Taunton (11 April 2015)
A really lovely property, the grounds are so pretty. Royle from Melbourn, Nr Royston Herts (23 March 2015)
Lovely house in the most idyllic location perfect for those looking for long walks and a quiet rural location. The pool and the hot tub were such a great bonus for us and the pool was a surprisingly good size and very well maintained. a couple of minor gripes would be the lack of glasses, the kettle leaked as much water as you poured and the fridge freezer is more suited to a party of five than 12 ( thankfully it was freezing outside so we stored drinks on the patio) so nothing that cant be rectified quickly. Michelle from Beaumont Cum Moze (04 January 2015)
The only thing I would say is that it could do with a large freezer and bigger oven. It was xmas and there was eleven of us. Joanna from Essex (28 December 2014)
Good, comfortable accommodation but just a little tired around the edges. The owners were helpful and just let us 'get on with' our stay without setting too many rules. There were 8 of us staying and we enjoyed our weekend. The facilities were good and it was a perfect place to stay with our three dogs - the enclosed garden was fab! however the property was not quite as polished as they looked on the website. Natalie from Leicestershire (10 November 2014)
This was a lovely place to stay with friends. A great house and in a fabulous location. The swimming pool and all the facilities associated were very good. We had a great week and so did our dogs who were made to feel very welcome. Susan from Cottingham East Yorkshire (04 October 2014)
We had a fantastic holiday that catered for an age range of 3yrs to 91yrs. Plenty of equipment in the kitchen and space for all to relax. The house was warm and comfortable. We loved the pool and facilities . we did have to travel quite a distance to the lovely seaside locations on the coast. Lynda from Burton On Trent (27 September 2014)
Excellent property, clean and well equipped. swimming pool, games room and fishing pond a real bonus for children. friendly owner and welcoming/cleaning team. A great holiday base for exploring norfolk. Robert from Leicester (23 August 2014)
Had a lovely time, pool sauna and jucuzzi were lovely! house was very homely and would definitely want to stay again next year. Highly recommend it! Lisa from Esex (24 May 2014)
We had a wonderful week all together with the dogs. The downstairs bedroom and shower room were perfect for my mother who has limited mobility. The pool and hot tub were an added bonus. I would definitely recommend ashwood manor Jackie from Ramsden Heath Essex (29 March 2014)
Lovely time and will book again for sure. Ben from Wortham (10 March 2014)
Lovely place to stay, plenty of room. Spotlessly clean. Pool fantastic (great there are no time restrictions). Andrea from Filby, Norfolk (11 January 2014)
Excellent , will stay again, the welcome and comfort were second to none. a fantastic safe enviroment for our family including our dog ella. Angela from Austrey. Warwickshire (04 January 2014)
Ashwood manor is perfect for a get away! . the kitchen was huge and had everything we could need to cook a huge roast dinner (apart from the food of course) the rooms where very clean and tidy with lots of original rustic features on the walls and cabinets. . all the bathrooms and toilets were clean and looked like new. . the cottage was plenty warm enough and even has a lovely log fire in the living room which we used one evening after dinner. . each bedroom had comfy beds and clean sheets and towels and again were warm and cosey. . . the pool area was clean with the hot tub also clean and very warm. Getting to the pool in the dark was a bit difficult though so perhaps take a torch! and maybe some hot tub instructions on the wall might be a good idea?. the games room is a cold scruffy mobile and not a real room so manage your expectations on that one. We also had all the sky channels in the living room but not a great wifi signal. . our hosts where more than helpful, with a nice bottle of wine to greet us all and even when we forgot our gravey granuals, offering us theirs!. . as all 8 of us left we all agreed we would definitely visit again!. Rob from Rochester (11 November 2013)
Excellent holiday home especially for children and parents alike great swimming pool which is open 24/7 and a great games room the children enjoyed it alot fully recommend. Joanne from Richmond (26 October 2013)
We had a lovely stay at ashwood manor. The facilities were lovely and clean. The swimming pool could be a bit warmer but our 3 month old baby had her 1st swim there. The hot tub was so relaxing after a day of exploring norfolk. The beds were very hard, which for my condition is not ideal. The house made up for the mattresses it is very spacious and accommodated three families without being cramped. The fishing lake was good, poor access for older people as the bank is very steep and the walkway is extremely narrow and uneven but entertaining for the younger guests. It was lovely having sky but the passcode wasn't made available for the parental lock. Broadband was a nice touch but as the router had broken previous to our stay, but the owner was very helpful to move his router towards the livingroom. The private garden linked to the house was lovely and spacious as was the private drive. The outdoor lighting was poor and the pathway to the pool could be lit more as the gravel was loose underfoot. Overall we loved our stay at ashwood manor and will remember it as it was my baby's first holiday and many firsts for her. We would definitely stay there again. Charlotte from Warwickshire. (28 September 2013)
Had a brilliant week, owners were very helpful. Everything was spotless, garden was well fenced in, very safe for our small dogs, couldn't fault a thing. Tracy from Oxford (07 September 2013)
Large enough property to cater for our large party. Property clean and facilities good. Pool and hot tub well used. Lovely setting, gardens and pond. A bit of a drive to a beautiful coast if which we were aware. The only thing we found a problem was that there wasn't a nice family pub within walking distance and a shop. Julie from Derby (10 August 2013)
A lovely property with a fantastically well equipped kitchen which includes a washing machine and tumble dryer. all furnishings were luxurious and of a superior quality, the exception being the furnishings in the conservatory with some chairs being unstable and not safe to use. the property was clean but not spotless, no attention paid to details such as door handles and light switches which mostly were dirty and some sticky. the shower in the four poster bedroom is really not usable and on first appearances would seem to be dirty, but is just in fact very old, this was a little disappointing. another negative was the swimming pool which did not appear to have been filtered / cleaned for some time and again disappointingly some of us felt we just could not swim in it. the games room is also misleading as this is just a portacabin in the grounds and it is not possible for more than one activity to be used at a time as you bump into each other. overall though we all felt the positives outweighed the negatives but are unlikely to book a return visit. Jean from Broadstairs (27 Jul 2013)
Well appointed property that offers all the comforts of home. Well equipped kitchen. Absolutely spotless!! good views. Log fire with free logs much appreciated. Comfortable beds. Hosts very helpful while remaining unobtrusive, generous welcome gift. The picture does not do it justice. Would be happy to recommend this property for family holidays and celebrations. We stayed at a peak time but still felt we had value for money. Eileen from Oldham (06 April 2013)
Everything was clean and welcoming, flowers and wine left for us on arrival, wood burner was most welcome with the weather this year. Pool, hot tub and sauna were great. Cant fault the place, owners were on hand but not needed. 10/10 well done Colin from Norfolk (23 March 2013)
Property very comfortable and very clean, the kitchen was well stocked. the freshly cut flowers, wine & biscuits were a lovely touch at the start of our break. . we had a great weekend. Customer 50 from Essex (11 March 2013)
Everything was good. Owners very helpful. If any problem it was sorted immediately. Great house. Met all our requirements. Would return. We had a wonderful time. Sean.Avard from Brighton (22 February 2013)
Excellent family break, the pool was excellent and the fishing lake offered some great fun fishing for adults and children alike. Kitchen was very well equipped and house was comfortable and cosy. Sue from Tamworth (10 December 2012)
The owners of the cottage were helpful and the cottage was warm and welcoming in a lovely setting. Laura from Hitchin (26 November 2012)
